DESCRIPTION

The directors of Fitz Architects own Beachbar Leisure Limited.Land sold to Beachbar Leisure Limited by Sunderland Council on the 16.01.2008was three pieces of land on the west side of Marine Walk. I believe this was to maintain public right of way between the pieces of land. I have made enquires but have been refused answers to my questions and classed as vexatious by Sunderland City Council. My next upload is a land title (TY513697) which shows Sunderland Council are now the owner of one of the three pieces of land owned by BBL/Fitz Architects?Fitz Architects proposed development ignores the fact that part of the development encompasses council owned land. I believe a deal has been done behind closed doors between Sunderland City Council and BBL / Fitz Architects to ensure the outcome favors BBL / Fitz Architects. Sunderland Council previously charged a person tens of thousands of pounds for a small strip of land to enable this person to extend their premises on to the next site. I believe this practice is referred to as land marriage value. I would like to know if in this instance land marriage value was considered by Sunderland City Council. While discussing plans for my own seafront development I was advised by a council official that Fitz Architects was the company to use, stating they worked closely together. I did use Fitz Architects and during the planning process found the council official to be more than correct. The relationship between Fitz Architects and Sunderland City Council is to say the least questionable.
