But your home is likelythe single largest investment you willmake in your lifetime, and not hiring aprofessional home builder could be acostly mistake for many reasons—finan-cial, emotional, and physical.Getting financing is an important con-

sideration. As a self-contractor, lendershave strict guidelines and limits on howmuch money they will give you, and theywill require that you provide houseplans, specifications and an itemized listof documented costs and bids before-hand.Even if you feel that you have enough

cash to do the job, it is wise to get a loanto cover material or labor cost increases,upgrades or material overruns. Manymortgage companies will not lend moneyto cover unanticipated costs on a home

You may not be able to sell your home forwhat it could have sold for a few yearsback, but don’t be tempted to wait untilprices have gone back again. It’s alwaysbetter to trade up in a buyer’s market.For example, say your home value has

dropped 10 percent from $300,000 to$270,000. A move-up home selling for$500,000 in the past has also dropped 10percent in value, and now sells at$450,000. If you sold your home today for

$270,000 and purchased the larger housefor $450,000, the difference in pricewould be $180,000. But if you waited torecoup the 10 percent value on yourhome and sold it at $300,000, chancesare that same move-up home would alsomove up in price to at least $500,000.That’s a $200,000 price difference be-tween the two homes. So by selling today,you would actually save $20,000.The price you set for your home is ob-

viously the key factor in many buyers’minds. But don’t forget that presentationis crucial. The potential buyer needs tobe able to see themselves living in yourhome.Keep personal items like photographs

to a minimum. Address any clutter andeither donate items to charity, throwthem out or organize them neatly. Or-ganize all of your closet spaces andkitchen cabinets. Clean off kitchen coun-tertops and pack up small knickknacks.Your house will appear neater and you’ll

also get a head start on packing up foryour own move.Remove furniture that blocks walk-
