If you are fortunate to work with the team of Luxury Simplified to represent you in the sale of your property, you will know early on that you made a very wise decision.

We first met with Sebrina and Terri to interview them to see if we felt they would be the team we would like to represent us. After meeting them, we didn’t consider interviewing another real estate agency. They were so enthusiastic and complementary of our home and gave us invaluable feedback for a listing price relative to other comparable properties on the market and those that had sold. They also showed us pictures of those properties. They had done their homework prior to our meeting.

We were so impressed on our second meeting in that they brought their team of experts with them. They explained their marketing approach; who they thought their tarket market was; told us they would have an aerial photographer take photos as well as the collateral material they planned to create. When we saw the brochures and aerials we were overwhelmed by the quality, attention to detail and features they showcased were nothing less than spectacular.

Throughout the whole process the communication after each was extremely informative. Our agent made herself available for each showing and since we were out of town gave us a peace of mind knowing she would be there.

I have had the GOOD fortune of working with Sebrina Leigh-Jones for several years now. I listed my beach condo with Sebrina and, after having it on the market for over 18 months with several agents specializing in Folly Beach properties, Sebrina was the one to sell it.

I next bought a beautiful house in Ashley Harbor, West Ashley so I needed to sell my townhouse on Queen Street. Sebrina made all the right suggestions as far as staging the Queen Street property, especially using the Luxury Simplified interior designer, Robin Rogers (I was so pleased with Robin that she became my designer for the West Ashley house as well). Sebrina really knew how to market my house and we had showings daily - sometimes more than one a day- and the townhouse sold quickly - all thanks to Sebrina.

I am writing to tell you about my experience with my realtor Sebrina Leigh Jones.

A brief history. I placed my house on the market with a realtor last January. After her mistake of only writing the contract for five months I terminated her services. Reason I considered lack of effort.

I then hired one of the largest companies in the Charleston area with what I thought was an experienced realtor. After 8 months we had very steady showings but no one concerned about making it happen. I had an offer that the realtor poorly presented to me and let fall through the cracks. Needless to say after much consideration to the excuses of “Johns Island takes longer”, the market pricing etc. I decided to let the realtor go. My needs were not looked after.

I hired Sebrina Leigh Jones.. I knew from the first day that her excitement level exceeded 100%, her professionalism exceeded 100%, her ideas, strategies and team were all on the same page and presented professional, courteous and kind. Sebrina immediately put together a strategy, she pulled together her ideas and experience, she consulted with her team, she listened to my goals, she presented ideas with ways to achieve results. She simplified the entire process for me! Here we are 30 days later I have a very solid contract in the works and am looking forward to closing at a price that my home is worthy of.

I am so excited to share my experiences with Luxury Simplified in the sale of our home on Johns Island. We raised our family in our 3000 square foot home on a tidal creek and it was time to sell as the kids are grown and on their own. From December 2011 to March 2013, we used 2 separate realtors who were good people with great reputations. Unfortunately, we did not receive one contact under these 2 realtors. The home was priced competitively and there was consistent interest in the property.

From the beginning it was clear Luxury Simplified did things differently. From their photography to their staging, to their marketing, everything was much more professional, on a completely different level from prior experience. Within 45 days we had 3 contracts!

Sebrina Leigh- Jones sold our home. A simple statement, however it bellies the extraordinary efforts she went to in accomplishing that statement.

We had been attempting to sell our home, on and off for 4 years. We knew from the beginning it would be difficult. The hardest factor was our location. The home is situated in a small compound of homes on the grounds of the historic Middleton Place. It is a very special place to live, however, most Charlestonians, including the area realtors, did not know there were homes there. To make matters worse the area falls between Charleston and Summerville in the MLS directory thus, if you lived in Chicago and looking from a home in either city,, you would not see ours.

Aware of these issues we knew we needed a realtor experienced in luxury homes, and who would work diligently in exposing our home, not just list it and wait for potential buyers to call.

We first selected the respected firm of William Means located in downtown Charleston. We told them our issues, and asked them to try and contact equestrian organizations, as Middleton Place is a riders paradise, and attempt placing the home’s brochure at the Inn and Restaurant, who between them serve over 50,000 guests a year. During our listing our house was never shown and the firm did not follow any of our ideas.

We then decided to hire the agent of the area’s number one realtor, Carolina One, who had sold the most homes over a million dollars. She was located in their Mt. Pleasant office. They too did not follow our ideas, and in the year they showed the home only twice. In addition, each time we left a message for the agent, it took her almost two weeks to respond.

After that experience, we hired Carolina One located in West Ashley, and signed with their number one agent. Again, they did nothing to market the home but put it on the MLS and a few other websites. They too did not do any of the things we had suggested and were now demanding. After another year they had shown the home only once.

By this time, we had spent almost 4 years with 3 of the best realtors and had a total of 3 showings and no sale. To suggest we were frustrated is an understatement.

Then by chance we heard about a small company called Luxury Simplified who supposedly was doing things no other firm in the market was doing. We met with Sebrina, one of the owners, and were extremely impressed with her marketing ideas, her materials, and most of all her enthusiasm about our home and our ideas. She had absolute faith that she could sell it.

After signing the listing, she told us it would take about 3 weeks to photograph the property, produce the materials, meet with the Middleton Place Chairman and complete the website marketing campaign. She even took a day to completely tour Middleton Place so she could describe to buyers the unique lifestyle afforded to those who made their home there.

She was true to her word. Within 3 weeks a beautiful set of selling materials were produced. The main brochure was the most beautiful I had ever seen. She had met with the Chairman of Middleton and received permission, the first in 31 years to advertise our home at the Inn and Restaurant. Within the next 3 weeks we had a signed contract for the sale of our home.

Sebrina is the most determined, enthusiastic, communicative, and creative realtor we have ever worked with, and we have bought and sold over 26 homes in our lives.

Please be advised that in the 1st half of this year I had the fortunate opportunity to use the real estate services of Ms. Terri Seignious of Charleston. I have known Terri personally for quite a few years and can sum up a remarkable aspect of her nature in one word ... “tenacity.” She applies it in her business career to the same degree she does in her personal life, which is considerable. I am no stranger to real estate agents in that I have spent 35 years in the real estate development business. Peg and I just wanted to drop you a note and let you know how pleased we were with you throughout the entire selling process of our home on Johns Island this past summer.

In selecting a realtor to work with in selling our home, we were looking for a professional. Some of the key criteria for a professional are being an expert in your field, putting customer satisfaction first, doing more than is expected, communicating effectively saying what you can do and doing what you say. Terri, you are that true professional.

In any real estate environment, it is very difficult to establish a selling price that meets the customer’s expectations and yet sets the price so that the house will sell. A professional realtor will do their home work, determine if the seller is serious about selling or if they are just fishing, look at what other comparable homes in the area recently sold and if the seller is serious, come in with a target price. However, if the seller is just fishing and you can look yourself in the mirror – hey go with what they want to sell it for and do the best you can. You listened to us in our first couple of meetings and you determined that we were serious. Yes, we could have put the house on the market for $50 or $100 thousand more and maybe sat on the house for a year or more before it sold like some of our friends in the neighborhood. But you knew the price at which the house would sell and that is what we wanted to do and that is what happened, in less than a month. That is the sign of a true professional.

The second step is the marketing of the property. A professional will do a lot more than just put the house on the agency books and make sure it is on MLS. A professional will make sure that solid marketing materials, photos, booklets, history are widely published, work with the homeowner to make sure it has a curb appeal, make suggestions on the interior of the home that will make it pop when someone sees the home. That is the sign of a true professional.

The third step is be involved in potential buyers visits to the property, not just sitting back and waiting for an offer. A true professional will make sure they understand why a potential buyer did or did not make an offer on the home, then sitting down with your client and telling them the results of the visit. This helps the seller learn what they have to do to make the home more presentable for the next visit.

Now you have an offer. Any realtor will submit the offer to the client, whether it is a bottom feeder price or a solid offer. In your case, you had to sell us on countering a radically low bottom feeder price that we did not even want to entertain. That was not easy but we countered with a minimal counter and it was accepted. If you had not sold us on countering, we could still be in the home. Terri, that is a sign of a true professional.

At this point, the house is “sold. A realtor would turn it over to the closing department for all paper work, appraisals, inspections, etc. But a true professional stays with the processes, makes sure that the bank appraisals are favorable, that the inspections are done, suggests people who can make the corrections if needed, and support the seller in the overall closing process. You know how our experience was somewhat difficult. A buyer who was difficult to work with, an inspector who damaged the ceiling, an appraisal process that took a very long time to complete and then a very short time to move out of the house. Terri, you were with us throughout the process and went above and beyond any of Peg’s and my expectations. That is the sign of a true professional.

We have 2 sons and we planned, what was likely, our last vacation together with just the four of us. We flew to St Augustine in FLA, stayed there for several days then drove onto Savannah. After Savannah, we then went to Charleston before joining family in North Carolina. While we had a wonderful time in the other cities, the family fell in love with the quaintness, charm, beauty, friendliness and ease of Charleston. We made several trips back to the city and met with realtors. They showed us multiple properties but none of them was quite what we were looking for. My son Christopher came across the Luxury Simplified article in a airline magazine and brought it back for us as he thought this might be a good fit for what we were looking for. I knew that the LS concept would be a perfect fit as we had not planned to retire yet but did not want to delay making future plans any longer. The "total package" that LS offered appealed to us as we would not be able to manage the renovations and rental of any property we purchased from so far away without help.
