Across our local market, we have seen 3,020 properties listed for sale, over the past 12 months, which is higher than the same time last year. This has impacted sales with 2,380 taking place over the past 12 months. Looking at the house market, the best performing suburb, over the past 12 months, has been Biggera Waters which has seen its median sales price grow by 15.9%. The median sales price of a home in Biggera Waters is now $782,500. Labrador saw its median house sales price grow by 14.5% with the median price now sitting at $495,000 and Southport grew 10.9% across 337 individual sales with a median of $637,500.

The most traded suburb for houses in our area has been Southport with 337 homes sold over the past 12 months and it also had the most unit sales with 721 transactions. House prices in Southport have performed strongly with growth of 10.9% and now have a median price of $637,500.

Over the past month, about $40.26m in units and $25.69m in houses has been sold in Southport with $293.27m and $253.99m respectively sold over the past 12 months.

Labrador has demonstrated the strongest price growth for units with prices rising 5.7% over the past 12 months. The median sales price for units in Labrador is now $370,000 and with a median rent of $390 a week, they offer a rental yield of 6.0%.

The highest median housing rents in our area are $580 per week in Biggera Waters and for units $460 per week in Biggera Waters. Housing rental yields in Arundel are currently 4.9% demonstrating why the area is popular with investors.

The time it takes to sell a house in our region ranges from 28 days in Labrador to 51 days in Biggera Waters, and the shortest median time to sell a unit is 35 days in Arundel.

The property market in 2021 is returning to growth after finishing the year on a strong footing. According to CoreLogic, the Australian national home value index rose 1.0% in December - the third consecutive month-on-month rise after dipping into the negatives during the Covid lockdown periods of April to September. The combined capital city home values finished the year 2.0% higher and regional housing values rose 6.9%.The number of properties being listed for sale is also currently 8% higher than a year ago.Across our area, there were 3,020 listings advertised in the past 12 months compared to the rolling 12 month listings of 2,809 reported last quarter. For housing investors, the best buying in our area can be found in Arundel where houses are returning a 4.9% yield, while units in Arundel are returning a 6.7% yield - making it a good place for savvy investors to look for inflation-beating returns.

The median price of a house in Arundel currently is $645,000 and average rents are $560 per week whereas median unit prices are $327,500 in Arundel with rents of $418 per week. This means it could be possible to purchase a cash-positive investment unit.

Unit prices in Arundel have dropped substantially by -10.3% over the past year, meaning the suburb is now offering some good buying for smart

investors.
