Hove is blessed withsome of the finesthidden mews streets
in the country. Some of these hidden
former stable streets arecul-de-sacs, such asNamrick Mews, Albany Mewsand Victoria Grove. I love tovary my route whenever Iwalk anywhere so I amparticularly fond of thosewhich are through roads, likeQueen’s Place, Wilbury Groveand Cambridge Grove, the topic of today’s column.
Cambridge Grove is now in the third phase ofits development. Its 1880s stables weregradually converted into car garages from the1920s. These are now, in turn, being transformedinto homes and offices.
I was recently shown No. 14 by Steven Sparkswho has converted, with the assistance of localarchitect John Turner, a pair of run-downgarages with a flat above into two new self-contained three-bedroomhouses. The exterior has beencompletely overhauled whichhas involved returning one ofthe original windows back to itsoriginal size and position, andremoving fake shutters. Thegenerous height of the downstairs ceilings is unexpected. This, combined withbright white paint and huge windows, makes for a most illuminatingexperience. The two are now for sale with Mishon Mackay.
Another interesting structure is No. 1b, or ‘The Edge’ as it is also known.This modern property was designed by Simon Atkins and Giles Ing from Hove-based ABIR Architects. It was built in the back garden of 36 CromwellRoad, where cars parked previously, which opens onto the east end of themews. The plot was once home to a conservatory; several of which still existin their original form in the neighbouring properties. This is interesting in thatit highlights that the stables on the south side of Cambridge Grove do nothave rear windows. The Edge would no doubt have looked incredibly modernwhen it was completed in 2005, and it still stands out for all of the rightreasons. A similar plot is now vacant on the west end of the street.
It is well known that people don’t look up when they walk along. But in thecase of Cambridge Grove, this is perfectly acceptable as the purple cobbles,perhaps granite, do define the street. Nevertheless, looking above the stabledoors at the original yellow and red Victorian brickwork is a treat too.

> LEADERS IN WACKYCHRISTMAS PUDDING RACE Leaders were delighted to takepart in the Great ChristmasPudding Race on Saturday 1December to raise money for theMartlets Hospice and CancerResearch UK.
The plucky team of five – CassieGasson, Craig Butcher, ConnieGunn, Spencer Hingston and MattLe MeHaute – entered the raceunder the name of ‘Two Direction’and finished an impressive fourthout of 14 teams.
The teams had to balance aChristmas pudding on a traywhilst negotiating a perilousobstacle course along New Road.It was a wacky challenge ofdexterity, balance, speed andgeneral silliness.

W hat makes a great block managementcompany? Perhaps a great deal of careand attention with all their clients?

With a substantial portfolio that has increased80 per cent year on year and huge buying power,the company manages over half a billion ofinsured cover through various brokers in Brighton.They have very competitive management fees andtheir portfolio has expanded to cover Eastbourne,Worthing, London and Tunbridge Wells.
Budgeting is a key aspect of block management.“Being freeholders ourselves, we were fed up ofbeing ripped off. Our key work ethic is to not begreedy, to continue building customer service. Wedon’t charge for everything, but find a financialbalance which is affordable for the lessees andensures the proper maintenance of theproperties.” All funds are held in bonded andinsured client accounts with a separate accountfor each block, which gives clients thetransparency they need.
Teamwork“Our business comes mainly via referrals fromsolicitors, estate agents, letting agents, existinglessees and freeholders and purchasingfreeholders” says Steve, and the hit rate isexceptional. Steve, who has a strong background infinance having worked at Lazards and in estateagency, manages the business and finance affairsof the company, whilst Gareth (who previouslyowned Just Lets) continues to develop newbusiness and enhance the relationships of theirexisting client base.

My speciality is in Family Law andin particular I am involved in seekingresolution of disputes over theownership of property and assetsand how they should be distributedon the breakdown of marriage or civilpartnership. This can often be acontentious and acrimonious issuebetween the parties.
There has been recent commentas to the extent an ex-wife canexpect to receive a share of propertyand assets including any claim overher husband’s business property. Ithas raised issues as to the extent to
which people attempt to hide theirproperty and assets withincompanies and trusts. In somecases this is a means of limitingfinancial responsibility following amarriage or relationship breakdownto a wife or partner.
A recent Court of Appeal decisionfound that an oil baron’s companyassets would not be included in thematrimonial pot and that the ex-wifehad no claim over them. Some mightconsider it a good reason not to marrythe founder of an energy company!
The decision is disappointing as itseems to go against an establisheddecision following the case of White
Division of propertyCatherine Taylorof Healys LLP on the breakdownof marriage
“There is a meansof limiting financialresponsibilityfollowing a marriagebreakdown”
which provided that wives shouldexpect to receive half the propertyand assets upon divorce following a long marriage.
It may well be the situation thateach case has to be looked at on itsown merits. However, uncertaintycreates unnecessary expense,particularly when having toinvestigate and untangle a web ofcompanies and trusts used toshelter a person’s wealth.
It may well be that judgesexercise their discretion in thesecases but they should ensure thatany decision is fair and provides forproper distribution of property andassets. It will be interesting to seehow this topic develops.
