Mease Manor, Inc., has engaged the services of Joe Girgenti of Wilson & Girgenti Engineering, LLC, as a strategic partner, for the purpose of developing permit-ready Electrical Design Drawings. These drawings will provide for adding more loads to Mease Memory Care, our assisted living memory facility. Mease Manor, Inc. has signed a Letter of Intent with TAW Power Systems, Inc., to serve as a strategic partner in the implementation phase of the plan, including fuel storage requirements, if needed. Once the Electrical Design Drawings are complete, TAW Power Systems, Inc. estimates that it will take from 6-9 months to implement the plan for compliance with the Governor's Emergency Rule. The Electrical Design Drawings will be complete by midNovember; therefore, we have filed Waiver Requests for the required additional time to fully
implement the plan and achieve compliance.
Mease Memory Care is a new, state-of-the-art facility that opened January 4, 2017. All commonspace air-handling units where the residents congregated are on a 250KW genset and maintained temperatures of 80 degrees or less very well during the Irma outage. To be compliant, we only
needs to show proof of 96 hours of fuel storage on site.
The generator manufacturer does not provide projected fuel burn rates below 50% load. Based on our electrical engineer's calculations, the generator runs at approximately 20% load (see

attached email). Following Hurricane Irma, filling the 500 gallon fuel storage tank at Mease Memory Care required a total of 163 gallons (see attached receipt). The total run time for the generator at Mease Memory Care under current load was 47 hours, which equates to a fuel burn rate of 3.4681 gallons per hour. This fuel burn rate far exceeds t he minimum requirement for the 96 hour on-site fuel storage requirement (see attached certification).
It is the position of Mease memory Care that we meet the requirement for providing a safe zone with temperatures of 80 degrees or less for our residents to congregate and that we possess sufficient fuel storage on-site to meet and/or exceed the 96 hour fuel requirement with in the Governor's emergency ru le mandate.
If necessary, we can shut off power to the building and convert to generator power for a 4-day test run, which would allow our electrical engineer to produce indisputable data to support our claim of compliance. It would be my hope, for the sake of our residents, that th is would not be necessary.

On behalf ofT AW Power Systems, we would like to thank you for the opportunity to assist with the response to 59AERI 7-1. We look forward to working with your team to provide emergency standby generator systems to meet the requirements of 59AER 17.-1 Nursing Home Emergency Power Plan .
On October 10, 2017, we met with your team at Mease Manor Retirement Community to evaluated the facilities current standby generator systems and the associated switchgear and controls. The current systems on the campus consists of a Generac 250kW diesel generator with an approximate 510-gallon fuel tank, a CAT 400kW diesel generator with an approximate 2000-gallon fuel tank, and a Kohler 60kW diesel generator with an approximate 260-gallon base tank.
We also had preliminary discussions with Joe Girgenti, P.E., of Wilson & Girgenti Engineering. Based on recommendations from Wilson & Girgenti, TA W can provide the following products and services:
• Provide Kohler Generators that meet the load requirements as defined by Wilson & Girgenti o Subject to engineering specification, TA W will provide a 400REZXB Natural Gas Generator
• Provide Enclosures, fuel tanks as required, Transfer Switches and Controls o Subject to engineering specification, TA W will provide 2 x 400AMP/4-pole/208v A TS and 1 x
200AMP/4-pole/208v A TS • Provide Start up, Testing and Commissioning of Generator System • Provide Project Management and Support throughout the project • Provide an ongoing Planned Maintenance Program
The timelines associated with delivery of these products can vary depending on what is required based on the engineering specification, however, it is anticipated that 16-18 weeks would allow for delive1y of the systems. The installation and other electrical work would be performed by others. Once installation is complete, we would then perform start up, testing and commissioning. Costs associated with this project cannot be provided until the engineering specification is completed and reviewed.

Wilson & Girgenti, Ll.C, {aka. The firm) shall perform the services outlined in this dgreement for the stated £ee armngement.

Dispute Re.olution: Any claims or disputes made during design, construction or post-construction between the Client and f irm shall be submitted to non-binding mediation. Client and Firm agree to include a similar mediation agreement with all contractors, subcontractors, subconsultants, suppliers and fabricators, thereby providing for mediation as the primary method for dispute resolution between all parties.
Billtng/Pa:gments: Invoices for the Firm's services shall be submitted, at the Firm's option, either upon completion 0£ such services or on a monthlq basis. Regarding: Governor’s Mandate for AC on Generator
The existing facility is a single story, 32 resident facility. The common area air conditioning units and the resident restroom exhaust fans are backed up on generator. During a utility power outage, the common area ac units operate to maintain temperature at 80 degrees Fahrenheit or less in the common areas and the resident room exhaust fans draw this cool air from the common areas through the resident rooms. During Hurricane Irma, the facility lost utility power for 47 hours. The existing 250kW generator carried the intended loads adequately for the entire 47 hours which maintained temperatures at 80 degrees or less and consumed 163 gallons of diesel fuel. Extrapolating this fuel consumption out to 96 hours yields a total fuel consumption of 333 gallons. The existing fuel tank is 500 gallons. Therefore, at the current site conditions, the existing 500 gallon fuel tank has adequate capacity to keep ac systems operational in order to maintain temperatures of 80 degrees or less for greater than 96 hours which is in compliance with the mandated 96 hour minimum.
