KODIAK HIRES NEW CHIEF FINANCIAL OFFICERMIKE BABCOCK

KODIAK PROPERTY MANAGEMENT LTD. (KODIAK), a respected property management firm in Saskatchewan, is pleased to announce the successful hiring of MIKE BABCOCK as their CHIEF FINANCIAL OFFICER (CFO). MR. BABCOCK offers years of experience with overseeing financial controls for high-growth companies, previously with CANADIAN DIGITAL NETWORK and prior to that a 9-year commitment with WALKER PROJECTS INC. and CENTURY WEST GROUP.

In MR. BABCOCK’S 25 years of financial services, he has professionally worked with numerous companies involved in retail, service, financial advisory and investments, real estate, engineering, residential and commercial construction, land and property development, property management, marketing, advertising and sales, and industrial services.

“We are honoured to have Michael join the KODIAK team, he has an abundance of financial experience and drive that will generate a new roadmap on how we can continue to grow this company.” says JASON DIEWOLD, MANAGING PARTER OF KODIAK.

As CFO AT KODIAK, MR. He currently holds a CERTIFICATE IN ACCOUNTING, CERTIFICATE OF ACCOUNTING FOUNDATIONS, HONOURS BACHELOR OF COMMERCE DEGREE, and both CFA and CPA designations.

MOVING TO REGINA: THE BEGINNER’S GUIDE

REGINA, SASKATCHEWAN is best known to outsiders as the flat lands of Canada, boasting harsh winters and surrounding wheat fields. The casual atmosphere and hidden gems of the Queen City works her charm on visitors arriving from near and far.

This century old capital city of SASKATCHEWAN is founded in a spot where the CANADIAN PACIFIC RAILWAY meets the muddy banks of Pile o’ Bones creek. In the past, the settlement of Regina was once named after these heaps of buffalo remains, now the lush urban spread of Regina’s parks and man-made lake feels worlds away.

Truth be told, REGINA has undergone many changes over the years; from dinosaur bones displayed at the ROYAL SASKATCHEWAN MUSEUM to the ROYAL CANADIAN MOUNTAIN POLICE (RCMP) training grounds. It is inevitable anywhere you look, local attractions continue to celebrate the area’s rich history.

NOT SURE WHERE TO START YOUR REGINA VACATION? Here’s some popular attractions that offer unique experience for visitors.

1. SHOP THE VILLAGEIf you are visiting REGINA and love to shop-until-you-drop make sure to visit the CATHEDRAL

VILLAGE. This busy beehive of a shopping strip is easily one of the best retail hubs in the city. Located just a short walk from downtown REGINA, CATHEDRAL VILLAGE hosts a plethora of eclectic styles and gifts for everyone. The cluster of local boutiques and eco-conscious shops can be found primarily along 13th Avenue between Albert and Elphinstone Street.Looking for something to fill your tummy? THE VILLAGE also has a hodgepodge of cafe’s and restaurants to tickle

anybody’s taste buds. If you have a sweet tooth, check out KIM AND ASHLEE’S for some freshly baked cupcakes. Popular flavours include DEATH BY CHOCOLATE or PEANUT BUTTER FUDGE. The city of REGINA not only has impeccable shopping, but also has museums and galleries aplenty. Strap down and spend the afternoon becoming a regional history and culture buff, you won’t be disappointed. The best news; most of these cultural experiences are FREE.Take a step back in time at the ROYAL SASKATCHEWAN MUSEUM and marvel at the 3 billion years of evolution that is on display. Glimpse into the past as you take in geological specimens, dinosaur fossils and a fascinating collections of lifelike wildlife native to the region. If art galleries are more up your alley take the time to visit the nearby MACKENZIE ART GALLERY and its outdoor sculpture garden. The main draw to this exhibit and the various works from Canadian and international artists.A fan of football? THE SASKATCHEWAN SPORT HALL OF FAME has a whopping display on the history of the Roughriders. Football fan’s should pencil in the museum and make sure to check out the souvenir shop for local artifacts and memorabilia.

3. TRY SEASONAL GOODS AT THE REGINA FARMER’S MARKET

Every city, big or small, has flea or farmers markets, and REGINA is no different. Farmers and local craftsmen come together at these markets to display and sell fresh or home crafted local bounty. Between the months of MAY TO OCTOBER, THE REGINA FARMER’S MARKET is OPEN TWICE A WEEK; on WEDNESDAYS & SATURDAYS FROM 9:30 AM TO 1:30 PM. Fresh vegetables, meats, cultivated flowers, going green has never been easier!THE REGINA FARMER’S MARKET is located in front of the MUNICIPAL CITY HALL. Just follow the crowd! If you plan on visiting in the winter months don’t despair. The market continues to be available indoors UNTIL MID-DECEMBER on SATURDAY MORNINGS at the CATHEDRAL NEIGHBOURHOOD CENTRE.

4. WALK WASCANAWASCANA LAKE is a 2,300-acre park in REGINA’S CITY CENTRE. A beautiful patch of green space in the middle of an urban metropolis, this man-made lake is the focal point of it all. On the Wascana trails you will

find a steady stream of people out for a midday stroll, on an early morning jog or spending quality family time. It’s the perfect spot for walking, biking, canoeing and even rollerblading.

Many of REGINA’S MAIN ATTRACTIONS AND LANDMARKS are built around WASCANA LAKE, the most notable being the SASKATCHEWAN’S PROVINCIAL LEGISLATIVE BUILDING. This small piece of forested heaven is the perfect earthy getaway from the hustle and bustle of city life.

MEDIA RELEASELOCAL BUSINESSES GIVE TO ALBERT COMMUNITY SCHOOL THROUGH OPERATION WARM-UPDECEMBER 13, 2017 – FOR IMMEDIATE RELEASE

KODIAK PROPERTY MANAGEMENT LTD. (KODIAK), a Regina -based property management firm has teamed up with several local businesses including Armour Steel Fabricators, Great Canadian Oil Change (Albert St and Quance St locations), Ross Machine Shop, Valhalla Construction and Wheatland Roofing on OPERATION WARM-UP. This community-based project will provide every student enrolled in ALBERT COMMUNITY SCHOOL with a warm-up package that includes a new toque, a pair of mitts, a student bag and a pull-over hoody.

On Thursday, December 14 employees of these community-minded businesses will be handing out the warm-up packages to every student at the school which is located in North Central. “We knew we wanted to help the community this holiday season, but we weren’t quite sure how to do this until we spoke with Renae Hunter, a teacher at the school. Ms. Hunter mentioned the idea of giving outdoor apparel to help keep the kids warm and Operation Warm-up was born.” says JASON DIEWOLD, managing partner of KODIAK.

The vision of OPERATION WARM-UP could not have come together without the full collaboration from the above businesses. “When KODIAK approached us for their support on this idea, it was such an easy decision for our companies to be involved.” says Judy Vanderleest, President & CEO of Armour Steel Fabricators.

In addition, KODIAK employees, and representatives from the supporting businesses of OPERATION WARM-UP, will be donating their time on Thursday by working with the students of Albert Community School on seasonal activities such as the construction of gingerbread houses in every classroom.

A special thanks to Cubbon Advertising who helped manage the entire order of all items and who was able to process everything on a very tight deadline.

WHAT IS RENT-TO-OWN?

Sometimes it can be difficult to sell a home. If you have a home you are trying to sell but the market is not conducive to it, you could choose to try a rent to own option for someone who may be interested but is not yet able to buy a home. Someone may be looking at purchasing a home but does not yet have a down payment or does not have a good enough credit score. That person may be an ideal candidate for rent-to-own.

A RENT-TO-OWN can also be called a LEASE WITH OPTION and would be similar to leasing a vehicle. The renter would pay a set amount each month and at the end of an agreed upon period he would have the option to purchase the house. The rent that is paid is rent but a portion of it will be considered a down payment that will go toward the purchase of the home. Because of this, rent is usually set at higher than the market value.

IMPORTANT THINGS TO KEEP IN MINDIt is important to have a clear and detailed contract as there can be a lot of variables in a rent-to-own property. There are advantages and disadvantages for both parties involved and it is necessary to have the terms laid out. If you are a seller and have bought another house, the rent collected on the rent-to-own will make it easier to pay two mortgages. If you are the buyer and are not in a financial position to buy a home right away, this can help you to get one more quickly.

As a homeowner, before you decide to enter into a RENT-TO-OWN agreement you need to decide on a final sale price for your home and what amount

you will charge for monthly rent. This is something that can be negotiated between you and the buyer in much the same way an actual sale would be. Both parties need to be aware that signing the agreement will lock the sale price in, regardless of any changes in the housing market.

THERE IS ALSO A FEE CALLED AN OPTION CONSULTATION FEE. The renter pays this to the seller and if, at the end of the lease, the renter decides to buy the home, the fee is counted toward the down payment. If the renter chooses not to or is unable to purchase the home, the fee is kept by the seller.

So for example, if the house is a $200,000 home and rent would usually be around the $1000 mark, in a rent-to-own agreement the rent may be set at $1,200 a month and $200 each month would go toward the purchase price of the home at the end of the lease. If the renter pays a $5,000 option consultation fee and accumulates $200 a month, at the end of a three year lease he would have $12,200 toward the down payment of the home.

This is a great way for someone with no credit rating to accumulate the necessary funds for the purchase of a home. The upside for the seller is that even if he does not sell the home, he is not paying two mortgages at once.

RENTAL PROPERTY QUESTIONS TO ASK

If you are getting out on your own for the first time and wanting to find a rental place to start out, you need to be prepared when you are shopping for the perfect starter home. Even if you have rented places before, this guide will help you when you are out searching. There are some important questions that you should ask before agreeing to rent a home to make sure you know what your responsibilities will be and what responsibility the landlord has to you.

QUESTIONS TO ASK:1. WHAT ARE THE LEASE TERMS?

Make sure you understand the terms before signing a rental agreement. If you read the agreement and have questions be sure to ask to ensure you understand everything. Make sure you know how much the security deposit will be and how it will be adjusted when you move out. Other things to check in this regard is how often there will be rent increases and how much of an increase there may be.

2. WHAT IS INCLUDED IN THE RENT? Sometimes the rent of a place will include utilities and sometimes you will have to pay the cost on top of rent. Ask if there are charges for cable, gas, and electric and how they will be handled. Sometimes the landlord pays water and sewage and sometimes the renter pays it so be sure that you are clear before signing an agreement.

3. CAN I DECORATE THE PLACE? Some landlords do not want you putting nail holes in the walls to hang paintings or fixtures while others may allow it if you agree to fill them and paint before you leave. Other things you may wish to ask is if you can paint the walls or other minor adjustments you may wish to make.

4. WHAT IS THE MAINTENANCE POLICY? If you are renting an apartment or a condo there may be maintenance fees to be paid to an association. If that is the case, the tenant is often responsible for the fees. Make sure you check with your landlord about who is

responsible for the fees and what will happen if there is a scenario where major repairs are required. The landlord should be responsible for major repairs but make sure to check.

5. WHAT IF EMERGENCY REPAIRS NEED TO BE DONE? For the most part, a landlord should cover the cost of repairs since it is their home and not yours. If the damage is something that you did not cause, you should not be responsible for the cost of repairs.

6. IS THERE A GUEST POLICY? In some instances, you may rent a home where you are a tenant and the landlord lives there as well. Perhaps you have a suite in the basement or a room in the home. If that is the case, you will want to be clear on any policies regarding guests.

7. WHAT SAFETY FEATURES ARE THERE? If you are in an apartment or condo you may want to see if there is a buzzer system on the door or if entry is only accessible with a key. In a home you may ask about security cameras on or near the garage. It is a good idea to do some research about the area to know if safety is a concern.

8. WHAT IS AVAILABLE FOR PARKING? If you are in a building is there an assigned parking stall? If you rent a room or a suite can you park in the garage or driveway? Would you have to park on the street? It is a good idea to know what is available so you don’t have concerns about your vehicle.

9. WHAT AMENITIES ARE IN THE AREA? Though you can do your own research you may ask your landlord about the closest grocery store or anything else you will want quick and convenient access to.

CHEF LOUISE LU’S SIMPLE SWEET SCONESINGREDIENTS

• 2½ CUPS all purpose flour• 1 TBSP baking powder• ½ TSP salt• 8 TBSP cold, unsalted butter, cubed• 1/4 to 1/3 CUP sugar• 2/3 CUP milkYIELD: 12-16 sconesREADY IN: 30 minutes

DIRECTIONS

1. HEAT oven to 425°F (220°C).2. COMBINE flour, baking powder & salt in a large bowl; STIR, MIX WELL.

ADD butter and cut in with a pastry blender or rub in with your fingers, until the mixture looks like fine crumbs.

3. ADD sugar; TOSS to mix. 4. ADD milk and STIR with a wooden spoon until dough forms – the dough

may be a bit crumbly. 5. PLACE dough on floured counter and KNEAD gently until the dough

comes together in a ball.6. PAT or ROLL into a circle about 1½ inches thick.7. CUT each circle into 6 or 8 wedges.8. PLACE wedges on a greased cookie sheet (slightly apart for crisp sides,

touching for soft).9. BAKE about 12 minutes, or until medium brown on top.
