Last year we built over 2,000 homes. Yet every one of our projects
starts with a blank sheet of paper. Wherever they are in the country,
we try and make sure that every development will be as valued by
the local community as it will be by the people that will live in the
homes we build. We always strive to leave a positive impression
on the environment and local surroundings. We believe that every
single home is as individual as every single customer.
We are Linden Homes.

Linden Homes is part of galliford try, one of the UK’s leading construction and housebuilding companies
5
galliford try is the name behind high profile
projects such as the retractable Centre Court roof
at Wimbledon and the new Forth road Bridge, as
well as being a major partner in delivering venues
and infrastructure for the 2012 Summer Olympic
games.
Being part of such a large organisation gives us a
distinct advantage. As well as our own extensive
housebuilding expertise, we can call upon the
diverse and varied resources offered by the rest
of the group. expertise in construction, ground
working, regeneration and renewable energy
are on tap to enable us to take on projects
that other housebuilders would not be able to
consider.
this unique hybrid mix of housebuilding and
construction, reinforced by our shared experience,
culture and business approach enables us to undertake
the most complex of projects with confidence.
there are many examples of this in action. Working
with group partners, galliford try Construction
and regeneco, graylingwell Park has an in-built
community energy centre which actually generates
its own energy for the homes. in fact, in peak time,
the objective is to sell it back to the national grid.
Working as an integrated part of galliford try is a
major source of strength in the modern business
environment that demands flexibility, experience
and an open minded approach.

in March 2011, galliford try’s five regional housebuilding brands unified under one banner. Midas Homes, Stamford Homes, rosemullion Homes and gerald Wood Homes were united under the Linden Homes brand.
Operating as one national brand from devon to teesside means the whole
business can benefit from shared skills, expertise and scale. But it is just as
important that we retain the flexibility, creativity and passion at the local
level that have been the foundation of our success.
Our strong and intelligent financial and sales strategy during the difficult
market has meant we are in a strong position to take advantage of the
expected upturn. We have invested heavily in land and we expanded to
eleven regional Offices. this strategy for growth will see us take our place
amongst the highest rank of UK housebuilders within the next three years.
together we are united in our desire to work together and deliver excellent homes,
built with passion and integrity. Homes that appeal not only to our purchasers,
but which serve and complement the local community and environment.

Two Coves sT. AusTeLL - CoRnwALL
Boasting views of the scenic coastland or rustic woodland, Two Coves is a development of outstanding beauty, where the architecture complements its environment.
Located on the South Cornish Coast at St Austell
Bay, the two bedroom apartments through to
five bedroom houses benefit from direct access
to duporth beach and have been created in an
eclectic mix of architectural styles including the
retention of a clock tower and other historical
buildings.
two Coves has been nationally recognised as
an innovative and creative project. it has been
nominated in several high profile national awards
schemes which recognise the effort made to
create beautiful homes which work in harmony
with their environment.

Homes in perfect harmony with their picturesque surroundings
10
We strive to build distinctive homes in the best
locations across the country. We apply the same
values of excellence, passion, integrity and
collaboration at every single development, and
to every single home. these values, combined
with our national strength and innovative design
enables us to create homes that enhance and
work with the local environment - local homes
that add value to the local community.
By adhereing to these principles we have
developed an ambitious growth plan for the
coming years. And we have begun to implement
this plan. We already have a substantial land
bank to fuel our expansion, currently in excess
of 10,000 units. 70% of the land having been
purchased since the onset of the economic
downturn.
Yet we are deterimined not to loose sight of
our greatest ambition. to give each customer
an exceptional experience based upon the
knowledge and the passion of our people.
And to build individual homes based upon
understanding. Homes that our customers will
really want to live in.

this is not just lip service. We believe in treating
our customers the way we’d like to be treated
ourselves. it’s not just what we say, but what we
actually do that proves our commitment.
it’s about believing that everything we do, no
matter how small, can make a difference to our
customers - whether it’s in our approach to design,
planning, building, or customer service.
13
We are constantly evolving the design of
our homes to include the latest advances in
technology, energy efficiency and lifestyle
features.
We have also implemented a 10-step Customer
Charter, to explain the level of service that
customers can expect from us. And we
undertake a 24-point check of each home
before purchasers move in.
Upon completion, every customer is asked to
give us feedback and tell us how we are doing.
this forms part of a continuous independent
survey of our customers.
the latest findings tell us that 95% of Linden
Homes’ customers would recommend the
company to their friends and family. in addition,
the House Building Federation national surveys
on customer service have regularly placed us
within their highest perfomance rating.
We have been actively involved in supporting first
time buyers with a range of products to help make
home ownership more accessible. As well as our own
initiatives we have worked with the Government on
their Homebuy Direct and FirstBuy schemes.

With 90% of our future land bank based brownfield land, it is
no surprise that we have always aimed to build the most energy
efficient homes possible. After all, it makes good commercial
sense. As part of our green credentials, we encourage the use
of environmentally friendly materials and features. We strive
to include renewable energy products like solar panels, wind
turbines, ground source heat pumps and rainwater harvesters.
And to use locally sourced materials and skills.
But we are always looking to take environmental sustainability
to the next level. graylingwell Park in Chichester, is the UK’s
largest net carbon neutral scheme and will provide 750 homes
on the 85 acre site of a fomer hospital. A fine example of the
unique strength of the galliford try group in providing the entire
solution from design and build expertise on-site to building
a 3MW wind turbine to provide the off-site carbon neutral
balance, all through regeneco.
Sustainability is not just a buzz word. it’s about balancing the needs of the customer, the community and the environment.

graylingwell Park is a historic site one mile from
Chichester city centre. With lovingly converted
period buildings and innovative new homes, it sets
the benchmark for future developments.
Much of the innovation lies beneath the surface. But
it’s no less important. every effort has been made
to ensure that the whole development enhances
the natural beauty of the surrounding area. this is
sustainable development with substance.
environmental sustainability is embedded in the
heart of the development. grayingwell Park has a
carbon neutral footprint. We have achieved a 100%
reduction in CO2 emissions. this has been achieved
by the use of environmentally friendly building
materials along with renewable energy solutions and
a focus being placed upon energy efficiency.
the development has a brand new energy centre
that provides all heating and hot water. the
individual homes have Photovoltaic roof panels to
reduce energy consumption. there’s a sustainable
drainage system. And we’ve even looked at a green
travel plan to promote more environmentally friendly
modes of transport.
At Linden Homes, when we say we’re committed to
sustainability and the environment, we mean it.

Behind all the talk of bricks and mortar, we are a people business at heart. the strength and diversity of our team is our greatest asset.
“ “
19
People are our most valuable asset. We

of roles, skills and abilities. But we also invest

opportunities for employment.
We know that excellence isn’t about perfection.
its about constantly evolving and developing.
Our ambition means that we strive to achieve
the highest standards and best practices possible.
By pushing ourselves to continually improve
upon our own exacting standards. to exceed the
expectations of our customers.
this dedication from our team is reflected in the
numerous awards we have won, including design,
customer satisfaction and product quality.
We work hard to encourage collaboration between
the different disciplines and geographies of our
business, to help find solutions to issues and
problems, and to drive best practice and business
efficiencies.
We try and engage local communities as much
as we can, from communicating and consulting
during the planning phases to addressing local
concerns and encouraging interaction. We also
work with schools to raise safety awareness around
building sites for local communities.

We believe that every single home is as individual
as every single customer. there is no standard
Linden Homes house type. each development is
designed to enhance the location and meet the
unique needs of each local community.
it is this singular approach that means we are
regularly recognised in national awards schemes.
And we haven’t just been recognised for our
design and construction approach and expertise.
We have won several awards for our partnership
schemes, and increasingly for our sustainability,
energy efficiency and environmental work.
Much as we are proud of our awards, we
recongise them for what they are. they are
confirmation that we are heading in the right
direction, and a reminder of the standards we set
ourselves.
Awards are indicators that we are moving in the right direction
