Many of our furnished homes introduced in 2014 sold during the early part of the year, some selling so fast that only a few guests had an opportunity to visit. We’ve spent the rest of the year building new models to keep up with declining inventory in Southwest Florida’s active housing market.

Declining inventory of existing homes throughout Southwest Florida, pent-up demand and record sales are the recurring themes in recent reports from the Naples Area Board of Realtors and the Sarasota Association of Realtors.

NABOR credits new-home construction with replenishing the void of existing homes and reports month-after-month gains in the luxury market.

In Sarasota County, the real estate market remained on pace for near-record month-to-month and annual sales. Home inventory is also down, very close to July 2012’s record low, according to SAR.

In Mediterra, we’re building encore versions of our popular models after six of our eight available homes sold shortly after completion. We expect to complete most of them during season, with the first planned to open for viewing in February.

We’re also following up the success of our Southampton model in Old Naples with the new Chelston model, now under construction.

London Bay has acquired another two downtown homesites for new models and is offering several prime lots in Park Shore, including a coveted corner lot on Crayton Road, as part of our on-your-lot division.

In Sarasota, we’ve debuted two new, three-bedroom luxury villas – the Clara and Girona – at The Founders Club, along with improvements that include an expansion to the driving range, new roads, signage enhancing the community entrance and the addition of award-winning Executive Chef Mark Traugutt.

London Bay also recently announced the purchase of custom estate homesites in the intimate Spice Bay neighborhood on Siesta Key – as well as a luxurious homesite nestled against the best beach in America, Siesta Beach.

London Bay Homes is building six new single-family estate and luxury villa model

homes at Mediterra, and we have every expectation they’ll sell as quickly as the six

they’re replacing. Six of our eight models sold in early 2014 for a collective $13 million,

some before they were even completed.

The new homes duplicate the popular floor plans of our sold homes with exciting

new interior design by Romanza. The homes, which include our fifth rendition of

the Girona along with the Clara, Eloro, Capriano, Delfina and Isabella II, will offer three

to five bedrooms, 2,810 to more than 4,100 square feet of living space, one- and

two-story designs, and large resort-inspired outdoor living areas.

While you wait for the first to debut in February, two of Cabreo’s expansive three-

bedroom villas are currently open for viewing: the fully furnished 3,102-square-foot

It sells even before breaking ground. In March, London Bay will unveil the

completed Isabella. The new single-family estate model expands on the original’s
