Iam a traditionalist. I like picking up anewspaper, book or magazine to read,listening to vinyl on a record player andwandering round shops. As someone who is
‘of a certain age’, I have friends and relationswho won’t email, be on Facebook, Tweet (itsonly 140 characters) or surf the net – they justdon’t get the digital way we communicate. I
‘get it’ but you can take a horse to water ...Which brings me on to the traditional estate
agent. By that, I mean the ‘High Street’ agent. Ibelieve that they have just as important a placeas they always have done, and to many whom Iknow in the business it is even more asimportant now. Yes there is a dirth of on-lineagents who offer ‘affordable rates’ to sell or letyour property, but they are essentially a callcentre and the vendor has to do most of thework.
There seems to be a ‘portals war’ going on atthe moment. There you go, I’ve said it –‘property portals’. The homeowner can easilyget confused as to how their property is beingmarketed and the discussion then goes back tothem saying “I may as well use an onlineagent”. There’s the rub. A traditional agent hasthe local knowledge of the property market,the area, what’s been sold, when and where,and an office you can visit and meet who youare dealing with.
Using modern technology that is availablenow sits very well. You get to know what’s onthe market – all good – but it’s that contact youget by using the traditional agent, who will beable to call you first when a property comes tothe market. They will help you every step of theway with accompanied viewings, negotiatingoffers and solicitor updates. Then on yourmoving date they will hand you the keys with ahappy smile, and guess what, they will havedone all that work on a ‘No Sale No Fee’ basis.
So, what is happening in the estate agencyworld at the moment? January 2015, for manyagents, has been the busiest they have had for
years. Are we going to see the ‘Spring bounce’that was seen in 2014? David Maslen of MaslenEstate Agents comments: “We have alreadyseen a significant number of properties comingonto the market and this is being matched bylots of buyers actively trying to find their nexthome. If January is anything to go by, then thenext few months are going to be very
encouraging.” “We have just exchanged contracts on a
house four days after we agreed the sale, whichreflects well the current pace of the market,”says Jason Brand, Director at Brand Vaughan.

Changes to the planning laws mean that hundreds of homeowners in East Sussex and West Sussex may now have anopportunity to make hundreds of thousands of pounds frombuilding new homes on their own land, converting barns and
extending their homes. Julia Arnold, Managing Director of Sussex Home Hub, explains: “East
and West Sussex councils are granting planning permission for literallythousands of new homes across the counties right now. In many caseswhere it was not possible before, hundreds of Sussex people may nowbe able to make significant amounts of money from their property bybuilding. It is not the most glamorous of subjects,but is certainly one of the mostfascinating. Brighton’s sewer system hasproudly survived the test of time and
works so well that it is rarely modified. But,from time to time, changes are required.
It was in 1865 that around 44 miles ofsewers ranging from 12” to 8ft in diameterwere introduced to Brighton. In 1871-4, anintercepting sewer was built along theseafront to the designs of Sir JohnHawkshaw, using yellow engineering bricks
from Keymer to take effluent all of the way to Telscombe Cliffs using justgravity. It has a length of 7.25 miles with a diameter of 5–7ft, and runsdirectly through the i360 site.
Rather than build over it, a decision was taken to divert around thei360’s huge foundations which will consist of 4,000 tonnes of concrete.The old sewer has been broken either side of what will be the base of thetower and a new sewer built in three sections around it. Rather than rightangles, the joints are more generous to stop blockages. Four inspectionchambers have been added – one for each corner.
I visited the morning after a difficult night of work which saw theconnection of old to new. Bearing in mind that the sewer cannot be shutoff, much thought was required (a similar operation was recently carriedout regarding one of the city’s principal electric cable routes). Doughnut-like inflatables were used as plugs. Plastic pipes in their centrestemporarily took the flow so that work could take place cleanly andefficiently. It is not hard to imagine how unpleasant a leak might havebeen.
The operation, carried out by a number of parties including SouthernWater, Thorne Civil Engineers, Mackley Construction and Hollandia, was acomplete success.www.buildingopinions.com [email protected]

The blocked gutter seems to havebecome magically unblocked.Whether it was the furious multipleattacks with a very expensive drain
rod, or the lethal dose of equally priceydrain acid that did it, I neither know norcare, as long as water is no longerpouring through my light fitting all nightlong. All that remain are the ominousstains on my bedroom ceiling showingthe exact path of the water, complete
with several ox-bow lakes.Nothing that a bit of stain blockand emulsion won’t sort out.
At the moment, I’m way toobusy to be fiddling around withpaint brushes and stain blockersas The Boyfriend and I are off toWest Africa next week, where Iam likely to see the sun for thefirst time since October.February is such a good monthto go away, as it’s almost Marchwhen you get back, allowing youto eke out the optimismnurtured by the sun untilspringtime. By the time I return inmid-February, The Big Son will bepart-way through a month in NewYork and Miami (we’re suchnomads) with three of his bestfriends, all of them equally easilyled and not to be trusted where abottle of spirits is concerned.
The tenant in my Seven Dials flat is going to the States for sixmonths in March, three days after The Big Son returns from his travels(if indeed he has not succumbed to alcohol poisoning by then) and Ihave – foolishly or otherwise – decided to install The Big Son in myrental flat for six months. This means that my lovely tenant can leavehis stuff in the flat, I can get in and decorate while he’s away and TheBig Son can have a taste of peaceful living without being surroundedby a host of bad-tempered women. Furthermore, I can rent out The BigSon’s room for more or less the same price as I currently rent out theflat. Win-win, right?
I am not at all worried about The Big Son destroying the flat orannoying the neighbours, as he is just about the tidiest person I know.The only thing that I have to admit being slightly concerned about ishis propensity for ‘losing’ his key (thousands, over the years) andtherefore not being able to get into the flat at 4am. I am fully expectingto find him asleep on my sofa at least once a week over the next fewmonths. Well, they say the apple doesn’t fall far from the tree ...
