Our last article considered some of the dangers associated with pricing your home in relation to other properties available for sale (ie those remaining unsold). This time we’ll consider pricing in relation to properties which have actually sold.

When considering what asking price to quote, common sense dictates that the price of other homes which have sold locally could be a good indicator of the price you should be quoting. However, your research could well prompt you to price your property at a level which could under- or over-estimate your optimum sale price.

Irrespective of national trends, the property market is very sensitive to imbalances in supply and demand even on a street by street basis. When there are many qualified buyers all seeking a rarely-available house in a popular street the price goes up. If fate dictates that the following week five such houses become available in the same street, the price will inevitably fall.

Likewise there can be situations where a property is sold at a record price to an individual who particularly wanted a specific property for personal reasons. Conversely a situation could arise where a desperate seller, who might otherwise suffer repossession, agrees a sale at a very low figure for a quick sale.

Only the estate agent involved in any of these transactions knows how the individual circumstances of sale can affect value. So a word of caution – leave the science of valuation to an experienced local estate agent who is highly active in the market and has a good track record of achieving swift sales at or close to his/her suggested asking price.

Greenwich splashes out on new schoolsAlthough widespread public sector cutbacks continue to be made around the country, many of Greenwich borough’s schools are receiving massive facelifts.

At Kidbrooke, the highly rated 1973-built, 1600-pupil Thomas Tallis Secondary School is being demolished after its new, state-of-the-art £54m buildings open in October, providing much better teaching, sports and arts facilities.

In Eltham, new buildings and extensive landscaping were completed at another of the borough’s large secondary schools, Crown Woods, in April.

An innovative design has broken down what was a large school into smaller units, offering a more intimate and personalised education for pupils. Crown Woods now consists of three mini-schools offering education to pupils aged 11-16 and a sixth form for 16-19 year olds. Each school has 450 pupils. The College has also been equipped with state of the art information technology allowing teaching to be delivered in exciting new ways.

This summer also saw the opening of a £9.9m rebuild of St Mary Magdalene Church of England Primary School in Woolwich, 18 months after the old building was demolished.

Transport latest…Longstanding plans to extend the Bakerloo line as far as Lewisham have received a big boost following Network Rail’s backing of the £3.3bn route extension.

It beat 15 other options that TfL had drawn up and means that the line is set to be extended from Elephant and Castle through to New Cross, Lewisham, Ladywell, Catford, Sydenham and Hayes.

Although the high cost of the scheme means that it is unlikely to be realised before at least 2020, when finished it will be a fabulous addition to the area’s increasing transport links.

Southwark Playhouse threatened A spirited campaign has been launched by The Southwark Playhouse, determined to secure its future in the wake of the planned redevelopment of London Bridge station - which includes a concourse larger than the pitch at Wembley Stadium. Work at the site is scheduled to begin after the Olympics, are expected to last five years and there are no plans to include The Southwark Playhouse on the new site.

South London’s rich comedy heritageGreenwich has an illustrious comedy heritage. The likes of Arthur Smith and Simon Day grew up in the area, while Vic Reeves and Bob Mortimer lived in the neighbourhood and started out by playing local venues like the Goldsmith’s Tavern in New Cross and the Tramshed in Woolwich while renting a room at Jools Holland’s recording studio in Westcombe Park to write material.

Max Wall lived in Blackheath and used to regularly perform at the Greenwich Theatre in the 1970s and 1980s, while Malcolm Hardee, seen as godfather to a generation of comic talent in the 1980s, boosted the craft of stand-up no end at his legendary comedy nights at local venues The Tunnel Club and Up the Creek. Keith Allen, Jo Brand, Jenny Eclair, Harry Enfield, Harry Hill and Paul Merton are just some of the comedians he influenced before his untimely death in 2005.

Therefore it is more than fitting that for a third year a major comedy festival is coming to Greenwich from 5 to 11 September. Being staged at the Royal Naval College, acts will include Omid Djalili, Rich Hall, Arthur Smith, Stephen K Amos, Phil Jupitus, Shappi Khorsandi and Tim Minchin.

I am someone who admires quality marketing and am a believer that the better the marketing, the better the chance of selling a product for its true market value.

This is why it amazes me when an estate agent, being a marketing company after all, is entrusted to sell a property, but rely on dated and sub-standard means to do so. I find many agents actually have over exposed photography taken with cheap cameras shoved in their shop windows in case a buyer comes along. This is no way to treat your customers.

As a present vendor myself I truly believe that when you instruct an estate agent you want the company to make you proud of your own property. When I put my property on the market (yes, of course with Conran Estates) I felt proud to receive my professionally printed, glossy sales particulars with great photos and a lovely 3D floor plan, which I showed off to my friends and family (yes I am a bore). This is one of the many reasons my home sold very quickly for full market value.

When we train our new employees, as part of the process, we send them out onto the streets so they know the areas and can answer questions such as; where are the best schools? How good are their Ofsted reports? Where are the local parks located? What are the transport links like? And where are the leisure facilities? Therefore, our customers should feel sure that we know our areas along with the properties we are selling and renting!

What the customer cannot take for granted is how good our marketing is and this is ultimately the most important thing which will sell their property.

You will see a square code on our properties known as a QR code (Quick Response code). Those who have a Smart Phone or Ipad 2, can go to The App Store and download ‘i-nigma’ which is free. When downloaded, waiving it over the QR code enables the viewing of a video.

QR codes will be the future of marketing; they get the consumer directly onto the web page they require with ease. I saw one QR code on a cooking

television programme the other day to assist with downloading the ingredients list. So simple and very effective.

RESTAURANT review

Having spoken of the South East’s lures for foodies last month, we were delighted to hear that another restaurant had opened in Greenwich in

the form of the 16” West Brasserie. Not only this, but its location couldn’t be better; within the grounds of the National Maritime museum, overlooking the park.

The restaurant is more modern and minimalistic than grand and stately, which gives it a welcoming atmosphere, and the staff were attentive and friendly throughout the evening.

To start, I opted for the chilled pea soup with mint yoghurt. Having ordered something similar at The Ivy recently, it’s fair to say my expectations for the course were high, but the brasserie served up a very tasty version which more than satisfied.

My colleague chose the smoked haddock fishcake with creamed fennel and wholegrain mustard sauce, which was lightly crispy on the outside and perfectly soft inside. His was equally delicious, spawning the kind of ‘whose-is-better’ debate that arises from great food.

16 Seconds West themes its main courses. Feeling hungry? Select something ‘from the farm’ such as the baby chicken roasted with

turmeric, garlic, lemon and green beans, as I did. Alternatively, there’s the rib-eye steak which my colleague had, which comes with Bernaise sauce, a Portobello mushroom and your choice of potatoes. There are also tempting fish options ‘from England’s coastline’ and dishes ‘from the field’ including tasty vegetable bakes.

The seasoning of my main course was perfect, reflecting the fact that head chef Julian Jenkins is an award-winner of Savoy fame. While my colleague suggested the steak could be slightly more tender, he soon polished it off and marvelled at the sauce.

Although full, we attempted dessert. There were some great seasonal options such as the mixed berry parfait with almond biscuit, which was perfect after such a large meal. My colleague opted for the vanilla panacotta with elderflower jelly, a sweet and smooth treat to finish on.

The 16 Seconds West Brasserie is well worth a visit; especially considering we went during the notoriously tough teething period and had a really lovely evening. n

K atharine Pooley’s passion for interiors is coupled with her enthusiasm for all things travel. Katharine spent two decades travelling the globe, partly owing to her career as an investment banker, but also to satisfy her quest for adventure. To date

the buying ProCess: five Key Points

1 Always make sure you appoint an independent lawyer, this is very important to make sure that all previous bills are taken care of before you complete the purchase of your property.

2 You need to budget around eleven per cent of the purchase price for buying costs, the major part of this is eight per cent stamp duty.

3 You will need a NIE number before you can buy a property in Spain.

4 If you need finance to buy a property it makes sense to consult with a Spanish mortgage broker before you start to view properties, as Spanish banks are being very cautious with their current lending.

5 Make sure you buy a property within an established and mature community. Some

properties look great value for money but the catch maybe higher than usual community fees. If the development has only half of the properties sold, you only have 50 per cent of the potential community making the contributions. Talking with a good lawyer and a good agent you should be able to avoid these types of pitfalls. n

The beautiful neo classical house sits high above the seafront with stunning views over the Bay of Monaco and is surrounded by two acres of garden. The four bedroom house previously belonged to an American author in the seventies; this has resulted in an inspiring and eclectic mix of interior accessories although the feel is authentic to its South French location, with beautiful linens, distressed timber and sand stone materials. Andrew Dunn, director of Finchatton, comments, “It is extremely well located and very beautiful. There is an air of discretion about the area that is very appealing. We believe we have succeeded at maintaining its authentic charm and simplicity in the design.”

Lugano:Finchatton has also just completed the interior design of a luxury second home which overlooks the scenically splendid Lake Lugano in Switzerland. Located on the seventh floor of the Palazzo Mantegazza, (an iconic glass fronted building designed by renowned Luganese architect, Giampiero Camponovo), the apartment comprises four bedrooms and measures 4,700 sq ft. Featuring floor to ceiling glass walls, almost every room in the apartment offers expansive views of the surrounding scenery. Finchatton chose to keep the décor in the apartment understated, allowing it to complement and accentuate its environment. A host of natural

materials local to the area were used in the design and these included a traditional Italian polished plaster called Marmorino in the main entrance and living area, oak floors offset by a metallic bronze wash in the communal areas and Italian marble in the kitchen and bathrooms.

Hermitage Bay:Finchatton was appointed to handle the design of new luxury resort, Hermitage Bay, in Antigua. Set on one of the best beaches on the island and enjoying 1,500 ft of white sand overlooking the turquoise waters of the Caribbean, Hermitage Bay consists of 25 individual cottage suites set in ten acres of tropical gardens and lush vegetation.

Each spacious villa benefits from Finchatton’s flair for elegant luxury, featuring glossy dark wooden floors, décor and fabrics in white and natural shades and large bathrooms with outdoor shower gardens, as well as the most luxurious towels, linens and fixtures. Natural materials have been used throughout, for an end product that is an authentic reflection of the island.

Hermitage Bay was Finchatton’s first hotel project, on which they worked closely with Alex’s father Andrew Michelin; a well known hotelier with over 30 years’ experience in some of the world’s top properties. Andrew is also known for creating Cocos and Cocobay in Antigua, both of which continue to be very popular. n

The student accommodation sector has remained extraordinarily buoyant despite the downturn, kept afloat by the imbalance of supply and demand of student housing felt in many university cities across the UK.

With the assurance of a guaranteed long term income and appealing yields, investors have been snapping up purpose built student accommodation residences left right and centre, with an estimated £347,675,000 committed to the sector in the UK since the beginning of 2011, according to the latest report from CB Richard Ellis 2011.

Indeed, student numbers have been rising year-on-year over the last five years, increasing by four per cent last year alone, according to the report, with the growth in university students putting considerable pressure on the existing student housing stock across the country.

However, if your memories of student digs are of shabby box rooms and a kitchen in disrepair, today’s students are rather more discerning. A great number are now seeking high quality housing, contemporary interiors and city centre locations.

Prime London property prices have risen by 9.6 per cent in the last year and are now 35 per cent higher than the post-credit crunch trough in March 2009. Not only that, but prime London property prices rose by 0.7 per cent in July, taking values to a record high.

The prime London rental sector is also booming: on average, rents are now one per cent higher than their previous peak in March 2008.

“Once again the main reasons for high strength demand in the prime central London market are the overseas purchasers and low stock

levels,” says Noel Flint, head of London residential at Knight Frank. “In the last month our offices have seen more interest from buyers from continental Europe, possibly due to the ongoing Eurozone crisis as well as London providing a more cosmopolitan lifestyle.”

An early Ramadan this year meant that Middle Eastern buyers spent less time in London earlier this year, however Flint predicts that September will see increased interest from Middle eastern buyers escaping the hottest months in their home countries.

W ill the Bank of England base rate rise in the next few months? I don’t know, is the very firm answer!

The consensus of expert punditry suggests that the rate will not rise, at least substantially, until late 2012 at the earliest. However, these are the same expert pundits who didn’t foresee the credit crunch and can’t cure the euro and dollar deficit crisis now, nor predict where it will lead us.

So, can this current rate stability be relied upon? Throughout history the rate has fluctuated, sometimes wildly. In 1975 the rate was 11.25 per cent and varied by only one point during the next two years. However, in 1977 the rate fell to as low as five per cent before rising inexorably to 17 per cent at the end of that decade. While the 1980s produced less erratic figures, there were still surges and falls up until 2003 where the situation became more stable. However, we then saw the credit crunch which yielded an unprecedented low of 0.5 per cent in March 2009, where it remains.

Clearly the situation is unpredictable, even more so, because retail rates are dictated by market conditions and therefore independent of Bank of England constraints.

For the borrower, analysis is irrelevant if a particular product is unsuitable from an emotional perspective. If you can cope with the vagaries and fluctuations of a tracker rate then go for it, or if you prefer the guarantee which a fixed type brings then don’t be disappointed if the base rate recedes.

Both tracker and fixed rates are currently very attractive. Trackers with a switch facility are becoming more prevalent for the undecided, while the five year fixed deals are offering exceptional value for money.

With lenders regaining an appetite to lend (to borrowers that fit their template) and remortgaging enjoying a revival, this is the best time to dip your toes into the mortgage market. Enjoy it while it lasts! n
