On the second of February, the Meadow Pointe (1) CDD reached a significant milestone when it made the final payment on the bonds that were issued in 1992 to build the infrastructure and amenities in our community. For the first time in almost 20 years, the CDD is debt free.

Although the final payment was due on the first of May, the CDD was able to pay early because the bulk of the assessments are collected by mid-December. This prepayment saved the CDD $12,633 in interest.

Property owners who did not prepay their portion of the bonds will see approximately a 33% decrease on their CDD assessment for FY 2013 included on their next property tax bill. Those bills will be mailed out by the tax collector in November 2012.

Enjoy the lowest assessments in Meadow Pointe, and if you should have to leave us, be sure to have your realtor point out the financial advantage of buying in MP 1 CDD.

Supervisors Dennis Smith, Pat Asklar and Lutfi Judallah proudly burn the MP1 “mortgage” at the fire station.

Help those in need in our community by donating a canned/boxed food item to support the St. Vincent de Paul Food Pantry and receive $1 off your purchase at any vendor table. The collection box will be located in front of the TechGuy911 booth.

Trash Cans There have been several complaints phoned into the clubhouse concerning trash containers not being secured. Between storms and critters, unsecured trash becomes a nuisance to neighbors. Please secure your trash so that it does not end up on the street!

Springtime in Florida means the start of the swimming season for many pool owners. Is your

pool ready for swimming? Here are a few tips to get your pool swim-ready:

CheCklisT:1. Inspect Equipment:

a. Check pump and skimmer baskets and replace if cracked or broken.

b. Check gasket on pump and filter housing by wiping your hand across it – if a black residue shows on your hand then it is a sign that it needs to be replaced. Also check for cracks or any damage to the vessel.

c. Check your filter for worn, damaged or torn pleats or bands. A clean filter promotes a healthy swim environment. If the filter is old it cannot filter debris very well and usually will promote a cloudy pool or mustard algae. A filter usually needs to be replaced every 12-18 months.

d. Check around pump and PVC

plumbing for leaks that can promote system inefficiencies and loss of money.

2. Cleaning:

Remove all heavy debris such as leaves, plants, stones from top and bottom of pool floors by using a large net. Then brush the pool walls, steps, swim outs and floor to ensure that debris and dirt are all removed. The more proactive you are in getting the debris out, the less chemicals you will need to keep your pool water balanced and healthy for swimming. 3. Filtration:

Clean your filter thoroughly if you have not been doing so in the winter, and be sure to clean it at least monthly and more often if needed depending on your usage, bather load and environmental conditions. DE filters should be completely disassembled, cleaned and all grids inspected. Doing this annually will avoid excessive DE powder buildup. Sand filters should also be taken apart and laterals

inspected. Remove old sand and replace with new every 3-4 years. 4. Water Testing/Shocking

Test your pool’s water to determine the right amount of chemicals to achieve pH balance for a sparkling, clean pool that is healthy for swimming. You can do this by using test strips or test agents and using our website to determine the right amount of chemicals to add. Shocking your pool may be needed if algae is visible. If you are not sure what to do, simply call us for a free water consult!

5. Circulation:

Be sure your pool is circulating efficiently to avoid algae and bacteria from developing. Check and adjust timer settings to account for Daylight Savings Time. Most pools should run 7-9 hours in the summer to allow for adequate turnaround of the water to filter completely. I wish to inform all of our Meadow Pointe II residents of the following:

Manor Isle wall RestorationWe have completed all documents to begin the repair of Manor Isle entrance wall which was damaged by a vehicle. David Starkey –Assistant Property Manager-has been appointed by the board to oversee this project and to advise them on all requirements from our district engineer and district attorney in order to sign off on this repair. The good news is this will be submitted to the insurance provider of the individual who damaged the wall and the district will not incur any cost. Our thanks to David. Clubhouse PoolThe board members have voted to make repairs needed to our existing pool and to install new pavers over the old existing deck. The Dis-trict Engineer has selected a contractor and is awaiting approval from our board members and District Attorney. David is working daily with the help of our staff to make sure we can get this underway as soon as possible to allow for completion. I will keep you updated on the opening of the pool once the construction begins. I thank you for your patience.

PondsI met with our pond maintenance company rep. to view all ponds and plant life. He advised me they will be using newer treatments this year to extend the life of the treatments and to provide a much cleaner surface. The water temperature, airborne particles landing on the surface from the surrounding areas and droppings from wildlife has placed more additional treatments than in the past.

We have to understand these ponds are being viewed by our staff as well as myself and some-time it takes 7 – 10 days to see any results. Staff is available to view your ponds and address any issues that may arise. With over 108 + ponds, we utilize staff and resident information to monitor the ponds. Over the last couple of months, we have seen increased activity among feral hogs due to the dry season; which allows them to travel freely throughout the mitigation areas. When this happens, as a few of our homeowners know, hogs can tear up sod and landscaping in search of food.

Please be aware of this issue and notify the clubhouse immediately if you see or suspect hog damage. Hogs can be extremely dangerous and territorial. Do not approach or attempt to interact with

these animals in any way. We currently have a vendor who is trapping in areas of the district that have been affected. He has already removed two hogs, weighing in at over 150 lbs each.

We will continue to monitor and act on this issue in the best interests of our residents and the district.

diseased shrubs. Many of the plants used in the landscape thrive with some down time from the growing season. This is when you want to come thru and trim all the dead material out and set the plant up to grow into the desired size and shape for its location.

Unfortunately winter has passed us by and the plants have not had much down time. The plants still need to be pruned back so they may grow and flower the way they were intended. At this point we are not overly concerned about any young and tender growth being hurt by a frost. Before you go out and grab your loppers, there are a few things you should do first. We recom-mend that you fertilize, treat for bugs and make

sure your tools are ready. The fertilizer should be put down 10-14 days before. This will allow the plant to re-generate much faster because the fertilizer is already being taken up by the plant. Second, we like to use an insecticide that is a systemic to help protect the new growth from insects. This can be done at the time you trim. A systemic insecticide is absorbed into the plant and doesn’t necessarily kill bugs on contact. If a bug tries to eat the plants, they die. Lastly, have sharp tools for trimming. This keeps the cuts clean and allows the plant to recover quicker. Good Luck & Happy Landscaping.

Longtime MPII maintenance tech, Jose Bo-nilla, recently vacationed in his native country of El Salvador and returned with memories of one of his favorite bread desserts-- a rich buttery sweet cake –and wanted to share with the residents of Meadow Pointe II.

ingredienTs1 ¾ c Sifted cake flour1 tsp baking powder1/3 tsp salt

1 stick unsalted butter, softened¾ c sugar2 eggs3 tbsp sour cream½ ounce finely grated parmesan½ cup whole milk1 tsp sesame seeds (optional), not toasted direcTions• Preheat oven to 400• Line bottom and sides of 9 x 5 loaf pan• Whisk together flour, baking powder and salt. Beat butter and sugar in another bowl until pale – about 1 minute. Beat in eggs, sour cream and cheese• Reduce speed to low and mix in milk. Add flour mixture and mix until just combined. • Transfer batter to pan. Sprinkle with sesame seeds• Bake for 30-40 minutes

There is a lot of buzz these days about sinkhole coverage in Pasco County. Some people

think it is no longer available. The truth is that all homeowner policies in the state of Florida include the Cata-strophic Ground Collapse Coverage. If your home sinks, has structural damage, has a clear depression in the yard and is no longer habitable, Catastrophic Ground Collapse Cov-erage will apply. This coverage is still available and mandatory by law. This differs from the “sinkhole” coverage that many of us used to have on our homeowner policies, which is no longer available in Pasco, and increasingly throughout Florida. With that “sinkhole” coverage, the law enabled the homeowner to call in a sinkhole claim based upon simple settlement cracking. The insurance companies had to respond to these claims within 30 days by conducting an engineering ground study, costing $10,000 each. If any type of ground anomaly was found, even if it did not affect the home, the insurance com-panies ended up paying settlements of $125,000 and more. In many cases, homeowners made minor cosmetic repairs and pocketed the balance. With a likelihood of this windfall, the number of sinkhole claims skyrock-eted. In the 25 years prior to 2008, our agency had one sinkhole claim. In the past few years, we have had as many as 1 per year. Certainly the geology did not change. Insurance companies with large volumes in “sinkhole prone” areas of Pasco and Hernando, reacted swiftly to contain this bleeding, first with geomapping, then inspections, and finally with the

draconian cancellation or non-renew-al of business. Insurance companies pay claims with the premiums that we all pay. Consequently, when claims increase, so do our premiums. With sinkhole coverage, however, insurance companies cannot charge enough – the reason that Citizens wanted to increase the sinkhole portion of their premiums by 430%.

We got involved in a grassroots committee for sinkhole justice, which made proposals to the legislature for sinkhole reform. The legislature, passed a bill with measures that would limit claims. The response from the insurance companies is a continuation of their retreat from writing sinkhole coverage. We are an independent agency representing most of the insur-ance companies writing homeowners coverage in Pasco and surrounding ar-eas, and today, it is close to impossible to get the old “sinkhole” coverage.

The Wesley Chapel Flag Football program has been running well over a 10-year span! During that time they have seen their registrations swell to between 200 - 300 kids each year. One of the biggest reasons we have also been so successful is our many hard-working volunteers. We maintain about a 9 to 10 man committee each year which helps with overseeing games, officials, helping

to select coaches and providing our volunteers with whatever they might need.

Last year we had over 40 volunteer coaches. They volunteer their time to help coach and develop our children. Without the countless hours of volunteers, our program could not be as successful as it is. We have stood the test of time and look forward to many more years

Each child that participates receives their team uniform, (including jersey, practice t-shirt, and mouthpiece) as well as a trophy at the end of the year and

a chance to win a medal during the playoffs. All games are played at the WCAA District Park with full concessions available. Games are officiated by flag football certified referees from the University of South Florida which elevates the level of play throughout the season. v

2012 PASCO CHALLEnGE TO BEnEFIT ALzHEIMER’S FAMILy ORGAnIzATIOn

The 2012 Pasco Challenge will be held on Saturday, March 10th at the Jay B. Starkey Wilderness Park in New Port Richey. All proceeds benefit local caregivers of those afflicted with Alzheimer’s disease and other dementia in Central Florida. Competitive events include runs of 5K, 10K and a Half-Marathon, are USATF Cer-tified and chip timed for accuracy. Non-competitive events include

bike tours of 25K, 50K and 100K, and a 1 Mile Walk/Run. Medals will be awarded to the top 3 finishers in each age group and gender class. Finisher medals will be awarded to all Half-marathon competitors and Bike Tour partici-pants. Participation ribbons will be awarded to all 1 Mile Walk/Runners. The District School Board of Pasco County is proud to report that 85% (11 out of 13) of its high schools earned an outstanding grade of A or B under the state formula for high school grades. This year, the state of Florida utilized a compre-hensive approach when evaluating the performance of high schools, encompassing a variety of student achievement indicators, including assessment data, participation in accelerated courses and gradua-tion rates. Under this formula, 83% (10 out of 12) of the high schools in Pasco that received grades last year maintained or improved their school grade, with two schools showing dramatic improvement:

The District is delighted that six schools in Pasco earned an A (Pasco, Wesley Chapel, J.W. Mitchell, Wiregrass Ranch, River Ridge and Anclote High Schools). Ridgewood High School has also shown con-tinued steady growth, moving from a C to a B this year.

“These improved results are a reflec-tion of the dedication and commit-ment of each member of our entire team,” said Superintendent Heather Fiorentino. “We are extremely proud of our schools that have made significant progress in ensuring that all students graduate prepared for success.

Ride for Hospice Event InformationThe Ride for Hospice, a three-hour trail ride, begins at 9:30 a.m. at the beautiful and rustic Diamond B Ranch in Dade City. After the Ride, lunch and beverages are served to all participants. If you don’t have a horse, non-riders can still enjoy all of the day’s activities. At the Ranch, there will be pony rides, wagon rides to Melton’s Agri-cultural Museum, a horseshoe tourna-ment, live music, children’s activities and more family fun! After the Ride, enjoy a performance featuring Tom-mie Turvey’s Amazing Horses.

Cost & Registration InformationA minimum pledge of $25 if you pre-register ($30 at the gate the day of the event!) to hospice is required to participate in the Ride for Hospice, regardless of whether you are riding your horse, riding on the wagon or enjoying the day at the Ranch.

begin at feed stores in March - dates and locations can be found here. All participants who pre-register will receive a T-shirt at the event. You can also register at the Ride for Hospice beginning at 8 a.m. for riders and at 10 a.m. for non-riders on March 31.

All riders must provide their own horses and current negative Coggins at the gate on the day of the event. Children under the age of 16 must wear a helmet, safe riding attire and be accompanied by an adult on the ride. Children must be supervised at all times during the event.

REFLECTIOnSParticipating in the PTA’s Reflec-tions Program is an opportunity for students to explore and learn about various art forms. All students attending Sand Pine Elementary School were able to participate in this year’s Reflections Program by submitting original works of art using the theme, “Diversity means...” Entries were judged at the local level, with the winners advancing on to the county judging.

The Reflections Ceremony was held on Friday November 18th, at which time all entries were displayed and winners were announced. There were 7 winning entries that advanced for Pasco County judging. Congratula-tions to Thomas Jorgenson whose Reflections project has been chosen by the county to advance on to district judging in Orlando. Good luck Thomas!

wALk-A-THOnThe Walk-A-Thon took place on Wednesday, February 1st. This is our biggest fundraiser of the year! Sand Pine Elementary School students walked, ran, skipped, and danced around the bus loop. The students

had a great time with their friends, while getting exercise and raising money for their school.

Many thanks go out to our volun-teers for helping to make this event such a success. A special thank you goes to Hethre Smith, PTA President, for coordinating this event. The PTA would also like to thank all of the parents, friends, and families for their support.
