does 2013 mean looking for a new place to rent?Here we are, already moving into mid-January. Perhaps some of your New Years resolutions may have already been forgotten, but if finding a new place is one of them, we hope youll find Renters Guide to be your best source of information.
Each month we have a dedicated theme. Januarys special focus is on Finding the Perfect Apartment. Look for great tips and advice from the experts to help guide you through this process.
One tip I can offer is to be sure to get a feel for each company and the staff who youll be dealing with if youre renting a space thats run by a property management company. You should be comfortable and courteous asking questions and in turn you should expect to be treated with consideration and respect. Think twice about any property management company that doesnt willingly provide any
information you respectfully request. Putting the customer first and offering the best quality rental space for your money is a property management companys ultimate goal.
Once you find the perfect space, dont hesitate in going for it and making it your own. I hope this resolution will be one of the easier ones you achieve this year.

Sometimes, even though life has changed and a new apartment is necessary, moving can feel too overwhelming or inconvenient to take on the challenge and make the effort. While there isnt an honest person alive that will tell you moving is easy or effortless, you can minimize the impact, stress and headaches by planning it out carefully.
The first step is deciding what you want. Get a few points down on paper, such as: location, size, necessary amenities and budget. Be realistic and know the difference between your ideal and the market reality.
Start looking. Look in advance so you get a feel for what the market has to offer. If you like something put your name on the wait list. Get your finances in order and your references in check. Start streamlining your possessions. If youre moving with children youll have to get their stuff in order too.
If you start getting your move in order well before you actually give your notice and sign your lease there will be much less to do once the 60-day countdown is on. Hes never looked back, nor have we. Living alone for the first time affords a hands-on opportunity to share the expenses and responsibilities of managing a household with roommatesand can help develop the skills needed for later in life.
Apartment Living Facilitates the Transition to Life in CanadaNew immigrants, depending on their circumstances and where they have come from, often arrive in Canada and may be surprised to discover that in our society collective, intergenerational living is not the norm. Some immigrants may initially choose to live with relatives and/or friends while learning their way around, finding a job, and adjusting to a new culture. Renting is a great option during this period of transition, and gives you the flexibility to move again once you have found a job, or chosen a different neighbourhood or city where you ultimately want to settle.
Apartment Living Helps you Get Back on Your Feet After a messy divorce several years ago, a friend of mine moved with her two adolescent daughters to a comfortable three-bedroom rental
apartment, to minimize her expenses and get her finances in order. Renting was a great option for me at that time, she recalled. Not only was it the most economical option available no property taxes or maintenance fees, as in a condo there were no landscaping or maintenance issues to worry about - even the hydro was included! Even better, the management company organized a lot of social activities for the residents, so I had the opportunity to meet a lot of my neighbours, which I found helpful and welcoming while going through the transition to being a single mom.
Renting Helps to Transition After the Death of a SpouseSince the death of his wife only three months ago, a man I know has moved into an apartment downtown, within walking distance of his office. After several months of coming home to an empty house filled with reminders of their life together, their children now grown, surrounded by married friends, and suddenly on his own again, he found living in a new space, with furniture he had chosen by himself, helped him to move on. Renting and in a lively downtown neighbourhood
where great shopping and entertainment opportunities abound -- was the option also chosen by his octogenarian mother, who also had the good fortune to meet a very nice gentleman in her building, after her husband died three years ago. Selling the marital home after the death of a spouse late in life affords you to take advantage of the considerable equity you have accumulated, and enjoy the convenience of walking to neighbourhood shopping and recreation as well as potential social opportunities.
When life takes an unexpected turn in a new direction, remember the financial freedom and social advantages renting can offer.

Each year at the FRPO MAC Awards, the Lifetime Achievement Award recognizes someone who has had a strong role in the industry, for their contribution and lasting impact. While there was a great demand for rental accommodations in London in the 60s, many were concerned about how to shape a rental community. There were worries that it wouldnt succeed or flourish. But Mowbray had vision and wanted to create residential rentals that would encourage community, that would be well-loved and well-utilized. In creating Berkshire Village he based this vision on an English Village. Instead of just fitting in as many apartments as possible in the area available he considered what the residents would want and need to feel comfortable and enjoy the community.
Mowbray Sifton created a master-planned community, something far ahead of its time. Greenspace, parks, ambling space was interwoven in this rental community. It was an ideal foundation, and it worked. Berkshire has thrived and set the pace for the development of many more rental communities.
In fact in 2007, 44 years after the launch of this community, FRPO recognized Berkshire Village as The Best Streetscape in Ontario. Quite a long-lasting legacy!
But Mowbray Sifton and the Sifton company have continued in the vein of putting residents first and recognizing the importance of the people living in the community. The number of longterm residents speaks for itself, but establishing the Quarter Century Club at Berkshire was Siftons way of recognizing residents loyalty and patronage. With a plaque and a monetary gift, Sifton is one of the few companies who pay their residents for staying!

The Federation of Rental-housing Providers of Ontario (FRPO) is warning all tenants and landlords to be aware of an increasing number of apartment-fraud schemes. Rental scams vary but here are three of the more common scenarios:
Rental housing fraud on the rise:

ExamplE 1: A scammer poses as a landlord on websites such as Craigslist or Kijiji and says they are out of the country and require a deposit on the rental apartment. Once the money is paid, usually through a money transfer, the new tenant discovers there isnt actually a rental home available, and their money is lost.
ExamplE 2: A scammer has somehow obtained access to a property or place. They pose as a landlord / property manager and show the victim the property. They then request an immediate down payment to secure the property and inform the victim they can move in at a later date. On the move-in date, the victim arrives only to discover it wasnt actually an available rental home and there have been other victims as well.
ExamplE 3: A scammer poses as a tenant and responds to internet advertisements for rental apartments. The suspect contacts the landlord by email only. The tenant advises they are currently out of the province, but they will send a pay-cheque or bank draft as a deposit to secure the rental. The cheque will be more than the agreed-upon amount, and the tenant will direct the landlord to send the excess money to a third party. After depositing the cheque, the victim will be notified by their bank that the cheque they deposited was worthless and the landlord will be responsible to the bank for the money.

Fraud prevention tips for tenants
Is thE prIcE too good to bE truE? Check rental rates in the same area. Often fraudsters will try to entice their victims with unbelievably low prices to elicit multiple victims.
arE thEy just communIcatIng wIth you vIa EmaIl? Fraudsters will not want to meet their victims in person to avoid being recognized and investigated by police. According to the Ministry of Consumer Services, complaints have been filed against businesses using the email addresses [email protected] and [email protected]
arE thEy askIng for cash only or a cash sEcurIty dEposIt? Never pay a rent deposit by cash. Cash is untraceable and can be used immediately.
arE thEy askIng for monEy to bE wIrEd?Once money is wired, it is extremely difficult to cancel the transaction. Also, money transfers are difficult to trace. Never send payment electronically to an individual you have not met.
havE you sEEn thE placE and walkEd around wIth thE propErty managEr or ownEr? Never rent an apartment home if you have not visited the property and met someone on-site, unless it is with a well known and respected owner/management company.
arE thEy thE landlord or propErty managEr? Only the landlord and property manager have the authority to rent out a place (there are exceptions to this rule, however, it is rare).
ask thE nEIghbours about thE landownEr and hIstory of thE propErty. Neighbours are a great source of information regarding the owner and property. They can often confirm who the owner or property manager is.
look for cErtIfIEd rEntal buIldIngs Look for buildings in the Certified Rental Buildings Program in Ontario. These buildings are monitored by FRPO to meet professional standards and are independently audited to meet rigorous standards. You will not be exposed to fraud in a CRB building. Fraud prevention tips for landlords:
do thEy only communIcatE vIa EmaIl? Police suggest being very cautious when dealing with someone you only have contact with via the Internet.
vErIfy paymEnts If you are considering renting to someone who sends advance payment, ensure that their payment is good with your bank.
ExcEss paymEnts Never wire or transfer excess funds to anyone.
cautIon durIng studEnt rEntal sEason Fraud becomes more prevalent near the end of a term at university or college when students are attempting to sublet their apartments. Be extra cautious at this time.
tEnant scrEEnIng Use proper applicant screening practices and follow up on all references. Make sure that the tenant application form has been completed in its entirety.

There is so much buildup aT The end of The year that it can almost feel like a race to the finish line. Then January 1st arrives, the social calendar calms down and the cocooning begins as you prepare to ride out the rest of the winter. Before you jump right back to everything you were doing before the holidays, take some time to look around and decide what needs to change. Not that you have to go making grand resolutions for the new year unless thats your thing but look at it as an opportunity to free yourself of things that werent working for you. Try new methods that may improve your life in little, noticeable ways.Get clear on the year ahead If setting New Years resolutions is not your thing, theres another way of defining what youd like your life to look like create a vision board. Get some magazines, glue and a poster board and start cutting and pasting images that you feel drawn to or that represent something youd like to be or have in your life. End procrastination by knowing your payoff Ever wonder how to motivate yourself to tackle that daunting task youve been putting off? Rather than dwelling on the chore itself, turn your attention to how you will benefit once the job is done. If you can come up with two or three compelling ways your life will be better as a result of completing what youve been procrastinating on, you will find the inspiration to take action.Make your someday a reality How many times have you wistfully said, Someday, Id like to Its interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say Id like to do something, and immediately pull out my calendar and schedule it in, even if its not for another month or two or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment youve booked with someone important keep it.Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and stay stuck. Whenever possible, make decisions as you go along, before they accumulate. Although theres no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, theres usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: Whats the worse thing that can happen if I make the wrong decision? and Can I live with that consequence? This usually puts the decision into perspective and helps you make it confidently.

John Tracy, senior vice president, TD Canada Trust, and Dr. J Bruce Morton, Department of Psychology, Western University Canada, take a look at the influences on Millennials, Gen Xers and Boomers approach to saving for the future in order to give Canadians the insight they need to make smart financial decisions at any age.
Understanding what motivates your generation to save can help identify useful financial planning strategies for each stage of your life, says John Tracy, senior vice president, TD Canada Trust. Regardless of your life stage,
knowing how much you will need to retire is essential to managing your money and being prepared financially for the future. A financial advisor can help determine what your numbers look like, work with you to create a plan, and make adjustments as your needs and lifestyle change.
According to Dr. Morton, saving for the future touches on a fundamental trade-off in human decision making, namely balancing the opportunity for small immediate rewards with an interest in larger long-term benefits. How each of us balances this trade-off depends in part on values, priorities and motivations, which to a large extent are influenced by the world we grew up in. While every person makes decisions based on what makes the most sense from their vantage point - specifically how to maximize gains and minimize losses - what seems reasonable to some individuals may not be reasonable to others, says Dr. Morton. This decision-making process is influenced by the generation to which we belong, and the corresponding cultural and economic factors that make the future appear differently to us.

money (versus 56% of Gen X and 44% of Boomers). They are also the most likely to feel there is more they need to know about the savings and investment options available to them (55% versus 51% of Gen X and 45% of Boomers).
Perhaps the defining factor for the Millennial generation is persistent economic uncertainty, says Dr. Morton. Faced with job market challenges and an uncertain economy, Millennials may find it difficult to envision a concrete future, making saving for the long-term seem less reasonable.
For Millennials who feel it will be difficult to save money, Tracy recommends setting up an automated savings plan that invests a set amount at regular intervals into an RSP. Contribution amounts can start small and increase as income grows.
While retirement may feel far away for Millennials, its important to acknowledge that its inevitable, says Tracy. With time on your side, saving even a little regularly can add up, while allowing you to take advantage of compound interest.
Gen X (1965-1981)Of the generations surveyed, Gen X had the most competing financial priorities, with saving for retirement (55%), paying off their mortgage (44%), paying off loans (38%), paying down credit card debt (37%) and creating an emergency savings fund (37%) topping the list. With so many priorities, its not surprising that 70% continually feel they are not saving enough.
Gen X individuals grew up during a period of unprecedented economic transformation marked by greater fluidity in the job market and the elimination of mandatory retirement. These larger economic forces have led to a shift away from traditional notions of career and retirement, says Dr. Morton. As a result, many Gen Xers anticipate working well into traditional retirement years, undermining the incentive to save for the long-term.
Compared to other generations, Tracy adds, Gen Xers often have an abundance of competing financial priorities, making it challenging to carve out money for retirement savings. Even though Gen Xers may feel the need to postpone retirement, its important to contribute regularly during peak income earning years to build a comfortable nest-egg for retirement - whenever it may start.
As a general rule, Gen Xers should aim to save enough to have 60% to 80% of their annual working income per year to live on during retirement if they dont want to change their lifestyle, advises Tracy. If more needs to be saved, be diligent about finding ways to cut back on other expenses, as even a modest increase to retirement savings can add up.
Boomers (1946-1964)While eight-in-10 Boomers (79%) feel confident they are managing their money well, the majority are still worried about having enough money (56%).
As part of the post-war generation, Boomers were not only influenced by parents who survived the Great Depression, but many have also enjoyed economic affluence and employment stability throughout their career, making saving for both the short and long-term appear sensible, says Dr. Morton.
Tracy recommends Boomers first assess how much they will need in retirement to maintain the lifestyle they want. With this in mind, engage a financial advisor and work backward to develop a realistic plan that includes lowering or eliminating debt prior to retirement to free-up income during this stage in your life.
As a Boomer, even if saving for the future is a top priority, its equally important to know how much you realistically need to save and whether you are on track to reach your goal, says Tracy. Compare your goal to the income you will have
