Mountain Ranch Marketplace is a cornerstone of the Estrella community. Kitchell Development Company and Newland

Communities appreciate the need to deliver the right mix of retail and restaurant options to serve residents and visitors and we are working hard to fulfill this desire.

To that end, Kitchell Development recently retained a new leasing team, Voit Retail Services, for the Marketplace. The Voit team includes Jenette Bennett, a 12-year Estrella resident, and Jason Jones, a West Valley leasing specialist. The team is gathering input from the community for the tenant recruitment strategy as they work to secure interest from businesses looking to expand into the Estrella and Rainbow Valley trade area.

Retail tenant selection is both a science and an art. Shopping center owners want tenants who provide excellent service and goods and create a synergy among the existing tenant mix. As the retail and service markets continue to recover from the recession, today’s retail shopping center success relies on caution, thorough research and a solid partnership between owner and tenant.

Tenants carefully evaluate the volume of customers – current and potential – in the surrounding population. Businesses gauge the probability of success on a series of factors, including the number of residential homes, traffic counts and general demographics.

It’s not uncommon for a company to spend several months conducting a feasibility study, even sitting in a parking lot counting cars throughout the day for several days.

Empty retail spaces and restaurant pads benefit neither the shopping center owner nor the community. Nonetheless, a potential tenant’s interest in Mountain Ranch Marketplace does not automatically mean a business will be moving in. We will carefully consider the deal terms, value to the nearby residents and existing tenants, competition in the market and individual financial viability.

Estrella is a unique and close-knit community, creating an environment of unrivaled loyalty. On March 10, 2015, Newland Communities amended the Amended and Restated

Declaration of Covenants, Conditions and Restrictions for Estrella to remove a portion of the Covered Property. Removal of this property has now met the criteria

in the Estrella Community Association’s CC&Rs, Section 6.3.2 (a) “the date which is 120 days from the date upon which 75% of the total number of Lots approved on the Master Development Plan for the Covered Property have been conveyed to a Non-Developer Owner.”

The Board of Directors has requested our Estrella Community Association Neighborhood Advisory Council (NAC) to coordinate the education of prospective Board Members for a smooth transition from developer to homeowner control along with executing the required timeline for the election and annual meeting.

ECA residents will be learning how to conduct a homeowners Board of Directors while preparing for the developer, Newland, to hand over control of the planned community in September 2015.

The current Board consists of five members and will increase to seven directors. Three directors shall serve a term of two years and three directors shall serve a term of one year, with the directors elected with the most votes serving the longer terms, or as such directors otherwise determine among themselves. The Declarant shall be entitled to appoint one director so long as they own any property within the Covered Property.

Aidaly Rodriguez is Estrella’s new front desk receptionist. She came on board last

summer as an intern working with Eric Holmgren as the “Management of Club Operations Intern” during her last semester at Arizona State University. Aidaly graduated this

past December with her Bachelor’s Degree in Exercise and Wellness with a concentration in Health Promotion.

Before coming to Arizona, Aidaly had her fair share of moving around. She was born and raised in sunny Southern California with two siblings and later moved

to San Antonio, Texas. In Texas, Aidaly attended high school, started college and after two years in college she decided to once again change scenery by moving to Arizona with her family in the summer of 2012. Almost three years later, Aidaly is still fascinated with the amount of activities that are available in Arizona. In her spare time, Aidaly really enjoys attending sporting events and watching movies.

Aidaly is ecstatic to be a part of our Estrella team. She has a strong desire to learn and grow with CCMC and the HOA team. Estrella is honored to have her onboard full time.

Estrella is a community deeply involved in the support of our country’s veterans. Many

former and active duty military families live within our community and the close proximity to Luke Air Force Base is a reminder of those who serve.

With Memorial Day nearly upon us, we want to recognize and appreciate our military veterans, as well as all active servicemen and women. While we celebrate this day of remembrance with our friends and family, don’t forget to take a moment and remember the sacrifice that every member of the United States Military makes – many of them putting their lives on the line to defend our country.

“Please join us in remembering our fallen military members,” said Bill Olson, Senior Vice President and Division Manager for Newland Communities. “We are all aware of the commitment our troops make to our country, many of them are our neighbors, and any way that Estrella can show its appreciation and lend support will be fully embraced by this community. Throughout the year Estrella hosts events and fundraisers that celebrate our troops. In 2014, Estrella

hosted The Moving Wall,™ a half-size replica of the Vietnam Memorial created to share the powerful experience of visiting the memorial with those who may never have an opportunity to travel to Washington D.C. Also, the community hosts the Annual Salute Our Troops Run in the fall. Proceeds from the 10k run, 5k run/walk and family fun run benefit the Military Assistance Mission (MAM).

pre-heat Tips For Your LandscapeBy Four Peaks Landscape Management, Inc.

Before the hot weather sets in there are a few things that need to be done with your landscape. Adjust your irrigation controller to

provide enough water to your plants. With the higher temperatures and lower humidity, additional water may be necessary. The turf should be starting to green up. If you over-seeded your Bermuda lawn make sure you lower your mowing height for a few weeks to help choke out the rye and allow the Bermuda to have additional sunlight to grow. Apply a balanced fertilizer to feed it and break its dormancy. We recommend scheduling fertilizations about every six to eight weeks for a healthy green lawn.Now is a good time to inspect your trees and adjust or remove unnecessary staking for your mature trees. Our desert trees should be just about completed with their blooming so plan on trimming your desert trees before the seed pods set and after they complete blooming. You will want to remove any weak branches

or branches that are touching or crossing other branches and rubbing together. The goal is to reduce the crown of the tree by thinning it out and allowing the wind to pass through with less obstructions. This will help in the upcoming monsoon season where we may encounter heavy winds. If your trees are too large for you to trim, consult with a tree service. Please make sure that the company you choose to trim your trees has a certified arborist on staff.May is a great time to install additional plants or trees in your landscape. This will give the plant enough time to acclimate to its new surroundings and be rooted for the summer heat. Select plants for areas that have enough room for the plant to grow so it will not need constant attention to keep clear of sidewalks or the house. Remember to consider the mature height and width of the plant before you select the area it will be planted. Enjoy the spring!

Golfers Make a difference for homeless YouthBy Margaret Hedrick, HYC Volunteer & Starpointe Front Desk Staff

It was a beautiful day for golf!  It started out as a routine golf-outing day and concluded with a surprise

ending.  Golfers began arriving about 7:15 a.m. at Tuscany Falls Golf Course to register, pick up a goodie bag, purchase mulligans and buy raffle tickets for the two GRAND PRIZES: a 32-inch screen TV and four lower bowl tickets for the Phoenix Suns.  That left time for coffee/Danish/juice and, most importantly, camaraderie.  As start time drew closer, all 192 golfers strolled down to their assigned golf carts for last-minute instructions by the Club Pro.  The horn sounded.  Let the games begin!  And competition took over, in a friendly way, as every team loves that winning status.

As each team completed its round, the golfers made their way into the ballroom for a tallying of scorecards, a cool drink and lunch, all the while replaying each shot with his or her teammates.  Each golfer sifted through the list of winning raffle tickets and claimed his or her prizes.  The excitement was starting to build for the grand prize winners which had yet to be drawn.

After lunch, Dawn, the Executive Director, stepped up to the podium and thanked all the sponsors, donors and volunteers.  She paused just a bit and then proceeded to introduce a special guest speaker – a shaky and obviously somewhat nervous teenager – who began to tell her life story.  The room became strangely quiet as she related the unimaginable events of her life.  She continued to say how thankful she is for the physical and emotional support she receives from Homeless Youth Connection, making it possible for her to finish high school and go on to college next year.  Everyone in the room was overwhelmed and many were teary-eyed.

Dawn  returned to the podium to draw the last two grand prize winners.  But at this point, the prizes had taken a lesser role in the day’s events.  The real prize was the guest speaker telling her story which put the

entire day’s activities in proper perspective.  This was evident when she received a standing ovation.

What exactly is the Homeless Youth Connection? Let me give you a brief description: the Homeless Youth Connection is a West Valley organization which meets the needs of homeless youths so they can stay in high school and graduate.  The Homeless Youth Connection’s vision and ongoing goals are to provide homeless teens with housing, basic needs, guidance and services as they make positive, life-affirming choices toward becoming responsible, productive adults.  Together with West Valley educators, government agencies, faith-based organizations and compassionate community members and donors, HYC is helping to bring a positive future to this nearly forgotten population.

And this is truly why these golfers play in this annual event!

Social Committee: Your Estrella Event plannerBy Estrella Social Committee

The goals for the Social Committee are two-fold: first and foremost, our goal is to plan events that appeal to all demographics in Estrella –

we plan events that will bring together families and friends and at the same time give them gathering places to meet new friends; secondly, our goal is to plan 12 months in advance. For example, the current committee is working on planning activities from June 2015 – June 2016.

Two of our most popular events are Estrella Nights Out (ENOs) and Yacht Club Socials. The March 2015 Yacht Club Social had a record attendance of 192! There are many facets that go into planning ENOs and Yacht Club Socials. The first step is to develop a theme for the event and choose catering to go along with the theme. Next, we determine the type of entertainment needed to enhance our theme. Kristine McIlhenny, Lifestyle Director, contacts the vendors to finalize. The Lifestyle Team also shops for and prepares decorations. Most events also require extensive set-up and tear-down.

Due to the planning and cost of various events, it is necessary to set deadlines for ticket purchases and set minimum/maximum headcount. In addition, our maximum headcount for indoor events is set by fire code restrictions.

There are a number of volunteers behind the scenes who are needed for these events. In addition to the Social Committee members volunteering, we would like to thank the resident volunteers who help functions run smoothly. Kristine has also created a working relationship with the Estrella Foothills High School to utilize student volunteers for our community events. Beyond this valued partnership, students can earn hours toward community service required for graduation.

On Monday, May 25  – Memorial Day – we will honor those who have

died in American wars. It is important that we not forget the sacrifices of those who have paid

the ultimate price for the freedoms that we hold so dear.

Whether they are veterans from a bygone era or those who served in recent battles overseas, they all deserve to be recognized and respected for their place in history and defending the red, white and blue.

It was truly an honor to stand up with a special group of these veterans during a recognition ceremony at Luke Air Force Base on March 26 - the 2nd Annual Tuskegee Airmen Commemoration Day. This elite group of African American men was honored not only for defending the United States during World War II, but for helping to define the face of the military a few years later. Three of the eight surviving original Tuskegee Airmen live in Arizona and were present: Lt. Col. Robert Asby, Lt. Col. Asa Herring and Tech Sgt. Rudolph Silas.

Overcoming racist opposition to become one of the finest U.S. fighter groups in World War II, they trained at the Tuskegee Army Air Field in Alabama during a time when the military was segregated. The Tuskegee Airmen, also known as “Red Tails,” flew with distinction and helped pave the way for the integration of the U.S. Armed Forces in 1948. Of the 450 who served overseas, 32 were captured as prisoners of war and 66 were killed in action.

In addition to honoring the Tuskegee men, a group of Chinese Canadian pilots known as the “Dragon Tales” were recognized. When WWII broke out there was widespread discrimination of the Chinese in Canada and men and women of Chinese descent …who were born in Canada … were not afforded the right to vote. Despite this exclusion, Chinese men and women volunteered in the hundreds to fight for Canada, enlisting in every branch of the armed forces and participating in every theatre of war.

Coming from a military family, I know first-hand the sacrifices and the skill level these service members must maintain for the success of our armed forces. My husband, Ron, served as a pilot in the United States Air Force until he retired and one of our daughters followed in his footsteps, becoming a Navy pilot.

This Memorial Day, may we remember the Tuskegee Airmen and all others who defended our country with honor, their contributions to the military and the sacrifices they made.

As the school year winds down, another class of graduates from EFHS is preparing to receive diplomas and move on in life. High

school graduations are always a time filled with great happiness and memories.

As graduation takes place, parents feel a sense of relief that they got their child this far in life, but they also have flashbacks of their cute little one taking first steps, attending the first day of kindergarten and winning a first trophy. For the graduates, there is excitement that they are leaving childhood and moving on to more freedom, but also fear of the unknown that lies ahead. The graduates struggle with what life holds for them in the immediate future.

At EFHS, we strive to help students explore options and have a plan for what they will do after walking across the stage and receiving a diploma. We hope that the time they have spent with us is fun, but more importantly, we hope the experiences prepare them

to reach their goals and handle the challenges that will come their way.

On May 21, we will celebrate the graduation of the eleventh class from Estrella Foothills High School. The ceremony will take place at the Goodyear Ballpark at 8:00 p.m. (with the processional beginning at about a quarter before the hour). We invite the community to join us for this special occasion. If you attend, we ask that you provide lots of applause for our graduates and be courteous* to one another so that each person in attendance can see their graduate cross the stage and hear their name read. To the Class of 2015, we wish them all the best as they strive for excellence and realize their dreams!*As part of being courteous to one another, we ask that those in attendance at the graduation ceremony refrain from bringing noisemakers, beach balls, silly string, balloons, huge bouquets, large signs or any items that detract from the dignified nature of the event or block the view of others seated in the stadium. While they have a blast performing you will like the way you feel while listening to them! The band is comprised of Scott, a nylon string guitarist, and Thomas, a saxophonist. Both have amazing vocals. They will take you back to the ‘80s classic rock with Pink Floyd and The Doors and then bring out the Motown soul in you with Bill Withers and James Brown. StarSplash Waterpark: Grab Your Suit & Go Wild!

It’s that time of year again, so grab your bathing suits and head on over to Starpointe! Opening day for the StarSplash WaterPark is slated for

May 23, 2015, with the anticipated closing date of September 8, 2015. As it is every year, this becomes a very busy time at Starpointe Residents Club. In an effort to ease the process and make your visit more enjoyable, there are a few things that you as residents can do in preparation for your arrival at the club.

If you have not updated your resident cards to our new ActiveNet system, please see the HOA office to do so prior to the start of the WaterPark season. Please remember that all children living in the household must be on the account and all family members, including children age 10 and over, must have their own ID to scan in when entering Starpointe. A manual look-up will be required for children under the age of 10.

Please read the complete list of rules and regulations for entry to Starpointe and for use of the StarSplash WaterPark in the Community Handbook, which can be found on our website www.LifeInEstrella.com. Please discuss the rules and regulations with any family members or guests who will be using the pool.

Residents who plan on bringing guests should obtain the appropriate forms at the Starpointe entry desk or online at www.LifeInEstrella.com prior to the WaterPark season. Extended Stay Guest Pass Forms can also be obtained by accessing www.

LifeInEstrella.com. For faster service, please have these forms filled out and dropped off at Starpointe prior to your guests arriving.

KEY wATErpArK rULES TO rEMEMBEr

• Anyone under age 14 must be accompanied by a competent individual age 16 or older

• As a preventative measure, children who are not potty trained must wear two swim diapers in the WaterPark. An outer reusable swim diaper and an inner disposable swim diaper must be worn

• Proper attire (meaning cover-ups and shoes) must be worn upon entering the club and while in the club at all times

• Appropriate swim attire must be worn at all times while at the WaterPark

• Basic noodles are the only pool toy allowed at the waterpark

• Coolers are permitted, although subject to inspection. If asked, all coolers should be easy to access by Starpointe front desk staff

• Alcoholic beverages and glass containers are not allowed

• Light snacks (no commercial food) and beverages are permitted at the pool area only. All food and beverage related trash must be disposed of properly

HOME TIPS (SUMMER POOL PREP):With all that Estrella’s builders have to offer, the pool could be the most important summer amenity. As Arizona transitions into pool season, it’s time to brush up on pool maintenance to get ready for more frequent use. Shasta Pools, the preferred pool company for one of Estrella’s builders, Shea Homes, offers some tips courtesy of Sales Manager Jim Pinson.

• Backwash on a regular basis to help reduce high-level water hardness

• Clean lint pot every couple of weeks

• Check and monitor the water level at least once per month

• Clean filters every four months or after a heavy storm

• Wipe/clean tile line weekly to reduce build-up

• Always keep chemicals stored out of direct sunlight, in a cool, dry place. Do NOT store acid and chlorine right next to each other

To maintain a crystal clear and swim-ready pool, it is also very important to check pool chemistry two or three times per week and follow these guidelines:

• PH: 7.2 to 7.8

• Alkalinity: 80 to 120 ppm

• Calcium Hardness: 250 to 450 ppm

• Cyanuric Acid or Conditioner: 30 to 50 ppm

• Chlorine residual: 1.0 to 1.5 ppm; up to 2.0 in the summer with ozone, 3.0 without
