March 5th submis-sions will print in April’s LakeTalk). Time and space constraints will determine the inclusion of submitted items. In high volume situations, submitted items will be honored on a ‘first come, first serve’ basis. All content received after the 5th of every month cannot be guaranteed space in LakeTalk. Late submissions will be published as time and space permits. The LLA Office is not required to publish all submissions and may use discretion when evaluating items for print.

FinanceThe Finance Committee met on April 15th to discuss the current level of reserves that the LLA has pledged as collateral for the comple-tion of the CDA. The Finance Committee met again on April 30th. Attorney Torin K. Andrews Esquire with Andrews & Lawrence Law Group made a presentation showing the various collection services his company offers. The Committee discussed the possibility of do-ing more collection services in-house. March’s bank reconciliations were approved.

TrailblazersTwo new “connector” trails have recently been added to the Lake Linganore trail system. Both trails have been “in the works” for a long time and it is gratifying to see them now in the final stages of development.

The first trail (Pinehurst Lake Connector Trail) is a short pathway that links West Lakeridge Road to the Pinehurst Lake Trail, utilizing the Parcel B easement between 6718 and 6720 West Lakeridge Road. The trail starts at street

level between two small trees/shrubs, steps down from a low retaining wall and follows a cleared pathway down to the Pinehurst Lake Trail and Lake Linganore. Wooden signposts have been set at the top of the trail (at West Lakeridge Road) and at the intersection with the trail along Lake Linganore, to designate the new trail's location.

The second trail (Audubon North Townhomes Access Trail) connects the Audubon North Townhomes with Eaglehead Drive, the Audu-bon Lake Access Trail, and ultimately Lake Linganore near the canoe racks below Aspen Village. The trail starts at the southwest corner of the village, across from 10218 Wood Thrush Drive (near a water manhole cover). The lo-cation is marked by a wooden trail signpost. The trail follows a cleared Parcel B through a wooded area down to Eaglehead Drive. At that point trail users turn right and walk on the grass a short way, cross Eaglehead Drive (via a painted cross-walk) and access the Audu-bon Lake Access Trail. While the cross-walk has not yet been painted, it is anticipated that it will be in place soon. The Audubon Lake

Access Trail is currently closed due to the con-struction in Aspen Village above the trail, but it is expected to reopen in early June.

Hopefully both of these new trails will allow Pinehurst and Audubon North Townhomes residents easier access to Lake Linganore.

Bulk Trash ItemsThere is no Bulk Trash Pickup dur-ing the summer season. There will be a Bulk Trash Pickup on Monday, October 14, 2013. More details will be posted as this date approaches.

Mult-Village Yard SaleMark your calendars for Saturday, June 22nd and start going through those closets, garages and storage bins. Last year, the Meadows, Pine-hurst and Coldstream villages of-fered a huge number of yard sales and garage sales-with tons of bar-gains. The plan this year is to have sales going in all of our villages on June 22. In addition, we’ll have a portion of the Coldstream parking lot for available for sale spaces. Sailing ClubLLA staff is considering options to improve the friendliness of the lake for sailing. This could include better lakeside storage options for sunfish, lasers and sailboards and possibly facilities for sailing les-sons. The shape and location of the lake offers up challenging wind patterns to learn on. The first step is to get together a group of sail-ing enthusiasts! This group would

brainstorm and get a mission state-ment together and possibly form a sailing club. If you would like to help our community live up to its logo, please contact Don Hoff-mann at: [email protected] to start the discussion!

Concert Series Kickoff!Do you enjoy live music? What about live music from the com-fort of a lawn chair?! This year the Events Committee presents the Lake Linganore Summer Con-cert Series! This series will run on Thursday nights and coincide with the Coldstream Farmer’s Market. Go to page 24 to learn more!

Summer ThunderstormsTo ensure that drainage and stormwater management systems operate properly, it is important for residents to do their best to maintain culverts in front of their home. Working with your neigh-bors to keep culverts free of large amounts of debris will help avoid drainage issues during heavy sum-mer thunderstorms.

NO GLASS on the Beaches!This Summer when using the beaches, please DO NOT bring any GLASS containers with you. GLASS bottles, platters and other breakable items become danger-ously concealed in the sand and are

a major hazard for everyone. Pro-tect BARE FEET on the Beaches by leaving all GLASS items at home.

Storage of ItemsIt is the responsibility of every homeowner to prevent the de-velopment of any unclean, un-sightly or unkempt conditions of buildings or grounds in order to maintain the beauty of the neigh-borhood. Storage of trash cans, recycle bins, yard maintenance equipment, toys and other items in front of your home is not accept-able. These items, unless being used, should be stored out of view in a service yard or within a build-ing.

Membership Stickers/PermitsIf you have paid your annual dues or are on a monthly payment plan, then you should have received your new membership stickers be-fore Memorial Day Weekend. Your current stickers are valid until June 15th 2013. If you are not in receipt of your new stickers, please con-tact the LLA Office. If you do not have an LLA issued Photo ID you MUST come to the office and get one in order to access the ameni-ties. You may come in for a Photo ID Monday – Friday 9am-5pm.

Many Thanks to Our Members

The Association Staff has been addressing the condition and compliance of homes in the community-house by house, street by street, and village by village in recent months. The required follow-up for residents has ranged from light yard maintenance to more costly home improvements.

Many homeowners who received compliance letters were ex-tremely responsive and cooperative. Moreover many home-owners have maintained an open line of communication with Staff, which has made the whole project much more produc-tive for all parties. Special thanks is owed to those who have been diligently working with our Office Staff.

For those who have already made the necessary repairs/changes, and for those who have scheduled improvements, we would like to express our deep appreciation. We understand that home improvements can be costly and add an additional expense to an already tight household budget. We realize that receiving a compliance letter in the mail may have come as a shock to many homeowners. We would like to emphasize that we are addressing the entire community in a very comprehen-sive manner.

A big thank you goes out to all of you for your patience and understanding as we complete this process.

Finding the right home, putting in an offer and subse-quently negotiating an acceptable contract are of course the first steps to purchasing a home, but what comes next?

Assuming that these contingencies have been included in the contract, here is a simple check list of what a typical process might look like:

FINANCING To write your offer, you will most certainly be pre-approved, but now you need to get all of your documentation to your lender in a timely manner to secure the loan.

INSPECTION Always advisable in my opinion. You are looking for safety issues and major items which may be costly to repair should they be faulty…. Don’t sweat the small stuff!

HOA DOCUMENTS It may be heavy going, but familiarize yourself with the covenants and bylaws to ensure the community suits

your needs. Within 5 days of receipt of these documents you have the right to cancel the contract in writing.

APPRAISAL This is usually ordered by your lender. Should the home appraise for the contract price or higher, the sale will proceed normally. If it appraises for less, then a new set of negotiations will begin and may either result in a price reduction or the sale not moving forward.

UTILITIES Although the settlement company will usually take care of the water, remember to have all other utilities changed into your name.

INSURANCE Insuring your new home is an important step in the process.

APPROVAL ‘Clear to Close’ is the phrase you are looking to hear from your lender, signifying that everything is fully approved and you are ready for settlement.

HUD1 The settlement company will send a HUD statement to the lender and agents, and once all is deemed to be correct you should get a copy.

FUNDS TO CLOSE The HUD will indicate what funds (if any) you need to bring to the table. These would normally be in the form of a certified check.

FINAL WALK THROUGH This affords you the opportunity to check that all is still in order with the home and that the sellers have left it as specified in the contract.

CLOSING Your agent will usually accompany you to closing and on occasion your lender may also attend. Make sure that you have photo identification and a well-rested hand for signing all of the pa-perwork.

Your contract will include a time frame for most of your contingencies and it is imperative to ensure that you ad-here strictly to these. While a good realtor will guide you through all of these steps, it is still important to understand the process-so make sure to a keep a check list handy.

Each year there are about 6 million animals taken to shelters to be put up for adoption. In recent years since the recession has hit the United States, this statistic has made its way up to a staggering 8 million. Not only are families and individuals across the nation struggling to keep their homes and jobs, they are struggling to keep food on the table. Many times this leaves our four-legged friends behind. Americans are being faced with the decision of whether or not to continue to care for themselves, or for their pets. In many cases folks have had to relocate to more affordable housing and cannot bring their companions. In some instances, people are able to feed their pets, but not necessarily continue to maintain regular veterinary care because of the costs.

We are here to help! Here at Copy Doc Business Solutions we care great-ly about the welfare of animals and have been working in conjunction with the Frederick Humane Society, (FCHS) for the past year and a half. FCHS offers assistance to pet owners in the way of an emergency pet food bank, low cost spay and neuter programs, and emergency medical assistance for pets facing a life-threatening crisis. Water Quality Updateby Neal SpungenThe Water Quality Committee started testing for algae pro-ducing nutrients at three sites on the lake in late May. Vol-unteers took samples at Linganore Creek, Ben's Branch, and Indian Caves. The samples will be processed by Hood College. The test results will help us better understand the sources of nutrients such as nitrogen and phosphates. We will also be testing the water velocity and turbidity to better understand the presence of nutrients in the water.

E. coli testing has been taking place weekly at Nightingale and Coldstream beach since the beginning of March. The good news is that most of of the results have been below the Mary-land safe swimming standards. Through additional research, committee members have been able to determine that in-creased E. Coli levels seem to follow periods of precipitation. The frequency of testing will increase to daily from the end of May to the end of August. Test results are available on the LLA website:

About the Summer FestivalCelebrate the beginning of summer! The Lake Linganore Summer Fes-tival will kick off those lazy days of summer! This event will be held on Saturday, June 15th from 4-9pm at the LLA Office Common Area (near the Coldstream Pool).

Tennis players of all ages can en-joy the tennis exhibition with Lin-ganore’s instructor Mike Lesko. There will be tennis games and priz-es for the kids. Live music will be provided by The Jimi Cupino Electric Project from 4:30-8:30pm. The pool party will be in full swing. We’ll have face painting, sack races and other kids games.

The New Market Volunteer Fire Co. will be selling food along with Rob's In10ense BBQ and Catoctin Popcorn.We'll have a 50/50 Raffle-so bring your dollar bills! The drawing will be 8 pm.

Bring your own cooler and enjoy the live music! A pool party and kids games will provide fun for everyone.Friends of Lake is kicking off Lake-Quest (see page 18) and raffling off a rain barrel!

Many Thanks to Our Teens!This year the Events Committee called upon local teens to assist with the kids activities at the Summer Fes-tival. The response was overwhelm-ing! Lake Linganore's Teen Volun-teers have been vital to providing fun activity booths this year. Without our Teen Volunteers we would not have been able to expand the scope of the Summer Festival and accomplish as much as we have. We greatly appreci-ate the time that our Teen Volunteers have donated and hope that our com-munity recognizes how many great kids live right here in Linganore. Our Linganore Teens ROCK!

Jimi Cupino ProjectJimi Cupino has been playing guitar professionally since the age of 15. A native of Frederick Maryland, he has played extensively in the Maryland, Virginia, West Virginia, and Wash-ington D.C. area. Jimi has shared the stage with national and interna-tional acts such as Duke Robillard, Ernie Hawkins, John Cephus, Wallace Coleman, Townsend Toller, Conway Twitty, Bill Anderson, Johnny Pay-check, and Mel Street. Jimi has played lead guitar in several Frederick-area

bands over the years, including Jean-nie C and the Country Caravan, Da-kota, and the popular southern rock trio Dangerous Dan & the Moon-dog Band. In 1996, Jimi appeared at Hagerstown's Maryland Theatre and played lead guitar for "Always," the successful tribute to Patsy Cline. He has also worked as a studio guitarist in Baltimore, and been an avid blues aficionado for many years.

Currently you can hear Jimi playing with his acoustic trio The Jimi Cu-pino Project as well as playing elec-tric blues guitar with The Jimi Cupino Electric Project.

Call on Friends for Help. If you’re going to be away for a week or more, ask a trusted friend to check on your house every day or two—or better yet, try to find a housesitter while you’re gone. Not only will they make sure nothing happens to your home, but you might also ask them to bring in your mail and newspapers, water plants or even feed Fluffy. It’s also a good idea to let your neighbors know a friend is monitoring your property so they don’t call the police to thwart a perceived “break-in.”

Set your Lights on a Timer. Leaving your house unlit for days on end is a sure sign to burglars that it’s empty, but so is keeping the lights on 24-7. A good way to handle the lights on/off conundrum is to set them on a timer that’s scheduled to simulate your regular routine. Of course, if the lights seem a bit too simulated, that can be another telltale sign, so it’s a good idea to set the timers in individual rooms on staggered schedules to make the light coming from your home seem more natural. This is not feasible for all homeowners, but it’s a creative idea if you have the capability.

Stop your Mail and Newspaper. Nothing screams “nobody’s home!” like a pile of newspa-pers strewn about your doorstep or an overflowing mail-box. So, if you can’t get a friend or neighbor to collect them for you, it’s best to have your mail and paper stopped if you’re going to be out of town for awhile.

Don’t leave the Spare house Key lying around. That fake rock where you keep the extra house key isn’t as discrete as you think! Whether you keep a spare under

your welcome mat, above the door frame or in a hide-a-key contraption, chances are it will take the nefarious types five minutes flat to find it and gain easy entry. Take the key with you, let a friend hold onto it or put it inside the house while you’re gone. If you’re worried about misplacing your spare key: don’t be! Calling a locksmith is a lot less traumatic than calling the police.

Make a Last-Minute Checklist. Are all the windows and doors locked? Stove and oven turned off? How about all the faucets? Are the electronics unplugged and valuables secured? Take five minutes before you leave to ensure your house is vacation-ready. Another run-through of the house may seem unnecessary if you did it earlier in the day, but knowing you’ve left your house as safe as possible will help you kick back and have a great vacation.

Ready for a break? In the coming weeks, many families will be escaping the daily grind and heading out on a well-deserved vacation. Before you hit the road, take a few precautions so your home isn’t enticing to thieves, susceptible to a fire, or vulnerable to other blights. Consider implementing these safety tips to keep your home and our community secure:

I walk past the lake, casually gazing over the still water and the sandy beach. Up on the grassy hill before the beach are two rows of colorful canoes, locked on wooden racks. I look reflectively at them; there are many adventures to be had in a canoe.

There are early morning trips, paddling quietly out onto the misty lake. Everything is still and peaceful; the sky, dusted with powdery pink, is reflected on the surface of the water. A low sound, like a mix of a honk and a screech, disturbs the stillness. Turning, you see the long shape of a heron, grace-fully winging through the morning air; it’s a great blue heron, the biggest bird on the lake. With another honk, the bird flies past you, soaring a few feet above the surface of the wa-ter. You have stopped paddling to view the majestic crea-ture, but now you propel the canoe forward again. There is still a whole morning to enjoy, and this isn’t the last nature sighting on your paddle. In the cool dimness of the forest you see movement; the canoe sails quietly forward as you move towards the shore to investigate. A tawny flank, a rustle of leaves—an elegant doe dips her head to the water for a drink. You freeze, hushed in awe. The creature lifts her head and looks at you with dark eyes before turning and loping grace-fully off into the trees.

Then there are the hot afternoons, when the sunshine is

blazing and the beach crowded. You aren’t confined to the land—you slip away in your slim craft, dipping your paddle deep into the cool water. It seems like a good day to visit the Indian Cave and its creek inlet—the weather is much too hot to be out beneath the sun—but on the way you detour to paddle along the shore line. Turtles like this kind of day, and you know they will be out sunning themselves on the rocks. Sure enough, as your boat glides past the logs floating near the shore, you see a dark lump sitting in the sunshine. It is an adult turtle. He is smart, and when he hears you close-by, he scrambles into the water and is gone. But just a few paddle strokes away you spot another prime log, and this time there is a tiny nickel-sized baby turtle sunning on it. He is young and innocent, and you get quite close—close enough to see the painted marks on his shell—before he leaps into the water with a little plop. As you continue on your way, you float beneath a concrete bridge and see barn swallows, like so many butterflies, flitting about the underside. They are guarding their nests—little round mud dwellings—which are built onto the concrete; if you look closely you can see the dark heads of swallow ba-bies peeping over the edges. You renew your paddling as the boat drifts out into the sunshine. Before long you round a final curve and find yourself at the mouth of an inlet, where you can see a tall rock structure towering out of the trees on

the right bank—the Indian Cave. The reflection of the water plays in ripples across the grey of the rock.

You propel your canoe the last few yards up the creek, and peace falls over you as the prow nudges at the rocky bed. You stow your paddle and sit silent for a moment, just listening and looking. The creek gurgles and gushes over the rocks in little falls and swirls, gathering in pools rimmed with bubbles, and the trees rustle in a faint breeze, casting dappled patterns on the water and dirt. You climb out of the canoe, the cold, fresh water lapping at your ankles, and tug the boat higher up on the river bed. With it securely beached, you are free to slosh and splash up the creek. The water washes over your toes most delightfully. You pause at the edge of a still pool and gaze into it, fancying that you’ve seen a flicker of move-ment. Eyes narrowed in concentration, you pick out a school of baby creek chub swimming near the bottom. The other pools are also filled with life—water striders and whirligig beetles, darters and small catfish, and, hiding under every rock, crayfish of all sizes. Above the water there are a multi-tude of birds, fluttering from tree to tree, and small white but-terflies drift lightly through the air. Unable to resist, you run after one, but it slips easily through your fingers and calmly sails away.

Of course the evenings are delightful as well. You can wit-ness the fiery blaze of the sunset from the vantage point of a canoe, as the water is turned to gold. Crickets and birds sing

from the shore, the noise subdued by distance. You slip your paddle beneath the tranquil water and the canoe responds, smoothly sliding forwards. Your journey takes you along the rich green shoreline, into the shadowy coolness of the trees, where carp splash in the shallows. Up ahead, built against the bank, you see a strange fortress of crisscrossed logs and sticks, and you quietly paddle closer. The canoe is silent, without a splash to give you away. Then a sharp smack echoes across the lake! You jump, startled, and see the sleek dark head of a beaver just before he dives. He has smacked his tail on the water to warn his fellow beavers of your presence—they won’t be showing themselves again. You smile and move on, real-izing now that the structure is a beaver hutch. I blink away my memories, appreciative of the oppor-tunities I’ve had to collect them. My canoe is racked with the rest, ready to be paddled out onto the lake for another adventure. It is now summer, and there is much to do if you own a canoe. Have you ever thought about what a canoe can do for you?
