Lake Mohawk Country Club Policies & Procedures

To Our Members,

Lake Mohawk is a community that was established in 1927 for summer enjoyment. It gradually became a year-round residential community where families can live in gracious surroundings, with ample opportunities for outdoor activities. Although the aim of our Club is to promote the common interests of all, it can do so only through our concerted efforts. Our best and most fruitful results come from thinking not only of ourselves, but also of our community. Our reputation and success come from many contributions of thought and effort from a great number of members. If we are to maintain the high quality of life here in the Reservation, it is necessary for all of us to take pride in our community, our homes and common areas and voluntarily abide by the established Rules & Regulations. Paying our Club dues on time is important, but equally important is our attitude, our concern, and our willingness to share responsibilities. Whether you date back to the opening days of Lake Mohawk or have recently just joined us, we think that this information will remind you that Lake Mohawk is what the generations before have worked so hard to make this special place the life-style it is today. It is up to all of us to become stewards for the future generations to enjoy. The Board of Trustees Lake Mohawk Country Club

Activities

A tremendous variety of activities emanate from the Clubhouse. We have dances, dinners, swimming activities, boating, fishing, waterskiing, tennis, golf and many other amenitities throughout the community. Accommodations are also available for organization meetings and Club members’ use. Notices of these activities are listed in the calendar section of The Papoose, the official publication of the Country Club, as well as on the member’s website. Your participation in your choice of recreation will enable you and your family to enjoy the benefits of the Lake Mohawk lifestyle. Contact the Clubhouse Office for additional information on Intra-Club activities. Intra-Clubs: § Lake Mohawk Golf Club § Lake Mohawk Pool § Lake Mohawk Powerboat Club § Lake Mohawk Tennis Club § Lake Mohawk Ski Hawks § Lake Mohawk Yacht Club

Aesthetics Boat Storage All boats and trailers must be stored in compliance with the Township ordinances and Lake Mohawk regulations. Please reference the Marine Rules & Regulations section on our member’s website – Marine Services under Committee’s. Clotheslines Lake Mohawk is a unique community in which special consideration is placed whenever possible on maintaining visual aesthetics. We would ask that in the spirit of this community goal, you would limit your outside hanging of laundry. Decks Decks must meet applicable Sparta Township building codes/ordinance regulations and must conform to your property and blend aesthetically with your house. Dumping Dumping is not permitted anywhere within the Reservation. No garbage or rubbish may be stored on or disposed of on any lot within the Reservation. Both Byram and Sparta Townships

have recycling centers and facilities for leaf and brush disposal. In Sparta Township you must arrange independently for garbage disposal. Fences/Pools Chain link or wire fencing and above ground pools are discouraged in the Reservation as being unsightly and detrimental to the value of adjoining property. Garbage Cans As per Township ordinance, receptacles for refuse shall not be set out for collection except during the hours of a day scheduled for collection of refuse or the evening before. We request that receptacles for refuse should be removed from the curbside in a timely fashion and stored out of view. Grounds Maintenance Premises shall be maintained in an orderly fashion, free from overgrowth, litter and unsightly or unsafe conditions. The exterior of premises shall be maintained so that the appearance reflects a level of maintenance in keeping with the standards of the community. Outbuildings Our Club Plan Agreement prohibits outbuildings. This ban was not always adhered to in the past. If there is an outbuilding on your property, we urge you to keep it in good shape repair. Although there are outbuildings in the Reservation, we do discourage the proliferation of these buildings. Pets Dogs and cats must be licensed by Sparta Township and must be kept under control at all times. Township ordinances prohibit noises by dogs interfering with the health, peace and comfort of inhabitants. Dogs are also not permitted to run at large. Dogs are not allowed to defecate upon any private property without the permission of the property owner. Dog owners must remove all dog feces in a sanitary manner. No pets are allowed on the beaches and or The Boardwalk. For the good of our Lake, and to comply with the law, please clean up after your pet. Signs One of the subtle things that enhance our community is the absence of signs. This helps property values and the beauty of the area. For this reason we do not allow “for sale” signs, real estate signs or newspaper boxes. Vehicles Commercial vehicles and unlicensed vehicles must be garaged. Snowmobiles and dirt bikes are prohibited not only because of their excessive noise but also because of their detrimental effect on the Reservation ecology.

Beaches Lake Mohawk has many beaches and you are welcome to participate in any beach activity. Perhaps you would prefer to play an active role at the beach nearest your residence. Each beach is presided over by its own volunteers and officers. Since all of our beach committee members are unpaid volunteers, we should respond to their requests for financial assistance and give them our support when they require our help with clean-up and beach improvement days. Please remember to pick up beach tags for you and your guests from the Clubhouse office. These tags must be worn as a symbol of membership to protect our Club privacy. Each beach has guard (s) lifesaving and first-aid equipment and we all have the responsibility to see that this equipment is safe-guarded and readily available. Our lifeguards are on duty from noon until 6pm every day from the end of the school year in June through Labor Day. The guards are paid to protect life, not to babysit. Children who are unable to swim should not be sent to the beach unless accompanied by a responsible person. All children six or over must wear a beach tag. Children under six do not receive beach tags. They must be accompanied by a responsible person who remains with them at all times. Beach Clubs: § Beach #1 – Boardwalk Beach ▪ Beach #6 – Balanced Rock Beach

§ Beach #2 – Pioneer Beach ▪ Beach #7 – Sleepy Lagoon Beach

§ Beach #3 – Marine Beach ▪ Beach #8 – Happy Valley Beach

§ Beach #4 – Gahonjonton Beach ▪ Beach #10 – Manitou Beach

§ Beach #5 – Shooting Star Beach ▪ Beach #11 – Tamarack Beach

§ Upper Beach ▪ Beach #11A – Toboggan Beach § Alpine Pool

Boats Each year Lake Mohawk boat tags are required for all boats used at either lake. Most boats require a New Jersey Registration, and all boats must be covered by liability insurance. Powerboats are not allowed on Upper Lake Mohawk.

Cuddy cabins and jet engines are not permitted. For additional information – please reference Marine Rules & Regulations on the member’s website. All boats are governed by Lake Mohawk Regulations and the New Jersey State Rules & Regulations. Our Main Lake is patrolled by our own Marine Patrol and the New Jersey State Police Marine Police on occasion. It is unsafe for our children to play on the docks, so let’s teach them the beaches are for bathers and the docks are for the boats. When you take your boat out, be sure to return to your own slip when docking. All docking arrangements will be handled by the Dock Chairperson of your beach. Boat Storage Please be advised that boat storage must comply with local Township ordinances as follows: (d) Parking and storage of boats and trailers in any zone shall be permitted subject to the following restrictions and regulations: (1) Trailers, boats or boat trailers which are thirty-two feet or more in length as measured from outside dimensions including hitching devices shall be stored within an enclosed garage at all times. Trailers, boats and boat trailers less than thirty-two feet in length may be parked or stored outside the confines of a building only in accordance with paragraphs 2 through 6 below: (2) All trailers, boats and boat trailers shall be stored in the side or rear yard only. No trailer, boat or boat trailer shall be parked or stored in the front yard of a lot or in front of the front yard building line. (3) The area devoted to the storage of boats or trailers shall not exceed seven (7) percent of the lot area or 400 square feet – whichever is the lesser. (4) Any trailer, boat or boat trailer parked in the side or rear yard of any lot shall meet the requirements and regulations applicable to accessory buildings in regard to setbacks. (5) To obscure from view to the maximum extent possible, any trailer, boat or boat trailer parked or stored in a side or rear yard and not in an enclosed garage shall be screened go a maximum of six (6) feet. Such screening shall consist of a wall, fence, trellis, dense shrubbery or other attractive material. Such screening may be waived if topographic or other physical conditions would render the screening ineffective. (6) The area in which any trailer, boat or boat trailer is to be parked or stored shall not preempt any off-street parking space required to be provided by any provision of this ordinance. By-Laws The Lake Mohawk Country By-Laws are available on the website for review. It is in the best interest of every Club member to become familiar with the rules adopted for the regulation of our community.

The Lake Mohawk Country Club is a private residential community and since we wish to retain that privacy which membership guarantees – we annually issue identification cards to members in good standing and sufficient beach tags for the members of the immediate family. A limited number of additional beach tags may be secured at the Clubhouse for house guests at a nominal fee. We also have automobile insignia for identification at the Gatehouse. Please carry your membership cards, wear your beach tags and show identification at the Gatehouse. Members should make sure that their guests are given guest beach tags to minimize any potential issues. Tags should be returned to the Club member when guests leave. We urge you to make proper use of the identification furnished to you. Fishing Although this is a private lake, the waters are controlled by the State of New Jersey as they feed into two different watersheds – the Walkill and Paulinskill. A state fishing license is required as well as a current Club card. In addition to our game fish, bass, pickerel and white perch abound. Catch all you want but please be aware that our policy is “Catch & Release.” Fish hooks and youngsters don’t mix so please avoid fishing at the swimming areas. Ice fishing and fishing off of the lower Boardwalk is not permitted.

When fishing - intruding on some ones dock or boathouse is too close for comfort. Lures, hooks, line end up on private property. Most of us would prefer not to have our yards used as thoroughfares, yet this is frequently the case for those with Lakefront homes. Please – let’s all try to be respectful of all of our neighbors.

Non-Phosphorous Community In a lake community, phosphorous is the NUMBER ONE ENEMY. Phosphorous feeds the algae and the weeds in our Lakes. For that reason, ordinances have been passed in both Byram and Sparta Townships prohibiting fertilizers containing phosphorous and requiring that septic systems be pumped every three (3) years. We also recommend that you use household products, laundry and dishwasher soaps that have no or low phosphorous. Your cooperation is necessary to maintain a healthy ecological lake environment.

Papoose The Papoose is the official publication of Lake Mohawk and has been since 1929. Your copy will arrive around the beginning of every month and it will keep you informed as to what is going on

around the community. The Papoose is only as interesting as the material that you provide, so let us know your views and news and we will make every effort to include in upcoming editions. Please remember that the Post Office will not forward The Papoose. All address changes must be notified at the office. President’s Advisory Committee (PAC)

The functions of the PAC Committee are advisory in nature. PAC representatives make up the Nominating Committee and special committees, with definitive assignments as delegated by the Board of Trustees. PAC consists of volunteer representatives selected by the Board of Trustees, all currently serving the beaches, docks and Intra-Club members to serve on this committee for a one-year period.

Renters

Many of our neighbors were originally renters. They discovered the numerous amenitities here – the great opportunities for relaxation and enjoyment within the life-style at Lake Mohawk. A rental period provides a chance to get acquainted with everything that Lake Mohawk has to offer prior to making the commitment to join our community. If you plan to rent your home, remember that you are responsible for the rental guest application form being filed at the Club Office.

Roads

Our roller coaster roads are one of the things that make the Reservation beautiful, but they have their disadvantages as well as their scenic effects. Please observe the speed limits poted on our roads.

Speed humps have been installed in certain areas to remind us of the 25 MPH Speed Limit Law. Our roads are governed and patrolled by the Byram and Sparta Township Police Departments.

As for parking, a thoughtful person will leave enough room for emergency equipment to pass safely. Cars should not be parked on turn-arounds.

In the winter our Road Department maintains our 28 miles of private roads and does an excellent job but you can assist the crew by parking off the roadway. Parking Regulations are in effect on all Township Roads. Parking is prohibited on all streets bewtween November 15th and April 1st – unless otherwise posted and communicated. There are some Club roads that are posted for on-sided parking only. Please check your road for signage. The Police Departments will strictly enforce these provisions as they are Township ordinances. Your cooperation is required to enable us to perform the necessary job as it relates to d=safety measures on all of our roadways.

Water Lot Structures

If you plan to build a structure on lakefront property, please refer to the Marine Rules & Regulations for specific guidelines about these structures.
