2.2 AD1.2 – New Dining Room

ADD a new laundry room as shown on the below sketch on page 2 of 5. Washer and dryer exist on site and will be relocated by the Owner. Provide new painted perimeter walls same as Wall Type 1 on Classroom and Activity Room. Provide new door and frame for opening 1/75A identical to opening 2/46 in the Activity Room. Provide rubber base on both sides of new wall. Provide modifications to ceiling where new wall extends above. Provide new wall mounted wire shelving above washer and dryer. Provide mechanical and electrical components as shown on the attached sketch. This work is contained within Alternate #1.

2.3. AD1.3 - Activity Room REVISE location of door and add electric water coolers as shown on attached sketch SK-AD1.3-1.

MODIFY existing sink rough-ins to accommodate new water coolers. Water coolers shall be wall mounted ELKAY Hilo EZSTL8C with ELKAY ADA apron, supply and stops. Provide appropriate electrical circuit to support EWC.

QUESTIONS: 3.1 Since the base bids and alternates are stand alone, how do we handle General Conditions? Normally this

is in the base bid but if the base bid is not taken the General Conditions will be deleted. Please advise. Response: In the current bid, the Alternates will only be taken if the base bid is taken. WCPS will not accept any alternates without first accepting the base bid. However, WCPS may choose to accept only the base bid at this bid opening and rebid the other portions of the project in the future.

3.2 If the base bid and alternates are “stand alone” how do we handle the dust partitions? Will the base bid be taken no matter what? If so, we can just put them there, but if the alternates might be taken without the base bid the partitions will not be picked up. Response: The dust partition requirement shall be included in the base bid. Alternate(s) will not be taken unless the base bid is taken. 3.3 In the base bid where are the “relocated” tack strips coming from? Are we removing them from somewhere? Response: Provide eight (8) new 10 foot tack strips by Claridge or equivalent. 3.4 Do we have to relocate the toilet connection in restrooms 73 & 74 for ADA specs? (alternate #1) Response: Yes, the toilet rough-in location shall be modified to comply with ADA guidelines. 3.5 I don’t see where the mechanical and electrical plans note the alternates. Can you call that out to everyone’s attention in an addendum. Some of the subs won’t notice the note on the architectural drawings. Response: See sketch below for limits of alternates.

3.6 The specs call for 2 fire extinguisher and cabinets. Are we to put them in the base bid or where? Response: Coordinate location with the Owner. 3.7 Regarding Add Alternate #1 scope of work in the boys and girls restrooms, please give direction concerning the floor finishes. I realize that the wall finishes are to be patched and matched where there will be some sink and urinal relocation/removal, but as far as the floors the finish schedule is listing CT and not EX. Is new CT floor tile to be included in my proposal?

Response: The bathrooms will receive new ceramic tile if Add Alternate #1 is accepted. 3.8 Regarding the CT Wall Tile to be patched. Is there any photos, or information concerning the existing tile (there is no Wall Tile spec. section)? If no information is currently available, can you give me any direction to set up and attend a site visit? Response: The school has one case of existing wall tile (10SF) which is Florida Tile STD 655, which the contractor is welcome to use. They must match anything beyond that to the best of their ability. Site visits can be arranged by calling the WCPS Project Manager, Brad Otto, at 301-730-2189. 3.9 Sheet AD1.3 – the walls are to go to deck but there is no mention as to how deal with the existing ceiling. Please advise. Response: Ceiling will be modified to permit passage of new partition through the ceiling. This includes new wall angle as required. 3.10 Are we to modify the acoustic ceiling in Activity Room? The existing lights are remaining. Please clarify Response: No ceiling modifications are intended for this space. 3.11 I could not find any reference to a "Smoke Wall" as listed on the drawings???

Response: The walls noted below in red shall be considered new smoke partitions for this project. Two transfer openings shall be provided in the walls of the Activity Room above ceiling to permit passage of plenum air.

3.12 Wall type "1" tells us to supply only one layer of drywall above the ceiling. Does that mean that the fiberglass insulation would be exposed in the wall above the ceiling on the other side? Is that an issue

with plenum ceiling returns? Response: No foil faced insulation will be placed with foil facing exposed to plenum. 3.13 Does the board want to keep any of the light fixtures that we remove for parts? Response: Yes, retain light fixtures for further direction from Owner on whether they are to be discarded or salvaged. 3.14 In office 75A there is a new wall to create a plumbing chase. How far above the ceiling does this wall need to go? Response: Modify existing ceiling to allow chase wall to go 6” above ceiling. 3.15 In Alternate #2 there is an area marked #45 Wet Area but it is not listed on the finish schedule? Response: This area receives new VCT to match existing after existing sheet flooring is removed and the slab is prepared. 3.16 Toilets #73 and 74 show new toilets connected to existing sewer. The clearance off the wall does not meet ADA standards. Do we need to move? Response: Yes, toilet rough-ins to be modified to comply with ADA guidelines. 3.17 In Toilets #73 and 74 there will be new ceramic tile. What tile size do we use? The existing is a small 1” X 1” which is no longer available. Response: See specifications. Tile shall be 6x6 in lieu of 12x12. 3.18 How do you want us to handle cutting (or not) of the track system for HVAC when we need to run perpendicular to the system? Response: Do not cut track for HVAC unless necessary. 3.19 For the restroom modifications; is there a back stock of tile that can be used for patching or is there a substitute? Response: See Item 3.8, above. 3.20 Any surplus ceiling tiles available? Response: Contractor is to assume that surplus ceiling tiles are not available at the facility.
