Rent- al rates stayed nearly the same across the board with no new development over the past 12 months. The box va- cancy throughout the market remains low and almost half the centers are now at a 95% occupancy or higher. The River City Marketplace, developed by Ramco-Gershenson, saw little turn over and now boasts 100% occupancy lev- els. Uniformity recently opened and Logan’s Roadhouse announced they will open their first store in the market at River City. Ramco’s proposed new 230,000 sf Parkway Shops is on track to break ground in early 2012 and open by spring 2013. Gateway Marketplace will soon see a new McDonald’s, Bank of America and MMCI and a newly ren- ovated Publix Supermarket. Arlington 2011 brought good news for Arlington. Wendy’s and Race- Trac recently opened new stores on Merrill Rd. and Beauty Supply bought and remodeled the vacant Napa Auto Parts. Big Lots and Blue Water Storage Center backfilled a por- tion of the vacant Wal-Mart box at Merrill Crossing. The trade area is poised to attract new tenants with some of the lowest average rental rates in the city. Vacancies left by Publix, Winn Dixie and Food Lion provide large box op- portunities for retailers looking for good locations with dense population base. Regency Regency finally has some good news to report, all be it that the uses somewhat deviate from traditional retail! Sev- eral new concepts moved into the market including the Poker Room, which purchased and will occupy the former Garden Ridge space of 140,000 sf +/-. Amazing Consign- ments will occupy 57,000 sf on the bottom floor of the for- mer Montgomery Wards at Regency Square Mall. dd’s Dis- counts, a division of Ross Dress for Less, took over the for- mer 22,080 sf Shoe Carnival space in the Regency Plaza Shopping Center. The former Sound Advice building is un- dergoing renovation and will be converted into a J.D. By- rider used car franchise. Also, two closed restaurant lo- cations were purchased and redeveloped as a Fifth Third Bank branch and a free standing AT&T store. The Regen- cy area still has in excess of 200,000 sf of large box space available in addition to a significant amount of local shops included in this Retail Overview. Beaches Activity in the Beaches submarket continued to improve in 2011. The dominate trend of absorption of second gen- eration locations throughout the Beaches has been both refreshing and encouraging. The most activity has been with regional, national and local restaurant users. Smash Burger opened their first location in Florida at Seminole Shoppes along with TCBY Frozen Yogurt. Additional new restaurants include The Pier Restaurant and Lounge, Pita Pit, Poe’s Tavern, Nippers, First Watch and the opening of M Shack in November. The closing of Ocean Club and The Atlantic have created heavily pursued ocean-front oppor- tunities. Additional closings include Rite Spot and Kar- ma, which were absorbed and are under renovation. The retail market did not see as much growth, however sev- eral sites are under contract with national and regional tenants. Sprint opened in the newly renovated Sand Dol- lar Plaza and South Beach Regional shopping center wel- comed Ross. West Intracoastal The West Intracoastal market remains a strong retail mar- ket with Beach and Hodges Blvd’s. the dominant retail in- tersection. Bubba Burger and TKO’s Thai Hut backfilled ex- isting restaurant space at Hodges Point while CarbuX Car Wash and Bob Evans opened on outparcels. Hodges Point plans to build outparcel retail space for First Watch and Firehouse Subs. Academy Sports opened in early 2011 at The Fountains, located at the NWC of Atlantic and Kernan Blvd’s. LA Fit- ness signed a lease with an anticipated opening date of summer 2012. The developer, Sleiman Enterprises, contin- ues to pursue national tenants and co-anchors for the pro- posed 464,000 sf center. Planet Fitness opened its fourth Jacksonville location at Medical and Merchants at San Pablo. Memorial Hospital will close its 61,000 sf facility at Medical and Merchants and Equity One has preliminary plans to redevelop it in or- der to reposition the center with new shop space and an- chor tenant space. Southside The St. Johns Town Center area continues to be the “hot- test” retail trade area in northeast Florida. New restau- rants include BJ’s Brewhouse, Pollo Tropical, Zaxby’s and California Pizza Kitchen. Darden’s Seasons 52 and Charles Schwab are under construction with new stores scheduled for a fourth quarter opening. In the Tinseltown/Tapestry Park trade area, a new Aloft Hotel has opened along with Mora Yogurt Shop, U Sunless Organic Tanning, Rosa’s Aro- ma Pasta Restaurant, Tilted Kilt and Cruiser’s Restaurant. The University Blvd./St. Augustine corridor saw the re- positioning of Stein Mart from University Plaza to Lake- wood Shopping Center. The owners of University Plaza have a replacement tenant lined up to backfill the former Publix and Verizon opened a new free-standing store at the University Blvd./Old St. Augustine interchange. Vacan- cies remain high in the University Blvd./Beach Blvd. corri- dors with several larger spaces offering backfill opportu- nities. Baymeadows/Avenues The Avenues/Baymeadows market continues to be upbeat with local and national retailers backfilling the empty box- es. Forever 21 filled the vacant 117,000 sf Parisian at The Avenues. Latitude 30, a boutique bowling and entertain- ment venue, opened in the spring in the former Toys“R”Us location on Phillips Highway across from The Avenues Mall. Rumors about the possibility of Winn Dixie reopen- ing in the Pointe Meadows Shopping Center continue. Hur- ricanes Wings opened at Reedy Branch and Circle K Fur- niture opened its second Jacksonville location at South- side Square. North St. Johns County St. Augustine The St. Augustine market saw no new development since last quarter. The market continues to be a stable retail hub around the 312 and US 1 intersection. Box and shop space in the trade area are limited and occupancy remains low. The Epic Theater located on SR 207 continues to do well. This corridor could be the next retail frontier as land is lim- ited in the main trade area. Mandarin/Julington The Mandarin and Julington submarkets remained rel- atively active over the past year. Metro Diner opened in front of the Fresh Market on SR 13 and First Watch opened in Riverplace SC. Pollo Tropical opened its sec- ond location in Jacksonville in front of Walmart just south of I-295. The market saw some turnover in small shop tenants that allowed new tenants such as Panache Ave- da Salon, YOBE, Village Bread and Café, and Papa Mur- phy’s to open in the market. Julington is a family oriented community that will continue to be a desirable place for families to live. As an established community with prox- imity to I-295, Mandarin is still one of the most desirable markets in Jacksonville and remains a first tier market for new retailers. Orange Park/Fleming Island/Middleburg Orange Park continues to be a strong and mature trade area. Retail near the I-295 and Blanding Blvd. intersec- tion, with traffic counts near 86,000, continues to grow with LA Fitness, Ashley Furniture and Buffalo Wild Wings entering the market. Toys“R”Us is relocating to Argyle Vil- lage to create an approximately 56,000 sf combo store with Babies R Us. PetSmart is backfilling the former World Market space on Wells Rd. St. Vincent’s HealthCare has begun their expansion into Clay County, breaking ground in June for the Middleburg facility on Brannan Field Road and Blanding Blvd. Westside The Westside market saw little change over the past year; despite a weak economy this area remains stable. Vacan- cy rates improved slightly, perhaps due to lower base rent and triple net rates. A few shopping centers changed own- ership including Oakleaf Plantation Center which sold to Publix. This area saw Save-A-Lot relocate to Blanding and 103rd. dd’s entered the market with their 20,000 sf store at Anchor Plaza, Jacksonville Dialysis at Normandy Village and Home Renovations at Westside Plaza. Retail MarketNorthside

The Northside retail market remains stable with a vacan-

cy rate of 10%, slightly less than this time last year. Rent-

al rates stayed nearly the same across the board with no

new development over the past 12 months. The box va-

cancy throughout the market remains low and almost half

the centers are now at a 95% occupancy or higher. The

River City Marketplace, developed by Ramco-Gershenson,

saw little turn over and now boasts 100% occupancy lev-

els. Uniformity recently opened and Logan’s Roadhouse

announced they will open their fi rst store in the market

at River City. Ramco’s proposed new 230,000 sf Parkway

Shops is on track to break ground in early 2012 and open

by spring 2013. Gateway Marketplace will soon see a new

McDonald’s, Bank of America and MMCI and a newly ren-

ovated Publix Supermarket.

Arlington

2011 brought good news for Arlington. Wendy’s and Race-

Trac recently opened new stores on Merrill Rd. and Beauty

Supply bought and remodeled the vacant Napa Auto Parts.

Big Lots and Blue Water Storage Center backfi lled a por-

tion of the vacant Wal-Mart box at Merrill Crossing. The

trade area is poised to attract new tenants with some of

the lowest average rental rates in the city. Vacancies left

by Publix, Winn Dixie and Food Lion provide large box op-

portunities for retailers looking for good locations with

dense population base.

Regency

Regency fi nally has some good news to report, all be it that

the uses somewhat deviate from traditional retail! Sev-

eral new concepts moved into the market including the

Poker Room, which purchased and will occupy the former

Garden Ridge space of 140,000 sf +/-. Amazing Consign-

ments will occupy 57,000 sf on the bottom fl oor of the for-

mer Montgomery Wards at Regency Square Mall. dd’s Dis-

counts, a division of Ross Dress for Less, took over the for-

mer 22,080 sf Shoe Carnival space in the Regency Plaza

Shopping Center. The former Sound Advice building is un-

dergoing renovation and will be converted into a J.D. By-

rider used car franchise. Also, two closed restaurant lo-

cations were purchased and redeveloped as a Fifth Third

Bank branch and a free standing AT&T store. The Regen-

cy area still has in excess of 200,000 sf of large box space

available in addition to a signifi cant amount of local shops

included in this Retail Overview.

Beaches

Activity in the Beaches submarket continued to improve

in 2011. The dominate trend of absorption of second gen-

eration locations throughout the Beaches has been both

refreshing and encouraging. The most activity has been

with regional, national and local restaurant users. Smash

Burger opened their fi rst location in Florida at Seminole

Shoppes along with TCBY Frozen Yogurt. Additional new

restaurants include The Pier Restaurant and Lounge, Pita

Pit, Poe’s Tavern, Nippers, First Watch and the opening of

M Shack in November. The closing of Ocean Club and The

Atlantic have created heavily pursued ocean-front oppor-

tunities. Additional closings include Rite Spot and Kar-

ma, which were absorbed and are under renovation. The

retail market did not see as much growth, however sev-

eral sites are under contract with national and regional

tenants. Sprint opened in the newly renovated Sand Dol-

lar Plaza and South Beach Regional shopping center wel-

comed Ross.

West Intracoastal

The West Intracoastal market remains a strong retail mar-

ket with Beach and Hodges Blvd’s. the dominant retail in-

tersection. Bubba Burger and TKO’s Thai Hut backfi lled ex-

isting restaurant space at Hodges Point while CarbuX Car

Wash and Bob Evans opened on outparcels. Hodges Point

plans to build outparcel retail space for First Watch and

Firehouse Subs.

Academy Sports opened in early 2011 at The Fountains,

located at the NWC of Atlantic and Kernan Blvd’s. LA Fit-

ness signed a lease with an anticipated opening date of

summer 2012. The developer, Sleiman Enterprises, contin-

ues to pursue national tenants and co-anchors for the pro-

posed 464,000 sf center.

Planet Fitness opened its fourth Jacksonville location at

Medical and Merchants at San Pablo. Memorial Hospital

will close its 61,000 sf facility at Medical and Merchants

and Equity One has preliminary plans to redevelop it in or-

der to reposition the center with new shop space and an-

chor tenant space.

Southside

The St. Johns Town Center area continues to be the “hot-

test” retail trade area in northeast Florida. New restau-

rants include BJ’s Brewhouse, Pollo Tropical, Zaxby’s and

California Pizza Kitchen. Darden’s Seasons 52 and Charles

Schwab are under construction with new stores scheduled

for a fourth quarter opening. In the Tinseltown/Tapestry

Park trade area, a new Aloft Hotel has opened along with

Mora Yogurt Shop, U Sunless Organic Tanning, Rosa’s Aro-

ma Pasta Restaurant, Tilted Kilt and Cruiser’s Restaurant.

The University Blvd./St. Augustine corridor saw the re-

positioning of Stein Mart from University Plaza to Lake-

wood Shopping Center. The owners of University Plaza

have a replacement tenant lined up to backfi ll the former

Publix and Verizon opened a new free-standing store at

the University Blvd./Old St. Augustine interchange. Vacan-

cies remain high in the University Blvd./Beach Blvd. corri-

dors with several larger spaces offering backfi ll opportu-

nities.

Baymeadows/Avenues

The Avenues/Baymeadows market continues to be upbeat

with local and national retailers backfi lling the empty box-

es. Forever 21 fi lled the vacant 117,000 sf Parisian at The

Avenues. Latitude 30, a boutique bowling and entertain-

ment venue, opened in the spring in the former Toys“R”Us

location on Phillips Highway across from The Avenues

Mall. Rumors about the possibility of Winn Dixie reopen-

ing in the Pointe Meadows Shopping Center continue. Hur-

ricanes Wings opened at Reedy Branch and Circle K Fur-

niture opened its second Jacksonville location at South-

side Square.

North St. Johns County St. Augustine

The St. Augustine market saw no new development since

last quarter. The market continues to be a stable retail hub

around the 312 and US 1 intersection. Box and shop space

in the trade area are limited and occupancy remains low.

The Epic Theater located on SR 207 continues to do well.

This corridor could be the next retail frontier as land is lim-

ited in the main trade area.

Mandarin/Julington

The Mandarin and Julington submarkets remained rel-

atively active over the past year. Metro Diner opened

in front of the Fresh Market on SR 13 and First Watch

opened in Riverplace SC. Pollo Tropical opened its sec-

ond location in Jacksonville in front of Walmart just south

of I-295. The market saw some turnover in small shop

tenants that allowed new tenants such as Panache Ave-

da Salon, YOBE, Village Bread and Café, and Papa Mur-

phy’s to open in the market. Julington is a family oriented

community that will continue to be a desirable place for

families to live. As an established community with prox-

imity to I-295, Mandarin is still one of the most desirable

markets in Jacksonville and remains a fi rst tier market

for new retailers.

Orange Park/Fleming Island/Middleburg

Orange Park continues to be a strong and mature trade

area. Retail near the I-295 and Blanding Blvd. intersec-

tion, with traffi c counts near 86,000, continues to grow

with LA Fitness, Ashley Furniture and Buffalo Wild Wings

entering the market. Toys“R”Us is relocating to Argyle Vil-

lage to create an approximately 56,000 sf combo store

with Babies R Us. PetSmart is backfi lling the former World

Market space on Wells Rd. St. Vincent’s HealthCare has

begun their expansion into Clay County, breaking ground

in June for the Middleburg facility on Brannan Field Road

and Blanding Blvd.

Westside

The Westside market saw little change over the past year;

despite a weak economy this area remains stable. Vacan-

cy rates improved slightly, perhaps due to lower base rent

and triple net rates. A few shopping centers changed own-

ership including Oakleaf Plantation Center which sold to

Publix. This area saw Save-A-Lot relocate to Blanding and

103rd. dd’s entered the market with their 20,000 sf store

at Anchor Plaza, Jacksonville Dialysis at Normandy Village

and Home Renovations at Westside Plaza.
