  • Building on Innovation

    AGENDA

    • Our thoughts about the future• Main targets in MEP design• What’s happening today in tight schedule

project management contract projects• Lean today• Lean tomorrow

  • Building on Innovation

  • Building on Innovation

  • Building on Innovation

What is the main target in MEP design?

    WELLBEING IN BUILT

    ENVIRONMENT

  • Building on Innovation

But there are other targets, too…

    • Good indoor environment quality• Realiable technical systems• Good energy efficiency• Low CO2• Easy maintenance, long life span

  • Building on Innovation

    …and there are project targets

    • Money • Time Schedule

    Are there any others?

  • Building on Innovation

Example from hospital sector: design hours

Normal Design 16 000 hoursProcument design 6000 hoursAdditional meetings, spec’s for procurement etc. 6000 hours(work typically done by the contractor)

    Waste 25%Additional works 25–50%

    • Project Management Contracting with fixed fee MEP contract

Major reasons:CM contractor selected too late.Demand for full scale design for MEP contract though architect design is only 20% completed. And many technical aspects, provision of voids especially.

  • Building on Innovation

On the other hand – Which way is easier?• …and more cost effective

  • Building on Innovation

    Example: Bill of Materials

    • When using COBIM 2012 requirements, only minor extra work to MEP Designers

    • Quality and accuracy of BIM models rises

    • All tenders have equal quantities• According to buildingSMART Finland,

    annual savings to whole industry:

    32-51M€

Bill of Materials from MEP-designer to use for contractors

Major reasons:• We have done it this way for decades!!!• Quantities are not ordered from Designers• Lack of clear contractual process when

    BIM-quantities differ from purchased quantities

    • Risk management is different / needs to be clear for all parties

    LEAN TODAY

  • Building on Innovation

    Low hanging fruits

    • More standardized design solutions and prefabrication• Better management of design time schedules (LastPlanner)• Better co’op, new processes (alliance, IPD.. happening already)• New ways of purchasing MEP contracting or

    earlier involvement of MEP contractors

  • Building on InnovationBuilding on innovation

    LEAN TOMORROW

  • Building on Innovation

    New technologies + new processes

    • Much more routine work done by computers/softwares• Mass customised design solution + machine learning• Minimized site MEP works and maximized prefabrication• New roles in construction projects for Leaning,

Customercare, Operations and Maintenance development, Purchasing of Services and Goods ….

  • Building on Innovation

    Thank you.
