Home prices began to rise in 2012, as the market saw

a dwindling supply of existing homes for sale and

homebuilders began ramping up construction of new

homes. The increasing costs of material and labor—now in

high demand—are contributing to increasing prices, as well.

It’s Economics 101: A classic case of supply vs. demand.

London Bay Homes experienced

a good year in 2012. In Mediterra,

Naples’ seven-time Community of

the Year, sales exceeded $100 million.

Decreasing inventory and rising prices

are strong indicators that the housing

market has turned the corner. In fact,

just last year, second-quarter home

prices rose by the largest percentage

in seven years nationally.

In Naples, pending and closed sales

in the $500,000 to $1 million market

each rose by 16 percent between

August 2011 and August 2012.

Inventory decreased 13 percent

and prices increased 10 percent.

History tells us when existing inventory

dips below a six-month supply, we

transition into a seller’s market. We are

very confident this will be the case in

the new year and that values are likely

to appreciate annually 10 to 12 percent.

Savvy buyers paying attention to these

signs are sensing the urgency and are

buying now.
