Property Details

The property is a Freehold property. It is a standard Victorian property and therefore no cavity, built in 1900’s, there are extensive works required internally, there is damp internally and the roof on the top bay has failed this has caused damp in the upstairs front bedroom, we have allowed for replacing these joists as the floor is bouncing, it is likely these have failed also.

The work required are a new kitchen and bathroom, the ceiling in the property have all cracked and require re-boarding. The house needs a complete re-wire. We noted that the consumer unit had been replaced but this cannot have been done to regulation as the wiring was not done. The gas meter has recently been replaced.

There is a large amount of rubbish in the house that will require 12 or so skips which we have allowed for however there are companies that will clear houses for free. The rear guttering has failed and is causing a severe damp issue to the rear elevation. There is no sign of a damp course and we have allowed for this being done. This property needs stripping right back to brick and starting again.

This property also retains many of the original features including all the original Victorian cast iron fire surrounds. These would make a stunning feature to keep and keep on display for ornamental purposes
