KITCHEN/DINING AREAThis high quality fitted kitchen has base units providing excellent storage. The quality feel continues with the oak strip worktop. It is laid out for the keen cook. There is a space for a range cooker (including a Calor gas supply pipe), plumbing for a dishwasher, a white enamel one and a half bowl sink and drainer. There is a water supply for an American style fridge/freezer in the corner. On the side wall are further base units with eye level glazed fronted units above. BEDROOMThis is a good sized double bedroom . The glazed door to the side gives access to the external stairs, which might appeal to a teenage who wants their own private entrance. Lots of natural light comes in from the south facing Velux roof light. Useful hanging space, there is a remote controlled ceiling fan and storage is provided by the triple built in wardrobe with mirrored sliding doors.

ADDITIONAL INFORMATIONThe following ‘eco’ features have been installed - Mabws Uchaf benefits from two whole house ventilation and heat recovery units by Ventaxia, which have been fitted to provide fresh air; the plant room to the rear of the barn has the controls for the air source heat pump and the large thermal store for the heating and domestic hot water systems. The ground mounted Solar Thermal panels have also been provided to heat the domestic hot water. Any excess heat generated by the panels is wasted to one of the two water wells at the property.

The electrical lighting wiring has been designed and installed to ensure that it will use LED low energy lighting, with multiple circuits to achieve variable lighting levels in each room. The doors and windows are all composite timber units allowing low maintenance exteriors while retaining natural wood interiors. The glazing is all high performance low-energy and argon filled and has “self cleaning” coating. The south facing sunroom has been designed to capture solar gain during the winter and restrict it in summer.

The property has an integral burglar alarms are fitted to the Barn and the outbuilding. There is also a CCTV system that can be remotely accessed via the internet and it covers all of the key internal and external areas.
