GloucestershireMaisemore Park is situated just north of the village of Maisemore which is approximately

two and a half miles north west of the Cathedral City of Gloucester. Maisemore village lies

on the west bank of the River Severn, has a village hall, public house and the Church of

St Giles. The property is ideally located for access to Cheltenham (9 miles) and Gloucester

(2.7 miles) both of which cater for a wide range of everyday and more extensive shopping

needs. Local schools in the area include; Hartpury Primary school, The Kings School,

The Cheltenham Ladies College, Cheltenham College and St Edwards Schools.

Cheltenham is well known for the many literary and music festivals that it holds, as well

as the world famous National Hunt festival. There is easy access to the M5 (J11) 7 miles

away and there are regular train services from both Gloucester and Cheltenham to

London Paddington.

Maisemore Park lies within the Ledbury Hunt country. There is racing at Cheltenham

and the local Point to Point is currently held at the property.

HistoryMaisemore Park was built in 1810 and is listed Grade II.

The house became most well know when it was

purchased by Mr J.J.Cridlan in 1897. Mr Cridlan became

world renowned for his excellent judgement and

knowledge on breeding cattle - in particular the

Aberdeen Angus. The article below is a caption from

Country Life magazine in 1902 that shows Maismore

Park in the background.

Maisemore Park Occupying a delightful position in the Severn Vale, Maisemore Park sits in an elevated position with far

reaching views of Gloucester Cathedral and the Cotswolds to the south and East and the Malvern Hills 18 miles

to the North.

The main approach is through a pillared gateway and up a long carriage driveway to a wide gravelled turning

forecourt to the western elevation. The house is entered through an impressive single storey porch with Ionic

columns either side to a small entrance hall that leads into the main hall. The main hall is an impressive

reception room with marble floor and large carved oak fireplace. The room also benefits from a full height open

light well looking up to the first floor galleried landing.

To one side of the hall there are doors leading to the drawing

room with its tall ceiling and south aspect views over the

Gloucestershire countryside. The room has many notable

features including detailed cornicing and plasterwork. Large

double doors open through to the snooker room with its

decorative wood floor. Beyond the snooker room is the double

aspect sitting room (currently also used as the dining room)

with French doors out on to the south terrace. The views from

this room are particularly noteworthy. Adjacent are the

kitchen and breakfast rooms that enjoy easterly views over

the land towards Cheltenham. Also leading from the main hall

is the study which is a spacious room with a bay window

overlooking the entrance. Beyond the kitchen/breakfast room

the house leads through in to what is predominatly the

annexe but also provides a back door acces and a utility room

that has plenty of built in storage space and a Belfast sink.

The bedroom accommodation at Maisemore Park is reached via

an impressive staircase to a galleried landing. All the bedrooms

can be reached from the landing. The master bedroom is a large

double aspect room with distant southerly and easterly views.

The room has a large bay window and ensuite shower room and

jacuzzi bath adjacent. There is a guest bedroom suite and

4 further bedrooms sharing a family bathroom.

Annexe – The Annexe (or north wing) has in the past been

used as secondary accommodation however it could be

reincorporated into the house. The annexe has its own access

from the yard to a boot room. The current arrangement

accommodates a dining room/sitting room downstairs with

bedroom, sitting room and kitchenette above.

OutbuildingsAdjacent to the house is the triple garage with

up and over doors and a stable yard and

hay store attached. Next to this is a garden

store and dog kennels. A small passage

leads through into the stable yard, consisting

of 11 stables, tack room, feed store and

green house.

In the field to the north of the yard there are two

large (redundant) chicken sheds, currently used

for storage but could have planning potential.

The garden The garden at Maisemore Park lies predominantly to the

south and east of the house and is laid to lawn. There is a

flagstone terrace that runs the length of the southern

elevation and is bordered by a balustrade and leads onto

the garden. There is a lawned area to the front of the

house and small wooded area that runs along the side of

the drive. On one side of the drive is a small pond,

stocked with fresh water ornamental fish. There are a

number of notable mature trees.

LandMaisemore Park is set in approximately 106.3 acres of

land. The vast majority of the land is grassland. The

current owner previously had a National Hunt trainers

licence and has until rencently trained horses at the

property. There are a range of equine facilities

including a horse walker, manège and the land has

been divided into a number of paddocks, one of which

has been used as a half mile all-weather gallop.

The land slopes away from the house and to the north

is an old apple orchard. At the foot of the hill the land

flattens out forming part of the local floodplain and is

used for the Point-to-Point.

FootpathThere is a footpath that runs between points A-B

along the boundary furthest from the house. See

land plan.

The River Severn The River Severn, the UK’s longest river, runs along the

east and southern boundaries of the park. Maisemore

Weir at the southern most boundary is said to be the

most distant point affected by the daily tides. The

current owners let the elver fishing rights along their

beat. The river occasionally floods but when it does

the ground drains quickly due to the sand content in

the soil.

LITTLE CHELTENHAM

The Ledbury Hunt Point-to-Point Perhaps one of the more well known features of Maisemore

Park is the twice annual Point-to-Point which has also been

aptly named ‘Little Cheltenham’. The course is a totally flat,

oval course bounded on two sides by the River Severn.

The course is extremely popular with both owners and

trainers and even features a pre parade paddock and

winners enclosure. The bank provides a natural grandstand

for viewers that regularly number over 2,500 per meeting.

The Point-to-Point is run and managed by the Ledbury Hunt

who pay a small annual fee for use of the land.
