Last fall I opened my update to you by sharing my personal reaction to some remarkable improvements to our curb appeal, and while there’s always more to do, we’ve really come a long way. As we approach the summer season the maintenance staff, landscapers, painters, construction and paving contractors are all hard at work putting on some finishing touches to make a positive first impression on you, our owners and the many guests that visit Mountainside. There’s so much going on it’s hard to choose where to start.

Earlier this year the Board called a Special Meeting and vote of all owners to secure funding for an emergency repair of the retaining wall at Buildings F & G. We sincerely thank you for your confidence and willingness to approve borrowing for this important project. We received enough affirmative votes to surpass the 80% threshold and closed on the loan a couple weeks ago with a local bank. The first phase of the wall repair is complete, the wall has been stabilized, the parking area has a been freshly paved and the guard rail fence installation is underway as I write to you. I can’t wait for you to see it, or better yet drive on it!

Time flies when there is so much going on, but we are already five months into the new year, and for the first time in 12 years we are handling all of the back-office processing in-house. The transition from our management company, financial institutions and supporting professionals has made for challenging and busy times for our staff. They have remained focused, learned a great deal and item-by-item have chipped away at a long list of unanticipated hitches along the way.

By now most of you will have seen changes to our invoicing, benefited from the ease of paying online and for those in the MSR rental program have received your net rental proceeds weeks earlier than ever before. Our new hospitality system has been integrated with many of our online travel agent systems and others will come online in the coming months. This type of integration is instrumental to reaching the broadest market of renters and has enabled online booking at a level that was not possible before.

Despite the various unforeseen expenses encounter last year and other unplanned costs associated with our management company transition, which required an outlay of funds for software and professional services, we ended our fiscal year on solid financial footing with an inconsequential net loss.

For 2019 prospects look great. There was no lack of snow, making for a successful rental season, although some might argue it was a bit too cold. We’ve had a cold and rainy spring, yet projects are progressing nicely. The spring timeshare renovations have been completed, we have number of state mandated projects in plan for our water system and we are also continuing our annual window and deck replacement program. We are looking forward to a


prosperous summer rental season and hope many of you have a chance to spend some time in Stowe to enjoy Mountainside. Thank you!

Our Rental Program We now have the ability to list units individually on Booking.com, Expedia, VRBO, HomeAway and AirBnB. Any owner currently managing their own online reservation site can turn over the management of their unit to Mountainside at any time.

Capital Projects The following list of capital improvement projects are planned/scheduled for 2019:

Vermont State Requirements:

Pump house for water system at A&B Buildings; to be completed prior to the winter season

Building over the bulkhead at the reservoir; to be completed prior to the winter season

Installation of new flushing hydrant(s) for our water system; currently in process

Removal of various dead trees throughout the property

Repair/Replacement of unit decks; this will occur as units are available and weather allows

Window replacement; currently in process and will continue throughout the spring/summer season


Painting of building exteriors (fascia boards, peaks, etc.) and decks; scheduled for mid-June (weather dependent)

Farewell & Cheers Tiffany Smith, our front office manager, has given us her notice and will be working her last day on June 28th. She has been with us for almost 4 years and will be sadly missed, but we wish her the best in her new venture.

Welcome! We have hired a new front office manager, Lisa Desjardins! Lisa is very excited to jump back into hospitality after spending the last few years in banking. Lisa spent 5 years as the office manager at Golden Eagle. She is local to Morrisville and loves to be part of our


community. Her husband is part of the Fire-Department, and Lisa spends her free time volunteering with them. Be sure to welcome Lisa to Mountainside with a smile!

We have also hired a full-time pool attendant, George. He started a few weeks ago and has already jumped right into managing the pool building and assisting maintenance on the various tasks they are completing. George is truly a positive spirit to have around the office and resort!

Unit Upgrades: We have completed full renovations in C202 and C401. We are currently in the process of completing C302. We hope to have this done in the next couple of weeks.

All of this is possible, thanks to our amazing maintenance & housekeeping staff!
