This month the Kansas City South Real Estate Professionals will be discussing Real Estate

Appraisals

Back in the day as they say Lenders, Appraisers, Buyers, Sellers and just about everyone else

played fast and loose with the appraisal. If you could just boost that number just a bit here and a

bit there you could get the deal done. But that bit here built on the bit there and it snowballed

until we had a giant bubble that went . . . SPLAT!

Now everyone is being very conservative, they have discovered the deals of yesteryear that

seemed to always be called “Grey Area” and we now know it is Mortgage Fraud. We still want

the appraisals to come in at the number we need and that is not very hard to do if you know a few

things like:

Know your projected sale price when you buy, not after you finish.

You can’t overbuild the neighborhood for a higher sale price.

You may need to blaze the trail and create comparables for the future.

We are very fortunate to be able to bring to MAREI a local appraiser who is an expert in

Mortgage Appraisal Fraud . . . he is even famous for having a part in sending a few criminals to

We are meeting at “Career Education Systems”, top floor of Ward Parkway Shopping Center,

located at 8600 Ward Parkway, Kansas City, MO 64114. Career Education Systems is

conveniently located on the top floor of Ward Parkway Shopping center at the opposite end of the

mall from Target. Park on the State Line Side and enter by Starbucks.
