PREAPPROVALIf you think homeownership is for you, getting pre-approved for amortgage is a good idea. This determines the size of the mortgageyou qualify for, and therefore, decides the price range for the homesyou can look at.

Pre-approval helps you to:

• Know how much you can borrow.• Confirm your ability to qualify for a mortgagebased on your credit, financial and employmentinformation.

• Strengthen your position to make an offer on a house.A seller will be more willing to accept an offer if the buyer ispre-approved.

To become pre-approved, you'll need to work with a mortgagelender. The mortgage lender will review your credit history, earningsinformation, employment history and assets. You will need toprovide certain documents to the lender to verify this information.

After the review, the lender will give you a "pre-approval letter." Thepre-approval letter tells home sellers that you have the ability toqualify for a certain mortgage amount.

Getting pre-approved is not the same thing as getting pre-qualified.Pre-qualification simply states that the borrower qualifies for a loanbased on some preliminary questions but does not commit themortgage lender to approve the mortgage. The pre-approval processis more thorough. Thelender does most of thework for full approvalexcept for an appraisaland title search becausethere is no propertyidentified to buy.

HOW MUCH CAN IAFFORD TO SPEND?

For a general idea of your buying power, multiply your annual grossincome by 2½. For example, if you had a household income of $50,000,you might be able to qualify for a $125,000 home. The actual number maybe more or less, depending upon your individual situation, debts and credithistory.

You need to decide for yourself if you canlive comfortably with the amount of yoursuggested monthly mortgage payment.

However, mortgage lenders generally usetwo ratios to help determine how much youcan afford to spend each month on yourmortgage payment.

HOUSING EXPENSE RATIO

As a general guide your monthly mortgage payment should be less than orequal to a percentage of your income, usually about a quarter of your grossmonthly income. The percentage can change depending on the type ofmortgage you choose. However, there are mortgage productsavailable that focus solely on the debt-to-income ratio. Yourlender can provide more information on these types ofmortgage products.

DEBT-TO-INCOME

Debt-to-Income Ratio is the percentage of gross monthly income that goestoward paying for your monthly housing expense, installment debts, alimony,child support, car payments, and payments on revolving or open-endedaccounts such as credit cards.

Your buying power can be affected by factors such as your income, debt andcredit history. Your debt, such as credit card bills and car loans, and otherexpenses such as housing expenses, alimony and child support, should not bemore than about 30-40% of your gross income.

Some helpful hints...❖ Set a budget with your estimated mortgage payment. Make sure to includetaxes and insurance in your estimated payments.

❖ Remember your housing budget should include utilitycosts and a set amount for future home maintenance

and repair costs.

❖ Make sure you can meet your other financialgoals, such as saving for retirement and payingfor college tuition.

❖ Once you review your finances, select a mortgage amount thatallows you to reasonably meet your long-term goals and needs.

Before You Go* Complete a change of address form with the post office, which can be done online at usps.com.

You’ll also want to send your new address to any publications you subscribe to.* Make initial contact with childcare facilities. Depending on the area you move to, you may

need to put your name on a waiting list.* If possible, enroll your children in school. Firm plans will reduce the stress.* Pack a box with essentials for your first few nights, such as prescription medicine,

toiletries, a telephone, clothing, towels, toilet paper and bed linen.* You’ll also want to make arrangements to have utilities transferred to your name or turned on.

Upon Arrival* For safety and peace of mind, change the locks.* Locate emergency services -- police and fire stations and the closest hospital.* Hang drapes or curtains to give you some privacy.* Select one room, perhaps the family room, as a place of refuge. Make it a cozy space, free

DOWN PAYMENTSYour down payment is a percentage of the value of the house you want

to buy. The exact percentage depends on the requirements of the lender for thetype of mortgage you choose. In order to qualify for most mortgages you will need adown payment between 3-20% of the price of the house.

Closing costs usually range from 2-7% of the property value.

You may be required to have private mortgage insurance (PMI) if your down paymentis less than 20%. Private mortgage insurance protects the lender if the mortgagegoes into default.

CLOSING COSTSYou will need additional money for closingcosts. These costs vary by region butgenerally range between 2-7% of theproperty value.

Closing costs include points, originationfees, taxes, title insurance, financing costsand items that must be prepaid or escrowed and othercosts. You will receive a written estimate of these costsfrom your lender after you apply for the mortgage.

When you look for a mortgage, lenders will review your credit report. Your creditreport is a history of how you have managed your finances and repaid debt. Itprovides information on money you have borrowed and a history of yourpayments.

Your credit history is pulled together into a credit report by three privatecompanies: Equifax, Experian and Trans Union. These companies sell yourcredit report to banks and other creditors so they can review mortgage and loanapplications.

Your credit report includes:

• A list of debts, such as credit cards and car loans, and a history of howyou have paid them.

• Any bills that have been referred to a collection agency. This caninclude items like phone and medical bills.

• Public record information, such as tax liens or bankruptcies, even ifthese have happened several years ago.

• Inquiries made about your creditworthiness. An inquiry is madewhen you request credit. Many times your report will also show ifyou were given credit based on the inquiry.

There are many options availableto home buyers who need help withdown payments. Some mortgagefinancing requires as little as 3percent down. How much will youneed at closing? Consider a familythat wants to purchase a $150,000home with a required down paymentof 5 percent. The down paymentwould total $7,500. You also haveto be prepared to pay closing costs,which can range from 3 percent to6 percent of the sales price of thehome. For a $150,000 home, thatwould mean $4,500 to $9,000,depending on your down payment.
