Homearama celebrates 45 years of excellence in showcasing new homes and neighborhoods this year. We are excited to offer two distinct neighborhoods this year in Rock Springs and Shakes Run with a to-tal of 17 beautifully decorated and furnished homes for you to tour. There are 10 homes in Rock Springs and seven homes in Shakes Run that showcase the latest trends in floor plan design, interior decorating, and home technologies.

As a member benefit, all members of the Home Builders Association of Louisville are given two free tickets to Homearama. These tickets were mailed to you last month. If you would like to purchase addi-tional tickets to give out to clients or to use yourself we offer members discount tickets to Homearama. You can purchase tickets for only $6 each prior to the start of the event. Tickets are available for pick-up at the Association office and can be purchased using the form included in the mailing, by calling the office, or online at www.Homearama.com. Members can re-quest to be billed for tickets if they so choose. Tickets are offered to the general public for $10 and are sold on site only with cash or check payment. Each year Homearama puts the spotlight on housing in Louisville. We have seen increased activity in home sales surrounding the event each year and believe that all businesses benefit from the event, even if not directly participating. We strongly encourage you to attend and to support the fellow members who are participating in the showcase this year. Immediately following Homearama will be the Tour of Remodeled Homes on August 11 and 12. The Tour of Remodeled Homes will have 18 remodeling

projects on display throughout the city. Projects range from whole house remodels and additions to bath-room or outdoor living remodels. This scattered site show continues to promote the housing industry in Louisville, which is beneficial for all members.

Last year we had more than 400 member busi-nesses represented between the two shows produced by the Home Builders Association of Louisville. This exposure to consumers and other business owners is one of the many benefits of membership. Homearama and the Tour of Remodeled Homes are two great ex-amples of how the Association connects members with their customer. I hope that you plan to attend both home show events this summer. Take advantage of purchasing discounted Homearama tickets for only $6. Also, be sure to attend the Preview Parties for this year’s Homearama event. The Preview Parties will be held on July 13th at both locations from 6:00 until 8:00 pm. Tickets are $75 and include admission and two drink ticket.

HBAL Advertising & PR Com-mittee Chair Stan Logan, Jr., Logan Lavelle Hunt Insurance and Wealth Management, said that he always mentions the value of ad-vertising with HBAL to new members. “Compared with other out-lets, I get more bang for my buck advertising with HBAL. Four Ways HBAL Differs From Other Advertising Venues

1. HBAL is focused on helping members succeed, not just in generat-ing advertising revenue. All of the products and services produced by HBAL were created with the primary goal to help members connect with consumers.

2. HBAL is NOT a for-profit company. The money that it generates goes directly back to members’ interests. One important example of that is the lobbying efforts of HBAL, which directly benefit member businesses.

3. There’s very little audience waste with advertising in HBAL pub-lications and events. Ads purchased through HBAL reach targeted audiences who have an interest in home building and remodeling.

4. All HBAL publications, events and meetings are locally produced and operated, which gives sponsors and advertisers an opportunity to reach their target audience and support the local economy. (Most other advertising venues corporate offices are not local. A lot of money goes to other communities.)

Advertising Advice from HBAL Account Executives

Through a variety of outlets and opportunities, HBAL offers its mem-bers more than just advertising opportunities. It offers them the ex-pertise of dedicated individuals (advertising account representatives) who are committed to helping members connect with consumers in meaningful and worthwhile ways. HBAL Account Executive Melissa Mattingly explained the role of the advertising account representative at HBAL and how she and her counterpart, Kimberly Greenwell, can assist members with market-ing their businesses. “We are in the business to connect members to members and members to consumers.” Mattingly explained the effectiveness of advertising to internal au-diences. “If you want to reach other members, builders, remodelers and vendors, the most effective ways to do that are through sponsorships of meetings and through advertising in the Louisville Builder,” she said. “Business today is all about relationships,” Greenwell elaborat-ed. “People need to know, like and trust you before they will do busi-ness with your company.  Without all three, you will never get to the signed contract.  This is why showing up to meetings, advertising in our publications and sponsoring events is so vital to your business. When you sponsor an event or run an ad in the Louisville Builder you are building relationships with HBAL members by creating an opportunity for them to know you.  You can take this one step further by showing up to events, introducing yourself to members and setting up an appointment to meet for coffee, lunch or drinks,” Greenwell explained. “This one-on-one meeting allows you to grow the relation-ship with your fellow members and creates the opportunity for them to know, like and trust you, which can lead to increased business in the future.  Showing up and being present is crucial to making your HBAL membership work for you,” she added.

Technological and design innovations are presenting an amazing ar-ray of new options for windows and doors, both for new construction and remodels. The introduction of new products and improvements in existing products means that making the right selection for each ap-plication isn’t always an easy decision. John Owens, of Pella Windows and Doors, points to his compa-ny’s new Pella 350 series of windows and patio doors as achieving the goal of looking like wood rather than “shockingly like vinyl”. Fea-tures include welded sash corners on window and door frames that are practically invisible and resist warping and twisting. The beveled edge frame profile adds to their wood-like appearance, and the frames were designed with up to 18 insulating chambers to increase energy effi-ciency. Premium design options include simulated-divided light grilles that give the effect of individual windowpanes. The series offers 2-, 3-, or 4-panel configurations for patio doors; a full line of double-hung, single-hung, sliding, casement, awning, fixed frame and special shape

windows; three frame colors; and five hardware finishes. He observes that while there is a trend toward energy efficiency, consumers generally forfeit that because of the increased price. “Going green is one thing, but going greener is more expensive,” he says. “Technology has come so far in terms of the type of glass and the different gases in between panes that improve performance. And changes have evolved in materials that are making the home more maintenance free. That falls in line with what’s happening with the aging population. The last thing Baby Boomers want to do is to be on a ladder scraping windows. But, even more important with our clientele is that they want us to maintain the home’s architectural integrity and not to use a cheap replacement window or door. They don’t want to have four inches of vinyl and lose four inches of glass,” says Jay Bach-man, managing partner of Renewal by Andersen. “There are a lot of price points of windows and doors on the market, and each one has a place. It’s just a matter of finding a product that fits into a budget and

lifestyle and what the customer wants to accomplish with the home. “I don’t care how good the window is; it’s only as good as the installation. Everything is done with our own employees, no subcontractors. Bachman continues, “We’ve done homes going back to the 1790s and homes as new as two or three years old. Each has different issues and needs different products for individual applications. An 1880s home with wonderful cherry woodwork will require one product, but then in a rotting window that needs to be torn out in Lake Forest will require a totally different product. Each is predicated on what I’m tak-ing out, what condition it’s in, and how do I want it to look when it’s finished. “Most of our customers do their projects in phases. I always ask them where they want to end up long term, not where do you want to end up today. Don’t think about addressing just one window.” According to Bachman, managing partner of Renewal by Andersen, “In Louisville, people may assume that energy efficiency is the number one reason for replacing windows. But, energy efficiency is generally the fifth most occurring reason for replacements. The primary reason relates to rotting. Most windows we replace are in homes between 10 and 15 years old. Someone may have just purchased a home costing $500,000 or more and realizes they have rotting windows and they’re beside themselves. The second reason is for an increased comfort level, whether it be related to cold, drafts or sun issues. The third pertains to aesthetics. Nothing dates a home more than old storm windows and overgrown shrubbery. The fourth reason for replacements relates to function or operation. “We have been doing a lot more custom and specialty work. We’re getting numerous historic type projects that require special extrusions and different types of custom applications for windows,” says John Anderson, Vice President of Sales and Marketing for Sun Windows and Doors. Also, the aluminum clad wood window business has re-mained fairly steady, especially for $300,000+ homes.” Trends run the gamut of features, benefits and advancements. Ow-ens isn’t seeing a huge push for colors in the window market, but does see developing interest in alternative wood species such as fir, mahog-any and alder, and FSC certified wood. Bachman has a different take on colors, explaining that he believes colors are becoming more impor-tant, and that customers appreciate a variety of color choices. That has led Renewal by Andersen to expand their color line, and to add black as a standard color. “We have different wood species on the interior, so for a homeowner who wants traditional pine, maple or oak, we’ll stain the species to match the rest of the woodwork,” he adds. Kyle Labar, Vice President of Sales for Metro Window Company, is tracking movement toward a higher end aluminum clad product with simulated divided light grills. “It has a more authentic, historical look. For awhile, some builders were using a grill between the glass product which is a little less expensive, but there is a loss of aesthetic value.” One of Metro Window Company’s new Windsor line products for which he predicts success is a push-out casement window that has a French casement character. “What’s the biggest thing in windows? It’s Andersen’s exterior du-rable trim made out of Fibrex, a reclaimed wood fiber and compos-ite material. Since it isn’t solid wood, it won’t rot or warp,” says Paul Miele, Vice President and General Sales Manager for K-I Lumber and Building Materials. Increased functionality and a reduction in problematic issues that can plague windows and/or doors are constant challenges for the in-dustry. “We have built in a weep system into the aluminum extrusions so water can weep out without coming into contact with the wood. Also, we use a Duralite non-metallic spacer that has butyl on the exte-

rior, an inner layer of Mylar film to help retain Argon gas, and another layer that is a polycarbonate frame. The result is a high thermal barrier that reduces the transfer of heat or cold through the spacer. There are no metals so there are no conductors,” says Anderson, of Sun Win-dows and Doors. The non-metallic spacer allows less temperature dif-ferential, so less condensation is created, which can reduce the risk of mold growth. “Prior to 2010, we were doing a wet applied finish in one of four col-ors. But now we powder coat, specifically for each order, in the plant. We have 11 standard colors and 27 feature colors, as well as custom color matching. The great thing about powder coating is that it’s a very hard finish. Our standard finish is an extremely durable, commer-cial grade finish. Whereas most wet applied paints have hydrocarbons, powder coating is an environmentally friendly process. In fact, it’s the greenest finish system I know of in the industry. Skipping the hydro-carbons, it electrically and mechanically bonds through aluminum and is run through a fusion oven at 400 degrees. Because our system is new, it doesn’t have any hexavalent chromium which is a carcinogen. Once aluminum is treated with that, you have to worry about it from cradle to grave,” Anderson adds.

ers, homeowners and remodelers should explore installation options from window suppliers,” advises Owens. Today’s doors display an incredible range of materials, styles, fin-ishes and super advanced technology. Pella has introduced three new door lines. The Architect Series doors are offered in mahogany, oak, hemlock and rustic wood grains and are available with matching sidelights and transoms. Glass options include decorative glass with pattern designs, and caming colors such as nickel, brass and black patina. Pella fiberglass or steel entry door systems come in a range of styles in mahogany-grain, oak-grain or Smooth fiberglass or steel. Prefinished grained fiberglass may be finished in one of six stain col-ors or 12 paint colors. A weather-resistant design provides complete protection from drafts and leaks. The Encompass fiberglass or steel doors feature dent-resistant fiberglass door panels that won’t rust or corrode. Builders or homeowners may select from low-maintenance mahogany-grain, oak-grain or Smooth fiberglass or steel panels. Continuing to broaden its scope of products, K-I now offers the Bolection door, produced from a solid piece of double refined MDF containing 100% recycled fiber. “These doors are paintable and have tremendous design flexibility and customization possibilities, mak-ing them ideal for remodeling and restoration projects. If builders want something such as a 5’ x 10’ door, they have it, and they can specify most any type of design for an interior door,” suggests Miele.“Imagine a barn style door with exposed track. We now have it and it’s terrific. It can be used in the same area in which a pocket door would normally be installed. The difference is that it slides on the surface instead of into a wall. Any of our doors can be mounted on the system,” he says. Discussing other new K-I products, he men-tions the West End Collection, molded hardboard doors that have a modern, New York loft style personality, and doors that are reflective of the popular Craftsman design. The Craftsman steel door is offered with or without glass. The fiberglass doors have true recessed panels and a flush glazed design. They are available in oak, fir, Smooth fiber-glass, Masonite HD and white Sta-Tru HD. Clear glass is available in 1-lite, 3-lite and 6-lite external grids. Matching 1-lite and 2-lite external grid sidelites are options. Richard Wilson, of SPC, says fiberglass doors have “about taken over the market for remodels because they look, sound and feel like wood but they don’t rot or warp, and painting and finishing on fi-berglass lasts a lot longer”. An advancement in doors that he thinks is particularly important is that weather stripping around operating parts of doors have been improved so that air filtration is at the bare minimum. Miele believes Masonite’s AvantGuard finish will appeal to a wide array of homeowners. AvantGuard, a stain finish with a five year guarantee, fuses the natural appearance of wood to composite mate-rials, taking away what can be headaches of wood door maintenance. It can replicate the appearance of wood, metal or other material, and may be applied on a variety of door styles. According to Masonite, a protective base coat provides stability and adhesion between the image layer and the low-maintenance fiberglass facing. The UV sta-ble image layer provides a real wood aesthetic, and an automotive clear coat protects the door from UV rays and normal wear and tear. AvantGuard is offered on Barrington, Sierra, Flagstaff and Belleville Hollister doors. Eight foot doors are proving very popular with Kyle Labar’s customers. They’re also positively responding to Metro Window’s multi-point hardware because of its security and ease of operation. He adds that quad sliding doors, with two middle sections that open up to produce a 6’ opening, are “selling like hotcakes”.

“We have a multi-lock system on our doors that is automatic. Many people like that. One of the most frequent calls we used to get was from homeowners who said their lock didn’t work. The lock actually worked, but they didn’t know they had to lift up on the handle to make the lock work,” says Anderson. “Sliding doors save square footage in a home. A lot of people re-member the old aluminum doors that were relatively cheap. But, our Prestige door isn’t your grandaddy’s sliding patio door. It’s much more sophisticated, will last a life time and operates by using only one fin-ger,” says Wilson. “I’m seeing a couple of interesting things happening with doors. First, consumers are beginning to realize more and more that there’s a difference between doors. They’re starting to really understand that a $1400 door may offer a much higher quality and enhanced security than a $400 door. Also, there’s a greater appreciation for vinyl because it doesn’t chip or need to be painted,” says Kim Foster, owner of Win-dow World. Interest in Window World’s patio doors seems to be growing by leaps and bounds. Their heavy-duty mainframe and sash, multi-chambered extrusions and steel-reinforced interlocking meeting rails combine for strength and structural integrity. The mainframe and sash extrusions are colored throughout and won’t chip, peel, crack or warp. Increased thermal protection is achieved with dual internal/external weather stripping, a compression bulb seal, closed-cell foam gaskets and a 1” thick insulated glass unit with a warm-edge spacer system.

Easy gliding is achieved by a tandem roller system. The stainless steel roller track eliminates dark residue and wearing that aluminum tracks can produce. A multi-point locking system seals the door tightly closed and helps prevent energy loss. Greater energy savings may be obtained with the option of energy efficient glass. “People have really liked our “French-style sliding patio door be-cause it has a French door look without all the problems that may occur with a swinging door. Plus, you don’t have to have the clearance that you have to have when a door swings out,” says Foster. Now that summer is in full swing, screens can often take center stage. Marie Resch, owner of Screens of Kentucky, says that the Phan-tom Professional Series were the original screen doors with a mag-netic latch. The Professional Retractable Door Screen provides insect protection and solar shading without blocking the view. The Legacy Phantom Screen is the only retractable door screen that has an inte-grated latch and release handle. It remains out of sight until needed. The extensive selection of colors allows the screens to blend with door-ways and the overall décor of the home. Both series fit all door types---inswing, outswing, single-door, double French doors, patio doors and oversize doors. “We also offer solar protection on window screens. There are several options, from basic insect mesh which has 40% solar block up to 90% solar block. They can be manually operated or can be motorized. We can even put them on a timer,” says Resch.

The council met and enjoyed a BBQ lunch from the Starvin Marvin County Kitchen. The topic was the new comprehensive plan for Old-ham County. The comprehensive plan has been around since the 1970’s, it includes goals, objectives and projected land use. In 2002, a new plan was adopted, and it will be updated this year. It is based on capacity planning and infrastructure plays a big part. The county must be able to keep up (water, sewer, school capacity). One of the new changes is that they went to a text based map. The benefits of the plan is that it provides options and gives the community an idea of what to expect. The map does not change existing zoning. There was a report on permits also from the county officials. Single family building permits are creaping back up. In the peak of building in 2003, there were 831 permits pulled, in all of 2009, there were only 131. For 2012, from January to April, there have been 76 so far. Remodeling has stayed flat for the past few years, without decline. The inspectors reported on the new energy code and decks.
