The Manitowoc County Home Builders Association (MCHBA) is a professional, not-for-profit organization of builders and related businesses promoting attainable, safe and quality housing. We serve our members and our communities through education, governmental affairs and public service. MCHBA is a membership driven organization, and the dedication and quality of its members and elected leadership continue to make it a well-recognized trade association in Manitowoc County. The Board of Directors is the policy-making body with committee’s on education, membership, Home Show, Parade of Homes, governmental affairs and others driving the organization.

Our next major event is the June 21-24 Parade of Homes. This event hosts open houses at beautiful quality built homes throughout Manitowoc County.. Our members are able to showcase their craftsmanship and the public is able to view quality construction.

Any homeowner planning to remodel wants nothing less than a professional job. Who wouldn’t want the best quality in terms of workmanship and materials when it comes to improving their most prized and most valuable asset? However, when it comes to selecting a remodeler, too many buyers conveniently forget the time-proven adage that “you get what you pay for.”

The dilemma that confronts many homeowners is their desire for a top-notch job at the lowest possible price. With price as their primary focus, they ignore other criteria that may carry more weight in producing a successfully completed project and a smooth working relationship with the remodeler.

It’s understandable that price is a majorconsideration when it comes to remodeling. The cost of remodeling has increased as the demand for remodeling grows. Higher costs of materials (such as copper pipes) and scarcity of skilled labor are just two factors contributing to price hikes. A national trade magazine, Remodeling, reported in a Cost vs. Value survey that a mid-priced major kitchen remodel, the most popular remodeling project, costs $58,400. For a minor remodel of the same 200-square-foot kitchen, the cost is $21,700.

Homeowners need to understand that remodeling is a service and not merely a product. This service encompasses the intangibles that make up the process of remodeling – how everything comes together and results in a satisfying experience and an acceptable finished product. The materials and products that go into it can’t define a professional job alone.

The nature of remodeling as a service becomes even more pronounced when you

consider that inevitably you’ll be sharing your home with the remodelers’ crews for weeks or even months, depending on the scale of the project. All remodeling involves some degree of inconvenience, but inconvenience can easily turn into a nightmare if your remodeler doesn’t put your family’s comfort and concerns first.

Rather than selecting a remodeler based on where one bid falls compared to others, shift your focus to finding a professional remodeler; thengoaboutgettingabidonyourjob.Ifthebid is higher than what you budgeted, work with the remodeler to decide where you can cut back or what you can postpone to keep the project on budget. For example, you can always have the remodeler frame in a fireplace to be installed later, but he can’t upgrade the company’s customer service if there wasn’t any to begin with.

Some important characteristics you should be looking for to ensure that you hire a professional remodeler are:

•Experience:Askhowlongtheremodelerhas been in business. Longevity suggests financial stability, which is necessary for the remodeler to finish the job and still be available if problems crop up after the job is completed. Also, the more jobs the company has completed, the more expertise the remodeler will bring to your project and the hidden surprises that remodeling typically entails.

• Reputation: Look to the remodelers’former and current customers to gauge the company’s reputation. Obtain the names and phone numbers of customers you can call to get their impressions of the company’s work and customer service. Call them and make

personal visits to see the work they had done. Even better, get references from customers whose projects were similar to the one your family is planning. Also, go visit one of the company’s jobs in progress to evaluate how they manage the construction process and how tidy they keep the job site. Ask whether these homeowners would hire the company again.

• Business Credentials: A good placeto start your search for a remodeler is with your local builders association and it’s affiliated local Remodelers Council. Groups like these help to keep their members informed about new products, construction techniques, business practices and industry issues. Participation demonstrates a remodeler’s commitment to professionalism and to the remodeling industry. By an overwhelming margin, American voters strongly value homeownership and would oppose efforts to weaken or eliminate the mortgage interest deduction or diminish a federal role to help qualified home buyers obtain affordable 30-year mortgages, according to a new nationwide survey gauging likely voters’ attitudes towards homeownership and housing policy issues.

“The American electorate is sending a clear message that owning a home remains a cornerstone of the American Dream and preserving a federal commitment to homeownership is essential to maintain a thriving middle class and get housing and the economy back on track,” said Neil Newhouse, a partner and co-founder of Public Opinion Strategies.

Conducted on Jan. 2-5 on behalf of the National Association of Home Builders by the Republican and Democratic polling firms of Public Opinion Strategies in Alexandria, Va., and Lake Research Partners in Washington, D.C., the comprehensive survey of 1,500 likely voters includes data from key political “swing areas,” including National Journal political analyst Charlie Cook’s swing House and Senate seats and Stuart Rothenberg’s presidential swing states. The survey, which has a margin of error of ±2.5 percent, is a follow-up to a similar national poll conducted last May.

The poll shows that three out of four voters – both owners and renters -- believe it is appropriate and reasonable

for the federal government to provide tax incentives to promote homeownership. This sentiment cuts across regional and party lines, with 84 percent of Democrats, 71 percent of Republicans and 71 percent of Independents agreeing with thisstatement.

Also, two-thirds of respondents say that the federal government should help home buyers to afford a long-term or 30-year, fixed-rate mortgage.

Moreover, 73 percent of voters oppose eliminating the mortgage interest deduction. These figures held firm across the political spectrum, with 77 percent of Republicans, 71 percent of Democrats and 71 percent of Independents againstdoing away with the mortgage interest deduction.

Meanwhile, 68 percent would be less likely to vote for a congressional candidate who proposed to abolish the deduction, a figure that was virtually identical across all party affiliations (69 percent of Independents and 68 percentof Democrats and Republicans).

A majority of voters are also against proposals to reduce the mortgage interest deduction, eliminate the deduction for interest paid for a second home, limit the deduction for those earning more than $250,000 per year, scale back the deduction for home owners with mortgages above $500,000 and do away with the deduction for interest paid on home equity loans.

“With the 2012 election season in full

swing, candidates running for the White House and Congress would be wise to heed the will of the American voters, who have expressed broad support for government policies that encourage homeownership and oppose efforts to make it more difficult to get a home loan and to tamper with the mortgage interest deduction,” said Celinda Lake, president of Lake Research Partners.

Among the poll’s other key findings:

• 96 percent of home owners arehappy with their decision to own and 84 percent who are “underwater,” or owe more on their mortgages than their home is worth, expressed the same sentiment.

• 79percentofhomeownerswouldadvise a family member or close friend just starting out to buy a home, and 69 percent of those who are underwater on their mortgage would offer the same advice.

• 74percentsaidthatdespitetheupsand downs in the housing market, owning a home is the best long-term investment they can make.

• Homeownership and a retirementsavings program are considered by voters to be their best long-term investments.

• 78 percent of respondents saidthat owning their own home is very important to them.

• Nearlysevenoutof10voterswho

are not currently home owners (68 percent) said it was a goal of theirs to buy a home.

• Job uncertainty and saving for adown payment and closing costs are the biggest barriers to buying a home.

The survey findings are consistent with the results of other public opinion surveys. In a New York Times/CBS News pollconducted in June, 89 percent said that homeownership is an important part of the American Dream and more than 90 percent indicated that it is important for the federal government to continue the mortgage interest deduction.

According to a Pew Research Study conducted last March, 81 percent of respondents agree that buying a home is the best long-term investment a person can make and 81 percent of renters surveyed said they would like to buy a house.

“Even in a down housing market, homeownership remains a core American value, with the vast majority of citizens who do not currently own a home saying they want to buy a home,” said Bob Nielsen, president of the National Association of Home Builders and a home builder from Reno, Nev. “Those running for office in November need to understand that voters will not look kindly on any candidates who seek to dismantle the nation’s long-term commitment to homeownership.”

Building Single Family homes in Manitowoc County generates significant economic impacts including income and jobs for our residents. Additionally building single-family homes provide a revenue stream for local governments.

There are three economic phases impacting our local economy when new homes are built. They are referred to as:

1. The Construction Phase

2. The “Ripple Effect” from construction

3. Occupancy Phase

During the construction phase, jobs, wages and local taxes (including permit, utility connection, and fees) are generated by the development, construction and sale of the home. These jobs include on-site and off-site construction work as well as jobs generated in retail and wholesale sales of components, transportation to the site, and professional services required to build a home.

The “ripple effect” includes the wages and profits for Manitowoc County residents earned during the construction period which are spent on other locally produced goods and services. This generates additional income for local residents, which is spent on still more locally produced products and services.

The “occupancy” phase is really an ongoing development resulting from a family moving into a new home and again spending income locally. Local governments also benefit from the new stream of tax revenue both from property taxes and general tax and fees.

The Manitowoc County Home Builders Association and its members will continue to provide quality housing, while at the same time working with all levels of government in Manitowoc County.

Governmental AffairsThe Manitowoc County Home Builders Association (MCHBA) and its members are very connected to our communities. The MCHBA assists with numerous community projects throughout the year.

During 2011 the MCHBA members built Cabin One in Lincoln Park. Working with the City of Manitowoc a beautiful cabin has been built for the Manitowoc Community to rent for their various functions. We also teamed up with the Salvation Army of Manitowoc during their annual Toys for Tots program by becoming a drop off location. Members collected food donations, gifts, monetary contributions for this great cause. The MCHBA also built a “House of Food” during the 2011 Home Show. Members collected food and monetary donations and anyone attending the Home Show that made a donation was given 50 cents off admission.

Members of the MCHBA are all very proud of the community service and contributions performed throughout the year. We thank our members for their donations to help make these projects so successful.

The MCHBA welcomes individual or groups to submit projects for consideration.
