WHAT ARE COMMUNITY ASSOCIATIONS?The term community associations refers to all forms of common interest home ownership such as town homes, condominiums, single-family homeowner associations, planned unit developments, and housing cooperatives.

WHAT IS CAI?Community Associations Institute is a national, non-profit organization dedicated to building better communities. Established in 1973, CAI strives to meet the changing needs of the dynamic industry by providing publications, seminars, research and forums for discussing key issues in the industry.

WHAT IS DFW/CAI?One of 64 chapters worldwide (including Canada, the Middle East and South Africa, and relationships with housing leaders in a number of other countries, including Australia and the United Kingdom), the Dallas Ft. Worth Chapter was organized in 1980 to provide regional support for the North Texas Area. DFW CAI provides opportunities for information and exchange of ideas through membership meetings, education programs, magazines, directories and social activities throughout the year.

WHO BELONGS TO CAI?CAI does not represent one profession or interest group. The chapter’s strength lies in the interaction among the different interest groups in the industry including homeowners, association managers, professional service providers (accountants, attorneys, insurance agents), vendors, builders, developers and public officials within the local, state, and national levels of government.

PROFESSIONAL MANAGER CODE OF ETHICS

The Manager Shall

1. Comply with current bylaws, standards and practices as may be established from time to time by CAI subject to all federal, state and local laws, ordinances, and regulations in effect where the Manager practices.

2. Participate in continuing professional education through CAI and other industry related organizations.

3. Act in the best interests of the client; refrain from making inaccurate or misleading representations or statements; not knowingly misrepre-sent facts to benefit the Manager.

4. Undertake only those engagements that they can reasonably expect to perform with professional competence.

5. Exercise due care and perform planning and supervision as speci-fied in the written management agreement, job description or duly adopted Board policies.

6. Disclose all relationships in writing to the client regarding any actual, potential or perceived conflict of interest between the Manager and other vendors. The Manager shall take all necessary steps to avoid any perception of favoritism or impropriety during the vendor selection process and negotiation of any contracts.

7. Provide written disclosure of any compensation, gratuity or other form of remuneration from individuals or companies who act or may act on behalf of the client.

8. Insure that homeowners receive timely notice as required by state statutes or legal documents and protect their right of appeal.

9. Disclose to the client the extent of fidelity or other contractually required insurance carried on behalf of the Manager and/or client and any subsequent changes in coverage, which occur during the Man-ager’s engagement if the amount is lower than the contract amount requires.

10. See that the funds held for the client by the Manager are in separate accounts, are not misappropriated, and are returned to the client at the end of the Manager’s engagement; Prepare and furnish to the client accurate and timely financial reports in accordance with the terms of the management agreement, job description or duly adopted Board policies.

11. Recognize the original records, files and books held by the Manager are the property of the client to be returned to the client at the end of the Manager’s engagement; maintain the duty of confidentiality to all current and former clients.

12. Refrain from criticizing competitors or their business practices; Act in the best interests of their Employers; Maintain a professional relation-ship with our peers and industry related professionals.

13. Conduct themselves in a professional manner at all times when acting in the scope of their employment.

14. Not engage in any form of price fixing, anti-trust, or anti-competition.

15. Not use the work products of colleagues or competing management firms that are considered proprietary without the expressed written permission of the author or the management firm.

Compliance with the Professional Manager Code of Ethics is further amplified in the Code Clarification Document provided by the Community Associations Institute.

CERTIFIED MANAGER OF COMMUNITY ASSOCIATIONS (CMCA®)The CMCA certification program, launched by CAI in 1995 and now administered by the Community Association Managers International Certification Board (CAMICB), recognizes individuals who have demonstrated the fundamental knowledge required to manage community associations. (Managers must recertify every two years.)

Requirements: Complete the M-100 Course, The Essentials of Community Association Management, and pass the M-100 exam. Applicants must then apply for and pass the CMCA examination.

ASSOCIATION MANAGEMENT SPECIALIST (AMS®)The second level in the career development track for community association managers - The AMS designation demonstrates a higher level of commitment to your career and the community association industry. An AMS designation is recommended for managers who want to enhance their career opportunities by increasing their knowledge and expertise.

Requirements: Have two years of verified experience in fiancnail, administrative, and facilities management of at least one association; Successfully complete at least two M-200 level courses (M-201 through M-2016); Successfully pass the CMCA exam; Pay application fee. (Redesignation is required every three years in August.)

PROFESSIONAL COMMUNITY ASSOCIATION MANAGER (PCAM®)The pinnacle of community association management - The PCAM designation is the higher professional recognition available nationwide to managers who specialize in community association management. Recommended for experience managers who wish to be recognized as one of the best and most experience managers in the nation.

Requirements: Have five years of direct community association management experience; Successfully complete all six M-200 level courses (with the last PMDP course complete within the past five years; Successfully pass the CMCA exam; Earn a minimum of 125 points based on the requirements listed in the PCAM application; Submit the PCAM application and pay applicaton fee; Complete the PCAM Case Study upon approval of application. (Redesignation is required every three years in August.)
