For those who think their condo choices are limited to either buying or renting, here’s a third op- tion to consider: a life lease. Life lease suites are proving very popular at Hyde Park View, an award-winning adult housing development located at 333 Slim- mon Place in Rosewood, adjacent to the Lakewood Suburban Centre. The four-storey residence is the latest project from Elim Lodge Inc., a charitable organization with a mandate to provide Saskatonians with affordable housing. Greg Foley, executive direc- tor of Elim Lodge, explains the difference between purchasing a condominium unit and a life lease. “When you buy a condo- minium, you own a piece of that building. Your name is on the title and you’re responsible for the overall maintenance of the building. When you buy a life lease, you’re buying the right to occupy that suite as long as you wish — but we own the building. The maintenance and upkeep is our responsibility.” Life lease pricing at Hyde Park View is based on the size of each suite. Only six of the 100 life lease suites are still available, ranging in price from $289,000 to $360,000. All remaining units are one-bed- room-plus den floor plans, sized from 820 to 1,020 square feet. With a life lease, residents nev- er have to worry about recoup- ing their investment, says Foley. “When people decide it’s time to move out, they conclude their lease and receive their money back within 90 days of vacating the suite.” Thanks to its innovative “age- in-place” design, Hyde Park View promises to satisfy both the pres- ent and future needs of its resi- dents. “People can move in here with the idea that this is the last home they ever require,” says Foley. Age-in-place design fea- tures include ensuite bathrooms with custom-tiled barrier-free walk-in showers, comfort-height toilets, 35-inch doorways, spacious hallways and quality flooring with minimum transitions to reduce the risk of falls. A tour of the show suite at Hyde Park View reveals an impressive kitchen, dressed in two-tone cabi-nets with glossy white uppers and wood grain lower cabinets, com-plemented by quartz countertops.

In addition to an island, a cabi-net pantry boosts storage capacity. Each unit comes with a full appli-ance package.

The master bedroom is gener-ously sized with a walk-in closet. Two-bedroom floor plans include master suites with walk-through closets leading directly to the en-suite bath.

“Each unit has in-suite laundry. The one-bedroom suites have a laundry closet with a stackable washer/drier duo. The two-bed-room suites have a larger laundry/storage room,” says Foley.

Storage needs are further sat-isfied with individual drywalled storage rooms that accompany every parking space in the heated underground parkade.

The luxury hotel feel of Hyde Park View begins with the impres-sive lobby and its ‘wow-factor’ two-storey fireplace. Residents gather here to chat over coffee, play cards and board games. Each floor of the building has a different amenities space, including a fitness centre, library, workshop and a recreation room with access to the outdoor hot tub deck.

Residents can choose to enjoy meals in the building’s inviting dining room, presided over by

professional chefs. “Life lease resi-dents receive meal credits, along with a menu planned a month in advance. They can choose which meals they want to make reserva-tions for,” says Foley.

An on-site personal care home further ensures residents can age in place. “If residents get to the point where they need 24-hour care, they have the option of mov-ing into our personal care home facility, which is a separate wing of the building,” says Foley.

Care Home has 25 spacious rooms, including two larger ‘couple’s’ rooms. “We have six different floor plans in personal care. Each room has its own large wheelchair-accessible bathroom, so no one has to share a bathroom,” says Foley.

The development’s contempo-rary style extends throughout the personal care home facility. “Peo-ple can continue to enjoy all the comforts of home here,” says Foley.
