AreA newsHomes for Hire

Hiring out homes for filming and photography shoots is lucrative, and this tastefully styled property in Camberwell with four double bedrooms spread over four comfortable floors, earns its owner from £800 to £1,800 per day when rented out to photographers and film crews. No doubt they love its features, including gorgeously rich, stained floorboards, original shutters, a large double reception and country-style kitchen/diner. It has been featured in fashion and accessories catalogues and will be the backdrop for an upcoming commercial.

“Attention to period details and traditional décor and furnishings can increase the saleability of a property, whilst also bringing home an additional income,” says Becky Munday, head of sales at agents Wooster and Stock.

“Properties that have been used for films, television and photo shoots are often popular with home buyers. It adds an element of prestige and it is obviously appealing to think that one’s home can generate some extra revenue.”

Owner Tim Kent, an advertising photographer, says: “I got so much pleasure refurbishing this

Quick NewsTransport latest…Although first announced five years ago, plans to improve the Elephant and Castle for pedestrians and cyclists has been slow to come. After years of wrangling, the plans to replace the intimidating underground subways with crossings at street level are at last taking place, with some crossings now opened. It is an aspect of a scheme that includes improved lighting, wider pavements and new cycle lanes as part of the massive regeneration of the Elephant and Castle area.

Closures remain at both Greenwich and Woolwich foot tunnels, which are undergoing an £11.5 million programme to upgrade them. The Woolwich tunnel is likely to remain closed until March 2011, while Greenwich tunnel is at present closed from 9pm to 6am Monday to Friday.

The London 2012 Olympics and Paralympic Games will put the Greenwich area in the worldwide spotlight, and also present the opportunity for many residents to rent out their homes for vastly inflated rates. Couple this with the fact that Greenwich is also being made a Royal Borough in the same year, and it is clear that this is an ideal time to buy in this beautiful corner of London – or to stay put if you are already here.

house and invested much time and research into restoring all the original features, from the ornate cornicing and ceiling roses, to the light switches, door handles and radiators.

“I spent a lot of time scouring antique shops, reclamation yards and eBay for the perfect furnishings. The main labour of love was reinstating all of the fireplaces that had been removed by previous residents. There are now seven working fireplaces in the house, and each was chosen to be correct for the era of the house and size of room. I love open fires, they are just so cosy and are

Greenwich has got a brand new online information website for both visitors and residents alike. The Greenwich Directory (www.greenwichdirectory.co.uk) is a completely free, up-to-date, one-stop information resource for the Greenwich area.

There is loads of detailed, regularly expanding information about local attractions, cafés, restaurants, bars, pubs, clubs, accommodation, services,

property market information and community information, including council offices, hospitals, schools, emergency services, and much more. The Classified Marketplace page includes local professionals, trades and services.

Initially covering mainly the Greenwich and Blackheath areas, the site will expand to include more information on outlying areas and specific neighbourhoods in the area.

probably one of the house’s strongest features.”Jonathan King, director of location agency

Shootfactory, which represents the property, says: “A property’s suitability will depend upon its style, size, layout and décor and, of course, its geographical location. There is no particular style of property that we look for since our clients are constantly looking to vary their choice of location house.

“In the case of Brunswick Villas, clients are struck by the architectural look and the fact the décor has a very authentic feel. You can imagine Charles Dickens basing a scene from one of his novels here!”

Superbly located in the heart of Camberwell, cafés, bars, restaurants and the serene Brunswick Park are on the doorstep. It is less than a mile’s walk from both Peckham Rye and Denmark Hill stations, which have frequent services to London Bridge, Blackfriars and Victoria. There are also excellent schools in the area, making this period dream an ideal family home. n

DRINKMeantime Brewing Company’s first pub, the Greenwich Union, is a beer-lovers’ paradise. It sells no national brewers’ products and its own beers are unpasteurised and brewed in small batches. There is also a selection of more than 60 beers from some of the world’s top breweries. Precious few pubs can boast such oddities as Belgian Lambic beers, German smoked beers and Belgian Trappist ales, as well as the usual bitters and lagers – but the Union can. There is also an extensive food menu.

One of the best things about the Greenwich and Blackheath area is that you can get to live both the town and country lifestyle without all the driving. Oxleas Woods and Greenwich Borough’s very own working farm, Woodlands, are just a five-minute drive away either side of Shooters Hill. Every Thursday from 10am–noon in February Woodlands is organising special toddler sessions to meet the animals – and other local families – and there are arts and crafts and a play area.

PLAYLast year saw a raft of new fitness crazes hit the UK, including boot camps and the introduction of outdoor gyms. David Lloyd Leisure Club in Kidbrooke predicts that this year one major trend will be increasing: the demand for children’s fitness programmes, especially with childhood obesity on the rise. As a response, David Lloyd Leisure will be improving their current offerings for 11 to 16-year-olds, providing them with more options to join group exercise classes and workout unsupervised in the gym. David Lloyd also sees increased interest in triathlon, Britain’s fastest growing sport, and will have regular triathlon activities at the club. New bikini workouts and tennis-specific programmes are being introduced to keep members motivated.

24 hours in...East Dulwich

I f you’re looking for a country village getaway, but without the country, village and getaway part, then East Dulwich is a wonderful nook in South London to escape

to. Just 15 minutes from the centre of the city, East Dulwich somehow manages to exude a friendly village vibe, full of independent boutiques and one-of-a-kind nights out – their Community Film Club won last year’s Film Society of the Year award.

Described as a diamond in the rough, the skyline is semi-detached houses and Victorian terraces initially, but look closer and you’ll see the area has been treated to more than a touch of gentrification in the last few years, adding to both its appeal and property prices.

9.00 amCultureStart your day off with a wander around the Dulwich Picture Gallery. The first ever public art gallery stands on lush green grounds and offers a diverse range of exhibitions and installations; it’s the perfect way to start off the morning, before heading to their much-renowned café to enjoy elevenses and some truly stunning views.

10.30 amSightseeingWork off breakfast with a stroll around some of the mainstays of East Dulwich; start by heading past the Library. A visual treat for any architecture fan, its building work remains untouched since its erection in 1897. From

here, head down Upland Road, where you’ll get a picture-perfect view from Canary Wharf to the London Eye; a Kodak moment waiting to happen. Round off your walk by visiting the village green, a gem for any Londoner in need of an escape from the hustle

and bustle of the city – you could even make a quick detour to the lake for a pedalo ride.

11.30 pmHistoryThe Horniman Museum is a much admired place that is worth a browse for their sheer range of exhibitions, if nothing else, from music to natural history and everything in between. The recently opened and widely acclaimed Horniman Aquarium beckons from here too.

12.30 pmLunchFor a light lunch, head over to the Magnolia Rooms; a hot spot that has changed hands and names many times before, returning to its roots and becoming a family-run restaurant. Clean and bright inside, it is strewn with graffitied wooden school chairs contrasting with statement wallpaper and mismatched lights. It’s kitsch enough to be cool, and a must-visit for an empty belly craving some attractive home-cooked fare.

3.00 pmCoffeeLordship Lane is a hub of activity and filled with all manner of independent traders and boutiques from art galleries to cheese shops. Make sure you visit Dolce Vita Catering for an award-winning

brownie, and the renowned East Dulwich Deli, which also holds a coveted stall in the Harrods Food Hall. Any men not interested in browsing can head over to the Champion Hill Stadium to see if

local team Dulwich Hamlet FC are playing at home.

6.00 pmTheatre + DinnerHead to Southwark Street to the newly revived Menier Chocolate Factory to start your evening. Resurrected in 2004 from its state as a disused chocolate factory, the now-theatre and restaurant

has been described as one of London’s greatest theatre hopes. Catch a show or cosy up in the à la Carte restaurant under dim lighting and dark wooden beams, surrounded by original fittings – a truly unique experience.

8.00 pmDrink

Head to the East Dulwich Tavern next; it’s a true reminder of why you’re in the area. A genuine local that won the Neighbourhood Pub Award 2009, it’s trendy with a relaxed vibe and view over

the green, as well as boasting a great selection of real ales.

9.30 pmDanceRound off your evening at the Black Cherry Bar. As with every other building in the vicinity, this ex-greengrocers is full of history. Live music and DJs regularly entertain until the small hours and it’s the perfect end to a good day out.

street can refLect an entire area’s etHOs...

It’s amazing how a couple of new shops can transform the perception of a neighbourhood. A really good example of this was the occasion of Marks and Spencer opening its ‘Simply Food’ store on Old Dover Road at the Blackheath Standard around three years ago. Many years before, this was the site of a cinema and in recent years it became in turn a branch of Safeway, Morrisons and Somerfield supermarkets.

The Blackheath Standard doesn’t possess the kind of chichi boutiques, cafés and shops that pepper nearby Blackheath Village. So the installation of an M&S was a sure sign of it going upmarket and indeed, since it opened, smart new shops have slowly sprung up around it, like the florist and gift shop Passion Flower, children’s shop Ottie and the Bea, and new cookery school and cookware retailer Blackheath Cooks. Shops like these are a clear indication of the gentrification of an area, which invariably gets a mixed response locally.

Residents of the Blackheath Standard fall into a wide range of income brackets

and, whilst some residents, mainly affluent professionals, were overjoyed that they at last could buy upmarket delicacies like filo pastry parcels, vegetarian sushi, rich chocolate truffle sauce and a host of other very high-quality fare, others were shocked that the store was flogging £13 chickens, single apples for the price of a whole bag at nearby Lewisham market, and dinky little slabs of Parmesan for the cost of a ploughman’s lunch at the pub.

Those on lower incomes mourned the demise of a traditional supermarket offering heavy discounting and a much greater range of lines, while higher income residents relished trips to buy the likes of freshly baked croissants and tiger prawns in exotic spices.

The recession may have completely shaken up the whole retail sector, and credit-crunched formerly staunch Waitrose aficionados now scour the aisles of pound shops, Aldi and Lidl in search of bargains, but one thing is for sure: our shops shape our neighbourhoods far more than we perhaps realise.

Changing times

from here...The view

treading the boardsSouth East London is blessed with a rich selection of quality theatres.

Menier Chocolate FactoryA whole host of awards and West End transfers clearly indicate the quality of the work at this theatre in London Bridge. From 15 February to 19 March, Ruby Wax stars in Losing It, billed as a hilarious, and sometimes dark show, about mental illness.

020 7907 7060www.menierchocolatefactory.com

The Brockley Jack Studio Theatre This is a well-established, intimate fringe pub theatre seating up to 50 people. From 2 to 5 February, following sell-out performances elsewhere in London and prior to a national UK tour, it is staging Deirdre and Me, written and performed by Rachael Halliwell. It is described as an original one-woman show full of laugh-out-loud, yet poignant humour in the style of Alan Bennett and Victoria Wood.

0844 847 2454www.brockleyjack.co.uk

The Greenwich Playhouse While The Greenwich Theatre is a much-loved fixture of the South London arts scene, precious few people register its tiny neighbour, The Greenwich Playhouse. This highly regarded studio theatre consistently stages high-quality work. From 8 March to 3 April it offers The Maias by Eça de Queirós, which traces the decline of a 19th century aristocratic family and the incestuous love affair between a brother and sister, who are unaware of their blood relations.

Licensing for estate agents couLd bring much needed standardisation to the industry

AlAsdAir CArpenter, Company DireCtor of LourDes

estate agents, Comments on the state of the resiDentiaL

property market

State of the market

C an I see your licence please? Although not a question usually asked of estate agents, it might be something they will need to become accustomed to hearing. The National Association of Estate

Agents (NAEA) has just launched the first licensing scheme for estate agents. As it currently stands the scheme will only be open to members of the NAEA and there is no legal requirement for estate agent to become members.

Although I firmly believe licensing should be introduced for estate agents, I have grave concerns for the way this is being introduced. Firstly, a voluntary scheme will only attract the reputable estate agents who probably don’t need any further governance. Secondly, I can’t help but think this should be a legal requirement introduced by the government and not a voluntary membership organisation. Surely the entire purpose of licensing the UK housing market is

to weed out rogue operators who indulge in unsavoury business practices? Those people are highly unlikely to volunteer to be licensed, regulated and scrutinised. My third and final concern, is whether the licensing scheme will be effectively marketed to the general public. Most of the people I speak to outside of the industry have no idea that the housing market is totally unregulated. They do not know that

the NAEA is a voluntary organisation and that estate agents are not legally required to join the organisation. As it stands anyone can set up an estate agency or work as an estate agent. So unless time, effort and money are invested into effectively communicating the need for licensing, then the entire exercise will be fruitless.

Estate agents have always suffered from a poor public perception, and without drastic measures this will never change. Grant Shapps, minister for housing, hailed the NAEA’s licensing scheme as a ‘symbolic moment’. I will reserve such enthusiasm for when Mr Shapps decides that licensing of estate agents in the UK needs to be mandatory. The public would like better industry standards; the reputable industry professionals would like a better public image; so surely the government should further legislate the industry? You wouldn’t use an unregulated accountant, solicitor, stockbroker or even taxi driver so there should be no reason for estate agents to escape accountability. Besides, wouldn’t it be a refreshing change to deal with someone educated in property? Someone that is knowledgeable about the finer details and laws of the property market. I would dearly love to see the wheeler-dealer image of estate agents buried forever.

Although I have my concerns about the current suggested scheme, I will stand behind it and make sure that my staff are licensed. As I am sure every other reputable, professional estate agent will be. It is often said that something is better than nothing and in this case it is probably true.

So, as of June 2011, when you are requiring the services of an estate agent make sure you are asking the question, are you licensed by the NAEA? There will be no shortage of agents who have taken the trouble to license their service, so make sure you are using one. n

O n one day this January one headline read: ‘Property prices to reduce by 10% in 2011’. Oh dear. The next day, another headline stated: ‘House prices set to surge, market will take off

in Spring say experts’. Hooray. Is there anyone out there that is singing from the same hymn sheet?

If you believe that property prices are going to reduce, then it would be prudent to sell your property now and rent accommodation for one year, before buying a new home that would then be 10% cheaper.

Based upon a sale value of £300,000 and a subsequent rental cost of £1,500 per month (£18,000 per year), if you were to sell your property and buy it back a year later you would have made a profit of £12,000 in a falling market.

However, if you believe that we are set for a surge, then it would be prudent to wait before you sell so that you can gain the profit from an increased property value. If your property value increases by 10% then a year later you would have made a profit of £30,000 in a rising market.

A dilemma unfolds...do we or don’t we sell our property? And how do you decide?

Are the ‘facts’ in a tabloid newspaper more correct or less correct than the ‘facts’ in a well-known broadsheet? We need to be able to assess the quality of the ‘facts’ that are presented to us. A sceptic would probably say that anything printed in a newspaper is a bit iffy, but where else can we get our day to day knowledge?

It is currently impossible to make a rational decision based upon the reported market information as it swings from one extreme to another on a daily basis. Alternatively, if we were to rely upon the stability of our economy or politics then, yet again we are currently in the dark, and it is not until we see a thriving and vibrant economy that things will change.

• So it comes down to personal factors such as :• Is now the time to move on?• Are we ready to move on?

How do you know wHat to tHink wHen everyone is saying sometHing

different? Hilton ingram from HeatH estates spouts fortH...

Hilton’s

Hindsight

TO sellornOT TO sell?

• Can we afford to move on?• Is the interest rate going to increase?• Can we get a mortgage? Before we can make a decision we have to check

to see if there is a fly in the ointment. Nobody appears to have told the mortgage lenders that home owners would like to sell and buy properties, so the volume of mortgage products are at best, limited and also vary from day to day. Lenders appear to be removing products faster than creating new ones. Is this a sign of the market or a sign of the times?

Nowadays even a perfect credit history does not automatically entitle you to be a member of the elite club of mortgage receivers, so it is worth checking to see if you are able to get a mortgage offer before you start to make decisions about your future home.

The start of a new year always brings with it the desire to make a change, so there will no doubt be many of you looking to buy or sell – but which route are you going to take? n

interiorsItalian Luxury in The UkItalian furniture company Giusti Portos enters the UK market with the introduction of three luxurious bed collections: Angelica, Ducale and Perlage. Each bed is distinctive not only for its Italian craftsmanship and quality, but also for its elegant shape and lavish finish. The Angelica and Ducale beds are both made of hand-forged solid iron and come in a silver leaf pickled finish. Ducale also comes in a worn iron finish and Perlage’s finish, solid forged iron sheet, in pearl or red pearl. “I am delighted to enter such a prestigious Italian name into the UK market,” says UK sales manager Gianfranco Bianchi. “The initial response to Giusti Portos has been extremely positive and I firmly believe it will be a huge success.”

It will also act as an innovation studio and meeting facility to enable the design team to host business appointments. “By displaying a range of designs and bespoke furniture pieces, the showroom will provide the perfect platform for people to see exactly what we can do for them,” explains Henrietta Perry, Callister Russell’s head of design.

In designing the interior of Mulberry’s new New Bond Street store, London-based Universal Design Studio has created a retail environment like no other. A vast concrete ‘warehouse-style’ floor provides the canvas for a selection of bespoke features including sculptured oak display stands, distinctive handmade irregular tiles, and an 8.7m-long polished brass cash desk. The backbone

of the store is an undulating, traditionally crafted, dry-stone wall, which helps retain heat in the winter and cool air in the summer. Universal Design Studio designed the store with the aim of achieving a BREEAM rating of ‘Excellent’ – something considered highly unusual in retail construction.

Fire: the jewellery oF our landscapeTransform your outdoor living space with this astonishing Elena Colombo installation. The elegance and artistry of the Branch Trough typifies Elena’s work, which aims to extend architectural design into the natural landscape by addressing our primal need for the elements earth, fire, water, and wind.

Owner and operator of Colombo Construction Corporation, Elena is both a classically trained sculptor and architectural designer, something apparent in each of her conceptually styled, site-specific works. Elena’s fire features are graceful and contemporary and at the same time manage to take us back to a much simpler, ancient existence.

As fire pits and fire features become more popular as a form of outdoor decor, the stainless steel Colombo Branch Trough is a dramatic example of the future of outdoor accessories. The Branch Trough is available in a range of custom sizes and materials, and equipped to burn either propane or natural gas, it is also cleaner, more convenient and safer than a wood-burning fire.

The Branch Trough by Colombo Construction Corporation is available from £10,950 at www.firefeatures.com

focus

John Makepeace could easily be called the father of British furniture design. He found national acclaim early in his career when his retail products for Heals, the Centenary Dining Room for Liberty’s, caught the

attention of furniture specialists. During the 1960s he won several high-profile design competitions, before becoming a founder trustee of the Crafts Council in the 1970s, and setting up Parnham College, an institution that integrated the teaching of fine craftsmanship with design and entrepreneurship.

Through the ‘80s and ‘90s, John addressed some of forestry’s most pressing economic concerns. He brought together foresters, chemists, material scientists, structural engineers and designers to research and develop sustainable technologies and new building systems. The award-winning buildings that resulted at the Hooke Park campus in Dorset are proof of a most successful multi-disciplinary collaboration.

Represented in numerous collections including

the Victoria and Albert Museum, London, the Fitzwilliam Museum, Cambridge, and the Museum fur Kunstandwerk, Frankfurt, John now works to commission, although he has recently introduced a range of affordable limited editions.

In 1988 John became an OBE for his services to furniture design, and was given the Lifetime Achievement Award by the Furniture Society (USA) in 2002.

This year, to honour his achievements, Somerset House is hosting the first ever solo John Makepeace exhibition, bringing together pieces from public and private collections from the UK and abroad, including his famous Mitre chair, made to celebrate HM the Queen and Prince Philip’s Silver Wedding Anniversary.

John Makepeace – Enriching the Language of Furniture exhibition runs at Somerset House from 16 March to 15 April 2011 n

For Victorian town planners, urban green spaces were a means of improving the lives of city dwellers. Since then, as cities have sprawled towards the countryside and grown towards the

heavens, municipal city parks and gardens have been in decline. Now, thanks to research into the social, environmental and economic values of things like ‘green roofs’ and ‘living walls’, urban green space is undergoing a revival.

The aesthetic appeal of plants in concrete-heavy environments is obvious; so, too, is the positive impact they have on wildlife, but research shows that the benefits of urban greenery go way beyond that.

A study by the University of Michigan showed that a 21,000 sq ft green roof will save $200,000 over its lifetime and that on a day that reaches 90°F, the same green roof will reduce insolation – the absorption of solar radiation by roads and buildings – by more than half.

If well-designed and cared for, green roofs can help regulate a building’s internal temperature, reduce storm water runoff, and extend a roof’s lifespan. That’s probably why they’re appearing in increasing frequency atop residential homes and office buildings across the city.

Horizontal surfaces are not the only part of buildings sprouting green roots – plants are also growing upwards. Living walls – also known as vertical gardens, green walls or biowalls – are becoming more popular. As well as insulating buildings and providing a habitat for insects and birds, living walls can offer privacy, screen eyesores, and draw the eye upward to create the illusion of space. They also reduce air temperature and lessen noise pollution by absorbing city sounds.

For city horticulturists faced with a limited availability of space, living walls offer a great way to make use of vertical surfaces. No longer restricted to traditional tall and skinny plant ranges like conifers and climbers, gardeners can create thriving vertical spaces by planting materials similar to those found on cliff faces. Wild flowers, mosses, and berries, for example, will create tapestries of colour, form and texture in even the smallest of gardens.

At home, not only do green roofs and living walls help stabilise the balance between the built and natural environment, they also leave valuable ground space for children to play in, or for parents to host dinner parties. Perfect for urban living. n

If you fancy ownIng your own stunnIng vIews of the sIbIllInI MountaIns and the

ownershIp could be the sIMple answer

D o you dream of owning an idyllic, second home, where you can escape from the rat race? Do you visualise resting in a sun lounger on your own Italian terrace, with a glass of wine

from your own vineyard, watching the patchwork quilt of the countryside laid out before you? If this is your dream, but you’re put off by the thought of navigating your way through foreign legislation, unfamiliar builders, and the cost of renovation and maintenance of the property whilst you’re not in residence, then here is the ideal solution. Appassionata is a boutique fractional business which offers customers fractional ownership in the stunning region of Le Marche, Italy.

Founders of Appassionata, Michael Hobbs and Dawn Cavanagh-Hobbs visited the culture-rich region of Le Marche in 2004 and immediately fell in love with the beauty of the area, the people and the Italian lifestyle. They decided to set up their boutique business three years later after constantly hearing

about the regrets holiday home owners had with buying a property outright.

The idea behind fractional ownership is that you select and purchase the number of weeks you want to use per year, and share the running costs with your co-owners. Owners get an actual stake in the company that owns the property and, therefore, a share of the deed. This purchase is forever, allowing owners to choose to sell their stake, rent out the property for the duration of their weeks, or pass it on to their family whenever they choose.

Earlier this year, the Financial Times Weekend Magazine looked into fractional ownership, commenting that: “Fractional ownership, seen through the prism of a global downturn, has become a strikingly attractive and popular option.” Fractional ownership is the easy way of achieving a trustworthy, luxuriously maintained holiday home without the price tag or responsibility of maintenance.

Appassionata’s Estate Giacomo Leopardi is set close to Montefiore dell’Aso in the gorgeous and

the MedA taste of

Page 65: London Homes & Property (South East) February 2011

culture-rich region of Le Marche. The wonderfully preserved medieval Montefiore Dell’ Aso has been voted one of Italy’s most beautiful towns. It offers visitors gorgeous local food, fantastic scenery, classic architecture around the town centre, with beaches ten minutes away and the Sibillini Mountains less than an hour away.

Estate Giacomo Leopardi, aptly named after one of Italy’s most famous Romantic poets, consists of two properties in five acres of land, with vistas overlooking the Adriatic Sea, as well as breathtaking views of the Sibillini Mountains. The estate has been created to tempt anyone’s interest in all seasons with a large swimming pool, all-weather tennis court, private terraces, landscaped gardens and newly planted vineyard.

Casa Giacomo is a four-bedroom, three-bathroom property comprising 2,150 square feet over two floors. The property is set in its own private grounds of the estate and has been decorated to a luxuriously high standard. The interiors have been created with just the right balance, ensuring a harmonious blend of traditional and modern materials, creating a feeling of home whatever the season. Interior designer, Dawn, worked hard to ensure that the property possesses original art, antique furniture and high-quality modern

fittings which all work together to give the best of classic Italian design, mixed with modern convenience. Casa Leopardi is a spacious and traditional Italian farmhouse that is currently being restored into a wonderful five-bedroom home, which will contain the same exquisite level of high-quality accommodation throughout and will be ready to move into this year.

This exclusive development has only ten shares available for each house, but with 40 per cent of the luxurious Casa Giacomo already snapped up by discerning buyers, prospective owners will need to move quickly to own their share of this affordable Italian dream. And if a stake in a gorgeous Italian home isn’t enough to entice you, then buying a share in these properties means also purchasing a stake in the olive oil production from the olive groves around the property, production from the lavender plants, and a share of the wine from the Estate’s vineyards.

So, with the New Year upon us, why not make your dream of owning your own Italian estate a reality and start 2011 with a new and exciting adventure that will benefit you year after year? n

New build vs off-plaNGiven that many developed property markets, such as Spain, have high levels of property stock, the trend for 2011 is for buyers to seek out ready-built properties and resale properties, with established facilities, to minimise risk.

Mortgage typeChoosing the bank a buyer deals with could be as important as choosing the country to buy in. Banks with low exposure to weaker economies and bad debt may offer keener mortgage rates for foreign national buyers.

The currency of the mortgage will be more of an important factor, and buyers will think more carefully about whether they opt for a Euro, Swiss Franc, or local currency mortgage.

access to iNforMatioNIncreasing access to overseas, property-related information, enabling checks on the reputation of developers or agents, and to monitor what’s happening in a chosen property market, will help buyers in 2011. This may lead to some novice, overseas property buyers becoming overly confident, simply because they can access lots of information online. A good overseas property agent, who can guide you through the local buying process and prompt on what needs to be done, is essential.

More deMaNdiNg property buyersAlong with the economic downturn, news emanating from many overseas destinations of price drops (in Spain, property prices are down on the Costa del Sol 20 per cent since 2005, according to the Bank of Spain) has helped shape buyer expectations.

2011 will continue to be the year of bargain hunters, although many will realise the really cheap properties, or bank repossessions, are not all of “holiday home” quality, or in the right location. So headline prices will continue to stimulate interest, but the reality may not always match up to buyer expectations.

cost-savvy buyers, aNd owNersAs government budget cuts bite, many overseas property buyers will continue to seek ways of keeping costs down. Alternatives to buying outright could become more popular. For example, we could see more people buying leaseback properties, which combine holiday home ownership, with hassle-free maintenance and income generation. n

used to have, in spite of the challenges it has faced with its economy and pockets of surplus property stock. People still want to buy Spanish property for the warm climate, easy accessibility and the enviable Mediterranean lifestyle. It will continue to prove popular in 2011, as people seek to snap up bargains.

• Turkey will become more prominent as a holiday home destination and property investment location. In some respects it is becoming the “new Bulgaria”, in as much as it offers keenly priced, holiday home property along its varied coastline, but also investment property in its capital city, Istanbul.

• Morocco will raise its profile on the world stage in 2011 as an emerging holiday home destination, with its combination of beautiful coastal development on the Mediterranean and Atlantic coastlines, and its city centre attractions of Marrakech and Tangiers.

Construction has started on one of the most hotly anticipated buildings in the City.

Dubbed the ‘Walkie Talkie,’ 20 Fenchurch Street will be completed in 2014, cover 690,000 sq ft across 37 storeys and be topped by a public sky garden.

The development is being led by Canary Wharf Group and Land Securities. Managing director of Land Securities’ London portfolio, Robert Noel, said at the opening ceremony on 18 January 2011: “In January 2010 we were the first property company to commit to starting major developments in London in this cycle, as we saw a supply constrained market evolving for prime office space between 2012 and 2014.

“In starting work on 20 Fenchurch Street with the Canary Wharf Group today, we begin an exciting journey that will bring together our complementary skills in development, leasing and construction to create a new landmark for London.”

Property consultancy Chesterton Humberts will freeze VAT on fees until 28 February 2011. Sellers can benefit from the VAT freeze at 17.5 per cent on fees earned through newly signed sales instructions between 4 January and 28 February 2011.

Chesterton Humberts will pay the extra 2.5 per cent themselves, as long as sellers instruct the company as sole

agents at their standard commission rate and contracts are exchanged on or before 30 April 2011.

Robert Bartlett, Chesterton Humberts CEO, comments: “We want to give property owners considering selling a bit of motivation. With prices rising across the board, we want to do what we can to minimise the pain.”

e ach of the fourteen apartments at St John’s has its own parking space in a car park to the rear, which is included in the sale price. All apartments have beautiful

fitted kitchens with granite worktops and AEG appliances, including integrated dishwasher and fridge/freezers. Striking stainless steel single ovens, chimney extractor hood and splashback to rear of ceramic hobs finish off this area. Ivory ceramic floor tiles are to be found in all kitchens, bathrooms and utility cupboards.

Energy efficiency has not been forgotten, with low voltage downlights in rooms and high efficiency condensing boilers with hot water storage cylinders, wet system radiators and chrome heated towel rails in bathrooms and en suites, complete the heating arrangements. Bathrooms have been designed with white fittings throughout.

The large halls benefit from laminate wood flooring which extends into the living area. Internal doors have chrome plated door furniture and bedrooms are carpeted throughout and include built in wardrobes with shelf and hanging rails. All walls are covered with matt white

emulsion and satinwood to the internal joinery. Safety is an important feature at St John’s which has been fitted with a video door entry system into the communal hall.

St John’s is close to St John’s Church which lends its name to the area. The green space of Blackheath is a breath of fresh air and a short walk away. Acres of unspoilt land on the heath, combined with the buzz of the true urban village, which can be found at both Blackheath Village and Blackheath Standard, add to the enjoyment of St John’s.

Greenwich Park with its sweeping vistas across the London skyline, part of the Maritime Greenwich World Heritage Site, is close by. A walk down the hill in the park, London’s oldest Royal park, with its wilderness garden and deer park, leads to nearby Greenwich and the centre of the Maritime World Heritage Site.

Weekend markets, handsome architecture, museums, a theatre, an art house cinema and great mix of restaurants and bars, give residents and visitors alike a great choice of activities.

A ll the indicators are showing that the buy-to-let sector is gaining resurgence.

Agents are reporting that demand for rental properties is at an all-time high, with new tenant registrations

outstripping available accommodation – an average of 5.2 tenants are now vying for each property, while rental yield is increasing year on year.

The reasons behind this surge are quite clear: lack of available funding for purchases, strict criteria, large deposits out of reach for first-time buyers, government cuts in social housing and a lack of appetite to build by the large nationals.

None of the above conditions are likely to change in the foreseeable future, and as young people cannot live with their parents forever and need their own space, demand will not cease. Moreover, as we live on an overcrowded island where living space is finite, logic dictates that, yes, it is a sound investment. Perhaps that’s why it is the only market sector where lenders are vying for position – lenders generally, are not daft; they know how, and where, to make money!

So, fancy being a landlord? Think it sounds an easy way to make money? Well, it’s not as simple as it may sound.

Although, this sector of lending is quite buoyant, lenders are still quite fussy about who they will accept – it is not the free-for-all of days gone by.

By and large, the lenders are looking for larger deposits, 25 per cent being the practical norm, good

We take a look at the pros and cons of becoming a landlord

credit scoring, preferably experienced landlords, certainly existing homeowners.

They will resist what they see as amateurs, expecting to see good historical conduct of accounts, and proper tax returns. Proof of income to demonstrate affordability to offset rental voids, as well as a wide margin of rental income over mortgage costs is also important. In particular, lenders are very wary of low-quality housing in less quality areas – they have no intention of funding potential slum landlords.

Every lender in the marketplace will adopt some or all of the above criteria. Sourcing the best deal is a minefield, and can really only be achieved by using a mortgage broker experienced in that sector, and one can be found in your vicinity on www.unbiased.co.uk.

That’s without the problem of finding a tenant, managing the property, dealing with delinquent tenants, rental voids, legal and taxation issues. Before venturing into this sector, potential investors should seek advice from an experienced letting agent, as well as professional, legal and taxation advice.

So, after all that, is it really a sound investment?Very much so, but it is a serious investment that

requires serious thought and personal involvement, and is not for the faint-hearted! n

Cory Askew asks What do Chinese students and investment bankers have in Common?

WARSTurf

I t may sound like the opening line for a bad joke, but the two groups are fighting a pitched battle on the mean streets of Canary Wharf and Docklands

At stake are the unseasonably sparse levels of rental accommodation in the area. Students now find themselves being fallen over to be accommodated and no longer avoided by private landlords. Nothing altruistic here in the landlord’s intentions, these new breed of students are typically from China or elsewhere in the Far East, usually pay a premium and are able to pay the entire amount of annual rent up front. So dramatic is their buying power that many of the Docklands’ typical renters, the corporate soldiers of Canary Wharf, are being priced out of the rental market.

The average (and until now ubiquitous) one bedroom Docklands apartment has seen its average value surge from £250 per week to a staggering £350 per week in the course of four months over

the third and fourth quarters of 2010. The shortage is pushing up values in surrounding areas of E16 and as far out as the Olympic sites

in Stratford. Whisper it, but the perennially ‘up-and-coming’ Royal Docks may have finally arrived, due to property shortages in the surrounding area.

It’s not just renters who are coming from the Far East, but investors are also back en-masse, and seriously looking in the area to buy property around Docklands and Canary Wharf. They are attracted to the waterside location and the plentiful new build developments that are popping up every month. They

are typically not interested in anything other than new build, and see living in someone else’s old house much like wearing someone else’s old shoes. New build is the ultimate buy, but it has to be in a convenient and upmarket area.

In response to the growing demand from renters and buyers from the Far East, our office has hired Shih Yu, who speaks Cantonese and Mandarin. He joined the lettings department last year as a negotiator with the hope that he might be able to use his language skills. So far, he hasn’t had a problem doing exactly this and has been an irreplaceable asset to the office.

In fact, the effect has been far more dramatic than expected, as we are suddenly getting many more Far Eastern landlords, tenants, vendors and buyers because they know they can speak to Shih Yu in their own language. Whether renting, letting, buying or selling, the processes are stressful and sometimes complicated. The knowledge that they can understand fully and communicate with comfort and ease is very reassuring for customers and, as a consequence, the word-of-mouth effect has been staggering.

As the other BRIC (Brazil, Russia, India and China) nations continue to prosper, no doubt we will be seeing many more buyers from these countries investing and renting in London. Dutifully, estate agents will have to keep up with this influx of foreign clients and, if our experience with Shih Yu can be repeated, we will undoubtedly be hiring more employees with language skills. nCory Askew is associate director of the Chesterton Humberts’ Canary Wharf & Docklands office 020 7510 8300 www.chestertonhumberts.com

B uyer confidence in the £1m plus property market remains high, according to new research. We spoke to estate agents, developers and mortgage brokers, and almost three quarters (73

per cent) of those surveyed say that confidence is either high or neutral among those people considering purchasing properties worth £1m or more.

However, just over a quarter (27 per cent) of those surveyed claim that buyers in the prime property market are concerned about future prospects. They believe that the top three obstacles impacting sales of £1m plus properties are a lack of suitable properties, fear of a ‘double dip’ recession, and a lack of finance.

Latest Land Registry figures show that the number of properties sold annually in England and Wales for over £1m increased from 506 for the year to August 2009 to 731 the year to August 2010, an increase of 44 per cent. Signs of continued confidence at this end of the residential property market are supported by estate agents who have seen a marked increase in the number of buyers competing for each property worth £1m or more. Indeed, the Investec £Million Plus Property Market Barometer shows that almost two thirds (65 per

cent) of estate agents surveyed are seeing between six and 20 buyers per £1m plus property.

Despite signs of sustained confidence in the prime property market, our research demonstrates that access to finance remains a major issue for those looking to purchase properties worth £1m or more. Some potential buyers are struggling to secure mortgages and other personal loans, due to the less flexible lending criteria adopted by many banks.

Mortgage brokers in particular are concerned about the lack of finance. This lack of available credit is supported by the latest figures from the Council of Mortgage Lenders (November 2010), which reveals that net mortgage lending is estimated to be around £9bn this year, the lowest level since 1980.

One solution could be our £Million Plus mortgage, which is targeted at high net worth professionals who do not get paid along conventional lines, but rather accrue irregular income such as lump-sum bonuses. The new custom-made mortgage offering takes overall income and wealth into account, rather than just the value of an individual’s property and their regular monthly income. n

Lovell’s is the latest example of the regeneration

of former industrial wharves. In the 19th and

20th centuries, the names Lovell’s, Granite,

Badcock’s and Pipers Wharves would have been

familiar to river travellers and the residents of

Greenwich. However, back then, the line of

wharves barred direct access from the local

streets to the river itself.

Today, Lovell’s opens up the river to its

residents and neighbours in the East Greenwich

Conservation Area. An extension to the

Thames Path at Lovell’s has been designed

to link Greenwich Peninsula (including the O2

entertainment centre and North Greenwich

Jubilee Line station) with the historic buildings of

the Maritime Greenwich World Heritage Site.

Currently, only the largest penthouse is available

on the market. It has three bedrooms, two

bathrooms, and its own balcony which faces the

river and garden.

“The Lovell’s penthouses have the most

stunning panoramic views of the River Thames,

Canary Wharf skyline, The 02 and Greenwich

Peninsula,” says Margaret Keenan, King Sturge

Associate. “Add to this the high specification

of the contemporary interior finishes and

you have a truly spectacular home. Lovell’s

embraces 21st century climate-conscious living

and one of the main features is the ground

require internal radiators. Lovell’s really is a
