Seller Insight“Before purchasing Little Normead in 2007, my husband and I were living in Burgundy,” says Susan, “and so when we decided to relocate to the UK we were very keen to find a new home that had a similar feeling to our house in France. When we stumbled upon Little Normead

it just seemed to tick every box. It enjoys a spectacular setting with a wonderful rural feel, very tucked away and secluded, but within just a few minutes we can be in either the centre of Bristol or Bath, so we still feel very connected; for us it couldn’t have been more ideal.”

“The house itself was in good condition when we purchased it, but during our time here we’ve done bits and pieces to improve it further. I suppose the biggest change we made was to open up the layout downstairs to create a lovely big family room with expansive views of the grounds. It flows directly into the kitchen, so the two spaces together have an almost open-plan feel, which is ideal for day-to-day family life.”

This charming home is enveloped by around fourteen acres of the most glorious grounds. “Over the years we’ve done an awful lot to enhance the land,” continues Susan, “and our surroundings are now absolutely stunning. We have a natural pond that is fed by a spring, we planted an orchard, which has matured beautifully, and the rest of the acreage is very open with mature trees and shrubs dotted here and there, so it almost has the feeling of parkland. It’s very tranquil, picturesque and an absolute haven for wildlife. Because of our fabulous setting and proximity to Bath, in particular, we’ve also been able to organise holiday lets, which has been fantastic because we’re able to generate a small income as and when we please.”

“We spend an awful lot of our time outside,” says Susan, “so when we’re in the house we naturally gravitate to the family room as it has a really nice connection with the grounds. Patio doors open onto a large terrace, so we can spill out when the weather is warm, and we always have the most beautiful views.”

“It’s definitely the setting that makes this house so special,” says Susan. “The views are magnificent, particularly from the first-floor balcony, and they change with not only the seasons but also the time of day and the light. It’s an extraordinary place. Within the grounds we have stables and outbuildings. We use them mainly as storage, but in my mind they have huge potential in terms of development.”

“This is a very special and unique place and we have absolutely loved living here. It’s so beautiful and secluded, and yet everything we could possibly want or need is close at hand. We know we’ll never live in another home quite like it.”*

An exciting opportunity to acquire a four bedroom house in the most beautiful of settings in Bitton. Sitting within circa fourteen acres of land with a natural spring fed lake and stables, the lifestyle opportunity Little Normead Farm presents is truly special.

SituationBitton is a sought after and bustling village, equidistant between the city of Bath, a UNESCO World Heritage Site, and Bristol – gateway to the South West. Between them, the two cities and surrounding countryside offer locals access to some of the country’s finest schools – including Clifton College and Badminton school for Girls in Bristol; Royal High School for Girls and Kingswood in Bath; and Stonar, Prior Park and Monkton Combe all within several miles of the property. Both cities offer world class university’s and with recent developments in Bristol (Cabot Circus) and Bath (SouthGate) along with historic Milsom Street there is designer shopping as well as numerous award winning bars and restaurants – including The Pig at Bath and the Michelin starred Pony and Trap.

Sport is never too far away either, with horse racing at Lansdown and an abundance of Golf Courses, most notably The Players, The Kendleshire and Tracey Park.

Infrastructure too is fantastic, with the M4 and M5 motorways circa 10 miles away, and access to Bath Spa (7 miles) with trains to London Paddington in circa 1h 30m or into Bristol Temple Meads in a little over 10 minutes.

Little Normead FarmAccessed via gated entrance from a lane leading through from Bitton, Little Normead Farm is a 1930’s house which has been set into circa fourteen acres of land within the popular district of Bitton and stretches into Upton Cheney. Once behind the gates and past the pond you follow a track which meanders through the land for a few hundred yards before the house greets you and the covered parking can be seen.

The front door opens into the hallway off which the reception rooms can be found in the form of a dining room and family room has been smartly opened up to the kitchen. The family room really is the hub of the home here and dining tables, sofas and the access through to the kitchen give a real feel that family time is key. There are three sets of patio doors from the family room and they lead out onto the patio area which is a beautiful space for social occasions or simply relaxing in the tranquillity the space affords.

Through the kitchen there is a utility room which is also a useful store space or even could be converted as a prep kitchen if desired.

Upstairs, there are four double bedrooms, the master with doors onto the balcony and another into the en suite. There are three further double bedrooms and the positioning of these allows flexibility in the event of a relative or older child wanting independence. In fact the seller has been able to use this space for holiday lets as and when required.

The doors from the family room open onto the patio leading into the expanse of circa fourteen acres of land which, naturally, comes with a great many options. There are stables on the land which do have water and electricity and are located along a track to the rear of the house. The boundary of the land has been maintained but also left to thrive in the way nature intended and so wildlife is a key feature across the plot, along with a great many mature trees and shrubs including two very beautiful oaks.

The opportunities on this land are aplenty and the flexible accommodation certainly aids this. The outbuilding and carport are just behind the house at the end of the pretty drive in from the gates. A walk to the top of the ‘garden’ where it borders other land is certainly worth it as from near the Poplar trees you can look back towards the house and beyond at the stunning surroundings and feel the natural beauty around.
