This service adds value to projects involving vehicular movements where standard road and highway geometry guidelines do not apply.

CASE STUDY 1: HOTEL LOBBY A hotel project had a front entrance drop-off area compromised by limited space. The hotel lobby was very close to the front property boundary and elevated above the adjacent road. Verdaus tested vehicle tracking for a standard tour coach. The first test was done on the access ramp shown on the original drawings. The test demonstrated there was not enough room on the ramp to accommodate movement of the coach. By identifying and resolving this issue at an early stage of design, Verdaus ensured this critically important function would meet the operator’s requirements.

CASE STUDY 2: PARLIAMENT PARADE GROUND A parliamentary parade needed to accomodate the movement of the head of state’s vehicle during national ceremonies. Modelling the vehicle movements gave the client confidence that the landscape layout would accomodate the planned ceremony for the opening of parliament.

As a value added service, Verdaus check vehicle circulation requirements for critical areas on all our projects.

Verdaus analyse vehicle movement for roads, intersections, car parks, and other vehicular areas. We use purpose specific software to test special requirements for any type of vehicle.

Verdaus collaborate closely on road design for low category roads. We use the same software commonly used by civil engineers to design road alignments and profiles. By doing this, we speak the same language as the road designer. This improves communication, collaboration and coordination.

Road design often has a major influence on a wide range of issues including pedestrian access and storm water drainage. Integrating road and landscape levels creates opportunities to reduce cost and gain other benefits. as demonstrated in the case studies.

Coordinating Roads & Landscape

CASE STUDY 1: ROAD PROFILES AND EQUITABLE ACCESS The project was a parliamentary campus. The site was very undulating with large level differences around the property boundary. Verdaus and the road engineers worked together to design the road levels that both satisfied road superelevation requirements and created the most agreeable relationship with building finish floor levels. This process reduced the need for stair access and so improved equitable access and egress between the interior and exterior spaces.

CASE STUDY 2: ROAD CAMBERS AND SURFACE DRAINAGE To add further value Verdaus then integrated the road design with surface drainage requirements. Road cambers and flush kerbs facilitated surface drainage without the need for gullies and positive drainage. This reduced the cost both of construction and maintaining a positive drainage network.

This result brought great satisfaction to the consultant team and real value for the project client.

Verdaus collaborate closely on road design by using the same software as road engineers. This improves coordination of landscape and road levels to increase the value of the design by improving equitable access and delivering integrated storm water surface drainage solutions.

We then create topographically accurate 3D digital models of the proposed landscape design based on total environment model. This gives the client, project team, and other stakeholders a clear representation of the proposed landscape design and the ability to make changes interactively during concept presentations. Clients have expressed a strong interest and preference for viewing the interactive 3D models rather than the traditional plans and sections. By providing the client with a presentation format that is easy to understand, required changes are identified early in the design process rather than on site, when modifications would be costly and could cause project delays.

CASE STUDY 1: CHALLENGING LEVEL DIFFERENCES The project was a parliamentary campus with large levels differences across the site. The footprint for the houses of parliament spanned over 400m in one direction. This created difficulty in providing vehicle access at the required grades. A major road bordered the site on three sides constraining possibilities to change levels along the property boundary. Verdaus assembled a digital model of the total environment by combining the digital elevational data from Google Earth, topographical survey, contractor’s as-built surveys (the main contract was in progress), engineers

design levels and the architectural digital model. For the first time in the design cycle the challenges created by the changes in level were clearly visible to the whole design team. This enabled the team to work together and quickly deliver an integrated and elegant solution. All vehicle access roads were designed to satisfy both engineering requirements and the aesthetic proporations which were vitally important for a project of this profile.

CASE STUDY 2: PRECISION DESIGN The project was the opera house situated in the nation’s captial city. The building was located close to a major expressway. A major terrace faced the expressway. The client was seeking a solution to provide a buffer between the terrace and the adjacent expressway. However it was also important to retain views to the main building. Views from the building needed to be screened at the lower level to conceal views of the expressway. Verdaus assembled an integrated digital model using as-built surveys, road design levels and the architectural model. We then designed the landscape in three dimensions to ensure ground levels provide the exact visal screening that was required. This was demonstrated to the client’s satisfaction with an interactive presentation of the digital model.

The Business Bay Executive Towers Hotel is part of an eleven tower complex. This was the first release in the Buisness Bay development by the master developer, Dubai Properties. Verdaus created three distinct functional areas adjoing the hotel: 1) swimming pool deck, 2) resturant terrace, and 3) the “Moon Garden”. These areas were designed to specifically address the adjoining internal functions. One of the key contributions of Verdaus was the strategy for controlling access between the three main spaces.

AL FATTAN HOTEL AND RESIDENCES

The Al Fattan Hotel is located on the tip of the Palm Jumeirah crescent. This plot, with 270 degree water views, was one of the highest value plots on the Palm.

Verdaus captiliised on water views which were a prominent feature of all key spaces and vistas. The main pool area was designed as a grand open air amphitheatre with terraced sun decks overlooking the beach and swimming pool. Verdaus designed all external elements including swimming pools, water features, roads and paving, and shade structures.

LAITH WARK AILA Partner and Director Laith Wark is a Registered Landscape Architect with the Australian Institute of Landscape Architects (AILA). He has practised landscape architecture since 1998 and has a broad range of experience having worked in a range of practices including both leading multi-national and regional offices. Laith is one of the founding partners to establish Dubai based Verdaus Landscape Architects in 2004. Laith’s professional experience includes a diverse range of large-scale projects including; residential, commercial, resort, hotel and urban design projects in Australia, the Middle East and India. He has a strong interest in masterplanning and urban design. Laith is responsible for design direction, project delivery and for ensuring total quality of service to the client.
