N EW HOMESOver 23 years of watching

the market and with a far greater period of data at my disposal, I have been

continually perplexed by the manner in which the UK property behaves – lurching forward with double digit annual growth before braking to a halt and appearing to decline at almost the same pace. It is confusing, at first, but is it really that hard to understand?

Holding the title as pretty much the most expensive purchase any of us are likely to make, we are naturally wary of making such commitments based on personal knowledge alone. Human behaviours dictate that we are anxious for approval and with property remaining one of the most talked about topics in our lives, it is little doubt that for all its popularity, the stakes remain very high when engaging in such a large financial decision. What seems to shine above all is that we often move together – the herd mentality kicks in.

The market is currently characterized by two types of seller – those needing to sell and those waiting to get their price. The latter group can often distort the market and after such a strong period of growth during 2014 it is little surprise that the market needs to

‘pause for breath.’ But what of the former group? Certain types of vendors need to sell – house builders for example have a fixed output each year, financial year end and an obligation to shareholders to keep their stock moving – all of this, in a market where activity levels have declined, creates opportunity. And it is this opportunity that I am starting to see across the historically expensive parts of London once again. A ‘build-up’ of new homes seeking buyers and an appetite from our clients to ‘do a deal.’ These opportunities can take many forms – stamp duty being paid, free parking spaces or a discount on the price are just some of the opportunities available today.

Ultimately, if you understand an index and believe in the fundamentals that underpin that asset class then you should perhaps consider adopting a strategy similar to that of Warren Bu¦et, the famous financier who has made a career out of buying when others are selling, described as ‘Turmoil Providing Opportunity.’ We are not in a state of turmoil, but the many properties of our excellent clients featured on the following pages will o¦er a flexible approach to securing further sales for a limited time only.

Perhaps more pertinently for the property market we should apply the words of a

famous US Army General, George S. Patton Jnr who wrote:

“If everyone is thinking alike, then somebody isn’t thinking.”

Jade Jagger, who last year gave birth to her third child and became a grandmother for the first time, lives an envi-able life between west London and Ibiza. But despite her glamorous

genes, she is always quick to point out that she works for a living (her design projects have spanned jewellery, interi-ors and fashion) and also isn’t above changing nappies and other domestica. In fact, inside her stunning converted farmhouse in Capo Berta, she is often to be found in the kitchen, describing her-self as an ‘avid cook’.

Techniques cov-eted by top chefs such as ‘cook and chill’ and ‘sous-vide’ can be executed, bring-ing a whole new world of cooking within reach.
