We’ve burst into the New Year full steam ahead with a selection of iconic projects that are blueprints for the shape of the landscape industry in the years ahead. We start with HH Sheikh Mohammed bin Rashid announcement of the world’s

largest mall to be build right here in Dubai. It’s a self described pedestrian city with a capacity for 180,000 visitors annually set to firmly place the UAE as a world leader in tourism. Neighbouring Saudi Arabia are also making headway with a new project, the King Fahad National library. The Riyadh building has preserved the past while showcasing the culture and traditions of Arabia by using state of the art technology.

In San Francisco, the parklands surrounding the iconic Golden Gate bridge are being developed by New York based designer James Corner (Field Operations), famed for designing the city’s High Line park. And not so far away in Miami, we dissect the architecture and landscape design of the Pérez Art Museum Miami (PAMM) building.

Plus there are lots more interviews and local profiles to kick off this first edition of 2015!

DAMAC Towers by PArAMounT reAChes for The sTArs

The iconic US$1 billion DAMAC Towers by Paramount resort in the Burj Area of Dubai has already passed the 16th floor of

construction on each of its four towers, according to developer, DAMAC Properties.

The luxury project includes more than 1,800 units comprising approximately 1,000 one-, two- and three-bedroom serviced suites and an 800-key, 5-star Paramount Hotel. Each will reflect the style and ambience of the movies produced by Paramount Pictures over the past century.

DAMAC Towers by Paramount is currently one of the single largest projects under construction in Dubai. The total number of floors in the development will exceed the total number within the Burj Khalifa, the world’s tallest tower, when it is completed in 2016. Each tower will stretch more than 250 metres into the air, with 10 podium levels and 58 additional storeys.

The core walls on each of the four towers have now reached the 16th level, with the slabs already passing the 13th floor of the project.

“Developing such a huge project, with four towers all being constructed simultaneously, has brought some challenges, but we are delighted with the way the project has grown in the past year,” said Niall McLoughlin, Senior Vice President, DAMAC Properties. “DAMAC Towers by Paramount is already an iconic development coming up in the Burj Area and we look forward to opening the first ever Paramount Hotel & Resort anywhere in the world.”

The project includes a multi-level plaza, offering a selection of 11 themed food & beverage concepts, unique meeting & events facilities, a private screening room, wellness & fitness centres, swimming pools, kids club, retail, and merchandise.

Such has been the response to the project; DAMAC Properties recently announced

it is to build another Paramount Hotels & Resorts project in Dubai. Paramount Hotel Dubai, Downtown will include 1,250 rooms & suites, making it one of the biggest hotels in the emirate. The development will support Dubai’s tourism growth in the lead up to the World Expo in 2020.

DAMAC Properties is also building the 276-key, Paramount Hotel, Jumeirah Waterfront, DAMAC Villas by Paramount within the AKOYA by DAMAC master development and DAMAC Tower by Paramount in Riyadh, KSA.

“We see these unique branded developments with Paramount Hotels & Resorts as a key tranche of our business moving forward,” added McLoughlin. “The hospitality sector needs to grow three-fold in the coming six years, just to keep up with the number of tourists set for Dubai and we believe that the DAMAC Towers by Paramount developments will prove a huge draw to international visitors.”

A striking modern water feature has been completed in the heart of Egypt’s Cairo Festival City, the new mixed use urban community, owned

and developed by Al-Futtaim Real Estate Group which spans over 3 million sq m and is located at the gateway to New Cairo City, the newly built satellite city, east of Cairo.

The fountain was conceived by renowned water feature design studio Fluidity Design Consultants, with equipment being provided by Crystal, the world leader in water feature technology. The animated fountain puts on stunning theatrical shows of water and light, which can be programmed with music to entertain the public.

Located in the centre of Cairo Festival City, the fountain is the city’s main focal point. It is surrounded by a horseshoe shape of two-storey retail pavilions that have coffee shops, cafes and restaurants on ground floor level, with outside, landscaped seating areas where visitors can enjoy watching the fountain.

Directly opposite the retail pavilions is an open air theatre, with the water feature being the main stage. Amphitheatre seating looks down onto the fountain, providing a perfect place for the public to relax and become immersed in the fountain’s inspiring shows. A key objective was for the water feature to differentiate Cairo Festival City’s retail offer from other competing schemes, as well as providing an exciting “heart” for the overall mixed use project.

Crystal provided hundreds of LED Lights and 27 Custom Plume jets. The fountain also features 42 of Crystal’s custom-developed Titan Jets, which shoot water 25 meters into the air for memorable effects, as well as creating arches that change their shape and height. The LED Lights also ensure there are spectacular shows at night that work in conjunction with music.

Jim Garland, president of Fluidity commented: “In a country that is famous for its ancient construction wonders we wanted to deliver something truly special. The water feature is circled by seating areas, meaning it can be viewed from a 360 degree angle. It therefore had to look spectacular from all angles - a simple front and back view was not an option. This saw us use various 3D models and structures during the design process to understand how the fountain would be seen from all viewpoints.

“Usually so called ‘dancing’ fountains simply connect with the beat of the music. However, this water feature is different in that it really visualises the music’s melody and has much more rhythm in how the water and lighting effects engage with the music. ” Garland continued.

Zeyad El Beshry, general development manager at Al-Futtaim Real Estate Group said: “We wanted an exciting water feature that would essentially

brand Cairo Festival City as a memorable destination, and generally increase footfall in the retail area. The fountain has succeeded in doing this, and adds another dimension to the overall development - its popularity is demonstrated by the crowds it draws.

“Every fortnight promotional events such as fashion shows are held in the external theatre, with the water feature providing the perfect dramatic backdrop. We are already programming the fountain to create 25 new musical water and light shows. The reason the fountain has turned out to be so impressive is due to the excellent collaboration between all members of the project team when designing and constructing the fountain,” continued El Beshry.

Paul L’ Heureux of CEO of Crystal said: “The water feature was a significant part of Al-Futtaim Group’s master plan. We are pleased to have played an important part in delivering the project, and to have installed some of our most innovative new equipment such as the Titan jets. Crystal also facilitated the project’s construction process, which was enabled by our significant experience working in the Middle East.”

“It was a pleasure working with Fluidity and Al-Futtaim Group, and we look forward to doing so again in the future. Aquacare, the specialist MEP contractor, was also instrumental in delivering the project. They played an important role as the installation contractor, assisting in the overall construction management of the water feature,” L’Heureux continued.

Occupying a total area of 48 million sq. ft., the project will comprise the largest indoor theme park in the world, which will be covered

by a glass dome that will be open during the winter months. The project will also house the largest shopping mall in the world with an area of 8 million sq. ft., which will take the form of an extended retail street network, different to the typical shopping mall concept currently available in Dubai. Additional districts within the project will include a wellness dedicated zone catering to medical

tourists, a cultural celebration district as well as a wide range of hospitality options comprising 20,000 hotel rooms catering to all types of tourists. Once completed, the City is projected to become a year-round destination, welcoming around 180 million visitors annually.

Announcing the project, Mohammed Bin Rashid said, “We are determined to achieve our vision …to transform Dubai into a cultural, tourist and economic hub for the two billion people living in the region around us.”

The new project, developed by Dubai Holding, will introduce an innovative concept of an integrated pedestrian city connected to the mall and offering a wide range of leisure, retail, cultural, wellness, recreation and hospitality options under one roof.

Tourists will be able to enjoy a week-long stay without the need to leave the City or use a car. The 7km long promenades connecting all facilities will be covered during the summer and open during the winter, ensuring pleasant temperatures throughout the year.

Hospitality DistrictThe project will see the addition of 100 hotels and serviced apartments buildings, including 20,000 hotel rooms, to Dubai’s hospitality sector. The project will include designated parking areas with a capacity to host up to 50,000 cars on the ground level.

Dubai Cultural DistrictDubai Cultural District will be the hub for national and multinational cultural festivities and events in the UAE. A dedicated theatre district with host of venues similar to some of the world’s most renowned landmarks such as London’s West End and New York’s Broadway. While the PAMM building itself has been designed to express the raw material of concrete

in its many forms, native plants have been chosen to display the raw materials of our landscape to complement and contrast with the geometric architecture of the building. Native trees, shrubs, groundcovers and vines spring from the ground plane in a vibrant counterpoint to more formal, hanging vertical green elements. In addition to the lush pan-tropical vegetation of South Florida, landscape materiality is deconstructed to exhibit the Earth’s most basic forms, including gravel in paths, the parking garage, and in the urban concrete environment.

The landscape also serves as a sculpture garden and canvas for permanent and rotating art displays, such as the Jed Novatt sculpture entitled Chaos Bizkaia. Portions of the richly detailed sculpture garden provide opportunities to discover works within the landscape, and other

areas will provide more traditional open space installations. A naturalistic planting style dominates the first two levels, planters occupied with South Florida natives mimic endemic habitats outside the building, to a mix of plant types adjacent to the building, and finally a more constructed pan-

tropical and exotic palette within the garage and Level 1 planters. The landscape sequence begins on Museum Drive along the new Science Museum and Art Museums, it continues in the underground parking garage with a surprising display of plant material in an unexpected


location, and continues above ground with a spectacle of hanging vegetation, and the discoveries within the sculpture garden.

Due to its direct proximity to Biscayne Bay, the Art Museum was required to be elevated above the regulated flood and storm surge requirements, which allowed the parking garage to be placed below the museum. This arrangement facilitated an unprecedented design that integrates parking and planting beds with an irrigation system water storage, storm water infiltration, temporary storm surge storage and aquifer recharge.

The innovative porous-floored parking garage, along with rain gardens, has been designed to capture rain water and funnel it into the ground water system, thus reducing local flooding and storm water runoff into Biscayne Bay. This last innovation saved significant project funds from being spent on injection wells.

The original project concept of formal hanging gardens was expanded to include the use of water wise, animal-friendly native plant material, in conjunction with systems to capture rain water and A/C condensation for irrigation use, which is designed to reduce the draw on South Florida’s precious freshwater supply. Ten large, original trees were transplanted and cared for on-site during construction, and have been placed in their new locations. These large West Indian mahogany, black olive and flowering tabebuia trees serve as focal points and anchors for all other plant material. New plant material has been chosen to be able to survive the harsh climate of South Florida, which can alternately provide saltwater, heavy wind, drought and excessive rain.

The horizontal landscape has been designed to tread lightly on the environment by providing a multitude of environmental services, at the same time it limits overuse of precious resources. While many of the

technical and sustainable innovations are invisible to the public, it is also designed to provide a beautiful and serene location along the waterfront to explore art, both natural and manmade. In the future, gravel paths

and smaller plantings may be moved to accommodate some art while other works will be site specific. A notion of discovering works within the landscape will dominate the sculpture garden.

The King Fahad National Library, one of the most important cultural buildings in the Kingdom of Saudi Arabia, was completed and

went into use for its intended purpose in November 2013. This project sees Professor Eckhard Gerber and his Gerber Architekten team accomplishing one of the most important urban development and cultural projects in the capital, Riyadh. The design functions as the central driving force behind a piece of urban development and rearrangement, and combines the challenge of designing within the existing building stock with respect for Arabian culture in mind. The symbolic cuboid shape of the new building surrounds the existing building on all sides, thus presenting the National Library as a new architectural image in the Riyadh cityscape without abandoning the old building. This now operates as an internal stack, making it the centre of knowledge within the new library as a whole. The new square building is covered by a filigree textile façade following traditional Middle Eastern architectural patterns and linking them with state of the art technology. The design goes back to the early days of an international competition dating from 2003. Once completed Gerber Architekten will be working on planning the Olaya Metro Station, another of this country’s major projects.

Urban development conceptThe King Fahad National Library represents the new centre of the rapidly changing Olaya District, and stands out clearly from the existing heterogeneous building pattern. The square new building in the centre of the urban park looks open and light, and is tied into the urban space despite its size. Gerber Architekten designed the existing park including parts of the available green space as a spacious square, and this and the library now form

an urban unit. Thus the National Library becomes an iconic centre of a prestigious urban quarter that will become increasingly important in future years.

The site links King Fahd Road and Olaya Street, the two main traffic axes of the capital of the Kingdom of Saudi Arabia. This new urban square was created on Olaya Street, offering pedestrians direct access to the library and guaranteeing an attractive space in which to spend

time despite the heavy traffic. This new square echoes the surrounding basic structure of public squares, in which desolate and neglected building plots are redesigned as green oasis’s. These are intended for various new leisure and recreational activities in the district. The new library stands as an important element of this spatial sequence, and makes a contribution to transforming the area into a lively and complex new urban quarter.

Architectural conceptGerber Architekten developed a cuboid building surrounding the existing library on all sides, thus presenting the National Library as a new architectural image within Riyadh’s urban space. The new building encloses the old one protectively, and combines itself with it in an unusual way, following monument preservation principles. the new building. The old structure is integrated as a building within a building, while its existing dome (originally in concrete) has now been reconstructed in steel and glass, and continues to be a cultural symbol of the library.

The entire former roof of the existing building, which occupies an extensive area, now provides a reading landscape flooded with light and offers a special atmosphere that will encourage the exchange of knowledge in this way. Inside, as if hidden in a treasure chest, a knowledge store house are the book stacks. Visitors are free the meander the open-access sections on the third floor of the new building via bridges from the reading area. Everything is covered by a new roof, punctuated by skylights under which white membranes gently distribute the light throughout the entire interior. The main entrance hall is on the ground floor, which also houses exhibition areas, a restaurant and a bookshop.

Façade conceptThe key element of the façade was developed especially for the new building. It is a cladding made up of rhomboid textile awnings, marked by its play with revealing and concealing. Inserted white membranes, supported by a three-dimensional, tensile-stressed steel cable structure, act as sunshades and interpret the traditional Arabian tent structure in a modern, technological way. This sequence of old and new creates a uniform and prestigious overall architectural appearance with characteristic styling. At night the façade glows in a soft white light and becomes the city’s cultural lighthouse. This filigree steel cable structure has a solar penetration level of only 7 per cent, and at the same time makes it possible to look both inside and out. Given that exterior temperatures will reach up to 50º Celsius, the membrane façade, which was optimised in relation to the local sun path by means of a complex, three-dimensional light

New York’s High Line designer to shape another iconic US landscape

New York city based, James Corner Field Operations, will design thirteen acres of new parkland at the Golden Gate in San

Francisco. Field Operations, best known for leading the design and development of the High Line in New York City, is celebrated for its work transforming urban sites into treasured public spaces. Field Operations was selected from a group of five internationally renowned design finalists. The New Presidio Parklands Project is a partnership between the Presidio Trust, the Golden Gate National Parks Conservancy (Parks Conservancy) and the National Parks Service (NPS).

“The New Presidio Parklands Project has garnered the interest and excitement of some of the world’s most talented and creative design teams,” said Craig Middleton, Presidio Trust Executive Director. “James Corner’s record of accomplishment, deep appreciation for the site, and commitment to engaging the community makes his team an ideal partner for this magnificent opportunity.”

The new parklands will be created by replacing Doyle Drive, an elevated highway, with an at-grade roadway covered by tunnels. The thirteen acres of new land above the freeway will reconnect two Presidio destinations, the historic Main Post and Crissy Field. Once completed in 2018, the new landscape will offer visitors an unparalleled experience of the Golden Gate.

“In 2001 with generous community support we transformed Crissy Field from a former military dumpsite into a beautiful shoreline park that now is enjoyed by more than a million visitors each year,” said Greg Moore, President and CEO of the Conservancy. “We believe the New Presidio Parklands project is the capstone to over a quarter century of park making in the Presidio which will reconnect Crissy Field to the Presidio’s Main Post and become a resplendent site for recreation, relaxation and exploration.”

Field Operations will likely partner with a local firm on the project.

Public input will continue to be essential in shaping the final concept for the New Presidio Parklands Project. Workshops starting in early 2015 will draw upon broad community feedback.

Rosewood Abu Dhabi

The inspiration for the tower is derived from the glistening Arabian Gulf and the vast desert that surrounds Abu Dhabi city. The 34-story hotel is a dramatic modern structure covered with reflective glass, which was chosen for

its daytime shimmer and its nighttime luminescence. The curvilinear architecture of the 470-foot-tall building is designed to suggest the movement in this vibrant city and the inspiration for the interiors of the hotel comes from the meeting of land and sea, desert and sky.

Located in Abu Dhabi’s new Al Maryah Island financial district between the Abu Dhabi Securities Exchange and the Cleveland Clinic, Rosewood Abu Dhabi is a new 102,000 m² multi purpose development. The complex includes a five-star 189-room Rosewood hotel, 131 serviced apartments, banquet facilities, meeting facilities, spa, fitness center, retail space, restaurants, and parking.

Inside, the lobby is bordered on one side with a flowing water feature and on the other with a dramatic wall of art to draw guests into the space with warm tones, clean lines and sleek materials. This is juxtaposed with comfortable furnishings and flowing fabrics in warm colors reminiscent of a local souk. Throughout the hotel, traditional Middle Eastern textiles and details are mixed with modern lines and

Globella and Pooldeck

The Globrellas are made of stainless steel and come in two sizes. They were designed as canopy-like structures to offer shade to guests and to help reduce the overall amount of sunlight on the pool deck. Additionally, they help to create a sense of scale to the deck and create intimacy by visually

screening portions of the deck from the surrounding buildings.

The inspiration for the Globrellas came from the silhouette and forms of the palm trees, a natural form of canopy that is seen throughout the region. As the design developed we introduced a perforated pattern into the skin of the structures that would allow sunlight to filter through and create interesting patterns onto the pool deck, similar to light filtering through palm leaves in a tropical breeze. The pattern that was selected was derived from an intriguing Arabic textile that we discovered at one of the local markets. This was expanded in its dimensions to an aperture that would allow just enough light through to express the pattern of the ground surface but still protect from direct sun.

During the day the Globrellas are constantly changing in appearance depending on the position of the sun. As the sun makes its way across the pool deck they act as reflectors of light taking on various hues of color depending on the surface they reflect. At times they have a golden tint when reflecting the pavement, or a bluish tint when reflecting the pool’s water. At night they take on a completely different appearance and become light reflectors creating an ambient light source for the pool deck. This was achieved by up-lighting the underside of the canopy to create the reflection.

The Globrellas and the Glo Lounge were designed simultaneously and both utilize the same stainless steel perforated panels as the main expression to their skin. Together these elements create scale, a sense of place and add unique interest to the pool deck. These canopy-like elements along with the planted palm trees help protect guests and residents by providing shade and comfort where necessary.
