In preparation for developing the annual Operating Budget for the EJC, Starpointe, Presidio,

ECA and VCA, management has been soliciting input through the various surveys and suggestions from residents, plus assembling the priorities for the 2016 budget.

By the time you read this, CCMC will have presented the first preliminary draft budget to the Budget/Finance Committee. The Budget/Finance Committee supports the Management Company’s development of an annual budget proposal, including assisting in the creation of an explanation of the rationale and data supporting proposed assessment changes.

Estrella’s second residents club, Presidio, broke ground in July. The declarant, Newland Communities, anticipates construction to take approximately 13 months. Presidio is scheduled to open in August 2016. In preparation for this new community amenity, the 2016 Presidio Budget will be included in the calculation of the assessment rates for 2016.

The budget process will include estimating the expenses of each entity to arrive at how much the assessment amounts will increase for 2016 including the addition of Presidio. The final budget presentation and recommendation to the Board is scheduled for October 27, 2015 at the Board meetings.

Patrick grew up in Southern California and spent his summers at Huntington

Beach and in the desert along the Colorado River. He worked as a mail carrier for the Federal Post Office for 31 years so he is used to

being outside for extended periods of time. To work at the Yacht Club during his retiring days is really no surprise to Patrick, but a joy to continue to absorb the beautiful Arizona weather. In his spare time he enjoys camping, biking, hiking, swimming and boating.

Patrick and his wife Vicki have three children and six grandchildren between them. They recently found out they will be great-grandparents in December. After many years vacationing in Scottsdale, they knew a move to Arizona was going to happen and was the

best decision they ever made.

They enjoy riding their bikes and/or walking around the lakes, using the Yacht Club, and being involved in the Estrella Car Club. Many times Vicki and Patrick would take out the boats at the Yacht Club and often thought how wonderful it would be to have a job there. Well, over time Patrick developed a relationship with Terry and when he decided to retire Terry recommended Patrick for the position. Patrick truly enjoys his job. The next time you take a walk around North Lake, please stop by the Yacht Club and say “Hi” to Patrick. You will find him there every Friday, Saturday and Sunday and most holidays from 6:00 a.m. – 2:00 p.m. in the summer. Don’t forget to attend the free sailing lessons on the second Saturday of each month starting at 10:00 a.m.

Bobby is originally from Costa Mesa, California. His father was of German/

English decent while his mother is of Spanish heritage. After his father passed away, Bobby and his mother moved to Pamplona, Spain.

He remembers the wonderful and delicious cuisine of Spain and will never forget the great times of the famous San Fermin (running of the bulls) which takes place every year. When Bobby was 10 years old he and his mother moved to Guatemala City, Guatemala. While there he had the opportunity to hike many of the volcanoes and with the abundance of coffee plantations in Guatemala, Bobby’s curiosity and interest led him to develop a passion for specialty

coffees. After living abroad for over 12 years, Bobby moved to the USA in 2010. Bobby’s love for travel is a very important aspect of his life and he feels it has helped him broaden his interests and general knowledge.

Bobby currently is pursuing a B.A. of Business (Global Leadership) degree at Arizona State University. In his free time he enjoys playing the drums, traveling to new places, experimenting with different coffees, meeting people, attending music festivals and building relationships. Bobby is a supporter of the Real Madrid Soccer Club in Spain and the AC Milan Soccer Club in Italy.

Bobby is excited to be working as the Facilities Administrative Assistant and looks forward to many years with CCMC.

developer

We are very excited that 2015 marks the 10 year anniversary of Newland Communities as the developer of Estrella. While the

community got its start in the late 1980s, in 2005 Newland set out to create the premier residential master-planned community in the West Valley. Estrella has grown with the help of some of the best homebuilders in the country as well as a dedicated and inspired group of homeowners.

When Newland first acquired Estrella, the community was strong but lacked some key features that new homebuyers desired. Newland officially made its mark on the community in 2007 with the opening of Montecito. The groundbreaking festivities welcomed more than 1,500 friends and partners, celebrating a significant milestone for a growing and thriving community. In 2010, Estrella welcomed the new 55-Plus neighborhood of CantaMia by AV Homes. This introduced another component in terms of lifestyle offerings and created an exciting opportunity to appeal to the 55-Plus homebuyer. That same year, Mountain Ranch Marketplace opened. As the first neighborhood shopping center in Arizona (and one of the few in the nation) to receive LEED (Leadership in Energy and Environmental Design) Gold certification from the U.S. Green Building Council, it hosts Safeway, Chase Bank and other services for the community and provides residents the convenience of shopping close to home.

Most recently, Newland broke ground on a second residents club, Presidio, scheduled to open Summer 2016. Extensive research was conducted to better understand what features were most important to existing residents and today’s new home shopper. The resulting Presidio was designed in the rustic, Mediterranean character of Andalusian architecture, incorporating heavy timber detailing on exterior roof eaves and interior ceilings as well as the use of traditional stucco, stone and brick building materials. The interior will feature handmade tile flooring, decorative wall tile accents, wood paneled ‘old world’ doors and wood paneled wall accents. The décor will be rooted in a neutral color palette with blue, mustard and caramel accents. At approximately 18,500 square-feet, Presidio will include amenities such as

a café and beer/wine bar, state-of-the-art fitness center, outdoor gathering spaces including a large misted patio, barbeque area, an event lawn, beach-entry pool and splash pad.

Newland has also introduced a variety of new builders and opened unique neighborhoods tailored to the wants and needs of today’s homebuyers including singles, families and empty-nesters. In the past few years, nationally acclaimed homebuilders Gehan Homes, Shea Homes, T.W. Lewis by David Weekley Homes and William Ryan Homes have all opened new neighborhoods.

Estrella continues to host to a wide array of community events like the Lakeside Farmers Market, the annual Salute Our Troops Run and this year’s Flavor Run. We’ve also partnered with some of the Valley’s most notable art and cultural organizations like The Phoenix Symphony, West Valley Arts Council and Ballet Arizona. In October 2014, Estrella hosted The Moving Wall™, a traveling half-sized replica of the Vietnam Veterans Memorial in Washington D.C. In addition, Goodyear Lakeside Music Festival and Ballet Under the Stars continue to be a part of the annual line up.

The future of Estrella is bright, and the community is poised to continue its path of steady growth. As the developer of Estrella, Newland is always working to improve our great community and stay abreast of the most essential consumer and resident needs.

Estrella Landscaping Update & Lawn TipsBy Four Peaks Landscape Management, Inc.

We have been busy this summer completing projects throughout the community’s common area landscaping. We have

completed the palm tree trimming, we have completed the planting in select neighborhoods as per the community’s plan, we renovated and updated the landscaping around the new pump station at the north lake, and we are putting the finishing touches on the granite refreshment projects. We have a few more projects scheduled for the fall that we will be starting soon.

We would like to pass along a few ideas and tips that you can use when working on or adding to your home’s landscaping. When considering trees and plants for your home landscape, please make sure to contact the Community Services Office for the most current list of trees and plants that are available. When selecting the plants make sure you take into account the following:

• Exposure, if the location is receiving reflective heat or excessive shade

• Consider how large the tree or shrub will grow to when mature

• How much litter/blooms will the tree produce

• How invasive is the root system

Asking a few questions to make sure the plant is the right fit for your landscape will help to avoid maintenance issues later on. Keep in mind that the fall is a great time to install new trees and shrubs. By doing a little planning and research you can make the right selection of the tree or plant for your oasis and help you enjoy Life In Estrella.

if you are a gardener, now is the time to start preparing for your fall vegetable garden. make sure to incorporate plenty of organic material into the soil of your garden. the more preparation you do now, the better results you will have when it comes time to harvest.

Christina Meneses was diagnosed with type one juvenile diabetes in June of 2014. As with most, she did not believe it and what she

thought she knew about diabetes were common misconceptions. After a week spent in the hospital Christina was sent home with a list of instructions she will have to implement for the rest of her life. The past two years she was showing symptoms of type one diabetics. She was always hungry, thirsty and tired, lost weight and had a persistent headache.

Like other diabetics, Christina must check her sugar levels up to eight times each day and then she must administer insulin as directed by her doctors. In addition to her diabetes, Christina also suffers from hypoglycemic unawareness, which means she is unable to feel when her sugar levels are low. Her 24 hour glucose monitor assists her with her sugar levels which will lessen her risk from having a diabetic seizure.

Although diabetes changed her life and it has been difficult learning how to live with diabetes, it hasn’t changed what she loves to do … dance. Dance is her passion and she will continue her dance as part of the Estrella Foothills Varsity Pom and Competition Pom Team and as a member of the Senior Company at the Anderson Institute of Music and Performing Arts.

One of her missions is to bring awareness to others, including her school mates and dance teams. Diabetes does not care about your age, the color of your skin and what you do in life, but if it is not treated it can be deadly. Christina hopes to become a National Youth Advocate someday. She has

discovered that there are many people who judge her and question what she can and cannot do. Christina wants other kids to know that they don’t have to stop doing the things they love and they should continue to dream and dream big! If you would like to learn more about Juvenile Diabetes please contact them at www.diabetes.org.

homeschool: Another Option for Estrella parentsBy Pam Schaeffer, Estrella Resident

We have been homeschooling since our kids were kindergarten age and have thoroughly enjoyed this journey. We have a 14 year

old son and 12 year old twins. Many people ask how we structure our day. I couldn’t say it better than this quote from Leigh Bortins that sums it all up:

“Homeschooling felt exactly right when I first considered it more than five years ago. So how do confident parents develop habits that structure an effective school day? They don’t – it’s too small a goal. Instead, they structure a lifetime of learning, which means some days and some months and some seasons look like school at home, some look like goofing off, and some look like suffering. Life is a big bag of living.”

What I love most about homeschooling is the time we have around the table during meal time. The kids are never in a hurry to leave the table. We have the best conversations.

I read a book called The Core by Leigh Bortins (Yes, I have adopted her as a homeschooling mentor!). In her book, she taught me how to go deeper into conversations by asking just a few questions. Start with whatever you can draw from your child’s existing knowledge and ask: What do you know? How do you know it? What do you not know? How can you find out? These are just a few of many questions in her book. I use these questions for any topic from what kind of new guitar they are interested in, to math problems, or to understanding monsoons.Conversations are the best way to fall in love with a person or an idea.

I know there are many schooling options available. Homeschooling is one of many. There is a wonderful homeschool group right here in Estrella. In addition, you can visit the Arizona Families for Home Education website at www.afhe.org. You will find information on how to get started in homeschooling and see if it is a fit for your family.

Special Census: Goodyear is Counting on YouBy Mayor Georgia Lord, City of Goodyear

The City of Goodyear is growing at a fast pace, and along with that growth, the City has continued to provide the best services for its

citizens.

That’s why Goodyear is among a number of Valley cities conducting a Special Census this fall. As the sixth fastest-growing city, according to the U.S. Census Bureau, Goodyear’s population is currently estimated to be 77,000; up from 65,275 in 2010. This will equate to an additional $1.5 million every year from state-shared revenue – the city’s portion of the taxes you pay to the state. This General Fund revenue covers the cost of police and fire services, maintenance of parks and much-needed projects such as roads and infrastructure.

In June, Council adopted the 2016 budget, including many projects that will benefit the residents of Estrella. For example, funding has been allocated for

a stop light at Elliot and San Gabriel and many street and water projects that will help to maintain the quality of life Goodyear residents expect.

In October, 200 part-time Census workers will go door-to-door to collect basic information from residents. Each enumerator will have an official identification badge after passing an FBI background check, test and training.

So, when a Census worker knocks on your door, we want you to know it’s important that you provide an accurate number of household members and you’re helping to bring more money back into our community.

Goodyear is counting on you!

Stormwater 101: Some pointers on pollutantsBy Tammy Valadez Paz, City of Goodyear

Stormwater runoff does not go to a water treatment plant before entering our recreational or drinking waters. It is transported by drains,

streets, curbs and open channels directly to detention basins and washes. Detention basins can be effective for stormwater pollution removal and flood control, but they can also pose risks to public health and safety. After a summer monsoon storm, water‐filled basins can be inviting places for children to play. Because stormwater is not treated, any pollutants that get picked up by runoff end up in these basins. Some common stormwater pollutants are: pet waste, pesticides/herbicides, fertilizers, trash/litter, automotive oil/fluids, paint/solvents/cleaners.

With all of this “guck” in the stormwater; it’s important not to swim in what’s left of the rainwater. As standing water remains in some retention areas from heavy storms, Goodyear staff are urging people, especially young children, not to play in them for health and safety concerns.

The dry climate and the rays from the sun assist to inactivate pollutants, so dry ponds are allowed to be used for soccer fields when they are dry. A important thing to remember is that you cannot swim or play in areas that are not designed or designated for recreational water use. Stormwater retention basins are not designed for recreational use, and swimming or wading in the water filled basins may cause illness as the long-standing water may be contaminated. These illnesses are caused by germs spread by swallowing or having contact with contaminated water.

Remember: Only Rain in the Storm Drain

Report illegal dumping into storm drains. To report a problem or for more information, visit www.goodyearaz.gov, www.azstorm.org, or call 623-882-3110.

Back To School Safety TipsBy Goodyear Police & Fire Departments

Bullying AwarenessBy Lisa Kutis, Goodyear Police Department

It is once again, that time of year … time to send the kids back to school. There are some kids however, who may have some anxiety about

going back. According to national statistics, bullying can occur anywhere and anytime, often happening at school, on the school bus, playground or internet. In fact, research shows that as many as one in three children are affected in some way by bullying.

Bullying is a top underreported safety concern on school campuses and more than any other safety issue, affects students’ “sense of security.” “Bullying is defined as unwanted, repetitive aggressive behavior among school aged children involving a real or perceived power imbalance.” Bullying takes on various forms. It may be verbal, in which a child is teased or threatened. It may be social bullying, which includes leaving someone out of the group, embarrassing them or spreading rumors about them. Bullying can also be physical, which may include hitting or stealing items from that person. In addition, it may include more than one form at the same time. Whichever form(s) it takes, bullying is hurtful to the victim. Parents and educators can take action by first being aware of some signs of bullying.

ViCtim wArning SignS• Change in eating habits• Acts out of character• Makes excuses for not going to school• Sleeping issuesperpetrAtor wArning SignS• Difficulty controlling anger• Blames others• Needs to win or be the best at everything• Manipulative or controlling

It is important to remember that a victim of bullying may become a perpetrator at some point, perpetuating the cycle. It is important to talk with children about bullying, share with them the dangers and encourage them to report bullying to a trusted adult. The Goodyear Police School Resource Officers provide anti-bullying education to 7th and 8th graders at the beginning of each school year in order to facilitate a better sense of security on school campuses.

EMERGING TRENDS IN KITCHEN AND BATH DESIGNStyle: • Clean and simple kitchens and baths are highly desired. An all-white color

scheme remains a top design trend among consumers for the neat and fresh look that it creates. Straight edges and streamlined fixtures make for chic, modern spaces while keeping design straightforward.

• A pop of color goes a long way in a room and costs next to nothing to incorporate. A bright wall or vibrant accent feature can transform a bland space into something exciting.

• The addition of a textured backsplash is an excellent way to enhance the character of a kitchen or bath.

Features: • High demand kitchen features include large islands, walk-in pantries, and high tech stainless steel appliances. JBREC commonly refers to large, open kitchens with these types of features as “super kitchens,” citing it as a top consumer preference.

• Storage and convenience is a must for both kitchens and baths. A few examples of better solutions without sacrificing style include deep drawers for pots and pans, pull out cabinet shelving, divided storage and ample lighting.

• The bathtub is back – 70 percent of homebuyers do not want to give up their tub. Popular bathtub styles include whirlpool, clawfoot and undermount.

A kitchen and bath that “wows” and incorporates the necessary, as well as the desired features is essential to making an impactful impression on consumers. Estrella builders have included many of these trends and features in their home plans and models. To tour available Estrella models and keep up on the latest trends, please visit www.estrella.com.

According to Builder Magazine, new homebuyers consistently rate the kitchen as the most important room in the home, with the bathroom a close second. In line with consumer demand, Estrella homebuilders pay special attention to the design, layout, style, and inclusion of specific features in these spaces.

Builder Magazine, citing a consumer insights report released by John Burns Real Estate Consulting LLC (JBREC), examines the latest in kitchen and bath design and how it appeals to new homebuyers. Here are a few of the top trends:

AV HOMES EXPANDS AMENITIES AT CANTAMIAOn July 25, the Estrella community’s 55-Plus neighborhood, CantaMia by AV Homes, celebrated the grand opening of a host of new amenities. The added features are designed to enhance the neighborhood’s already extensive offerings and meet the needs of residents and prospective homebuyers. AV Homes values the ability to continue offering increased lifestyle opportunities that appeal to active residents.

Updates include the addition of four Pickleball courts, two bocce courts, a tennis court, a 1,444 square-foot art studio, a desert succulent garden, circuit training equipment, two ramadas and a fenced dog park.

“The new amenities at CantaMia are a welcome addition to our community,” said Bill Olson, Senior Vice President and Division Manager for Newland Communities. “AV Homes is a fantastic partner and has been instrumental in promoting the growth and development at Estrella.”

AV Homes is a nationally respected builder with a long heritage of innovative designs and unsurpassed craftsmanship. This devotion has translated into both award-winning homes and prized 55-Plus communities. Formed in 1970, AV Homes has built and closed more than 7,500 homes nationwide.
