need to sell, and who owe more on their homes than they are worth.

Up until the last few years not only was it rare for a bank to accept a Short Sale, our Real Estate market wasn’t moving at a rate fast enough to collect an offer from a Buyer. Today however, ourlocal market in specific has made and OVERWHELMING change. It has adjusted to where it needs to be in order for Buyers to WANT to own homes again and at rates that are half of what they were before our big fat national Real Estate conniption.

Banks have become much more negotiable when it comes to these transactions and changes in corporate policy driven by government regulations and the Obama administration have also improved our ability of getting a short sale approved.

So still the question remains. What exactly is a Short Sale? For Technicality purposes is when a homeowner sells his/her home for less than what they owe to the bank. A short sale is a transaction that must be negotiated at a sale value acceptable to the homeowner’s mortgage lender for less than the full balance due on their loan. The concept is actually simple.

so here’s an example:Suzie Seller owns a house that she owes $325,000 on. The house is only worth a measly $250,000 in the current market. Suzie Seller has to take a new job as she was laid off her old job due to economic changes with her previous company. She is taking an….oh so lovely pay reduction in order to obtain new employment, and just plain survive. Suzie Sellers mortgage payments are now going to drown her alive with a reduced pay cut, mouths to feed, higher taxes, increased insurance premiums, rising gas prices, heat in the house, kids hospital/dental bills, a dog that’s at the vet every other month, oh $*#& the car just broke down, and not to mention the therapy bill required to retain any sanity thorough it all that’s racking itself up!

Sad Suzie Seller’s expenses outweigh her income. Her home likely won’t be worth or salable for $325,000 again for AT LEAST 2-3 years. Suzie has a choice….dump feed into a dead horse for 2-3 more years spending another $86,000 (probably most of which shell have to draw from her retirement because the new job aint’ payin’ the bills like it used to) in the next 3 years waiting for the market to come back, attempt a “Loan Mod” that just plain isn’t going to work either and her bank will likely force foreclosure as soon as she makes that first “modified payment” that isn’t the full amount

required by the original mortgage term, OR she can Short Sale her home.

Suzie finds out that by opting for a short sale to sell the home for

$250,000 (in which case some lucky Home Buyer is going to be able to purchase this home for low as around $230,000) that her mortgage lender will forgive Suzie of the outstanding balance owed, she can stop making her $2400 mortgage payment while the house is listed, and receive up to $3000 when the home closes to help her move. Suzie also finds out and that all Brokerage fees involved in listing it for sale are paid for by her mortgage lender. Suzie realizes that over the duration of about 4 months it takes to facilitate a short sale that she has put about $12,600 back in her pocket for a fresh start. Sad Suzie says…where do I sign up?

Now, Suzies credit WILL be effected by opting for a short sale, but after the sale is closed, Suzie willfind along with all of her other friends who comprise of accountants, pilots, armed forces, nurses, teachers, retirees, and other hard working tradesmen and women have gone through the same thing that have already sold and closed their homes that her credit will become rapidly repaired after that HUGE mortgage debt is removed from her credit report. She will still be able to obtain a student loan, purchase a car, or rent another home for a while obtaining a fresh start.

it’s not a trick, It’s not hoo haw. There really aren’t any strings attached either. Short sales are completely legal and very successful. We have performed 100+ short sale transactions successfully in THIS Gallatin Valley over the past few years. There are risks in opting for a short sale. Ever market is different however, here in the Gallatin Valley the real estate market is one that fortunately makes short sales successful.

The process is tedious and it is important to work with an experienced Brokerage to perform a Short Sale for you. There is nothing short about short sale. Cruel to call them short; Shoot, let’s be honest and just call them Long Sales (we didn’t get any say in naming them Short) but they DO CLOSE, THEY DO WORK, THEY DO relieve our clients of financial hardship and foreclosure.

For homeowners to qualiFy for a short sale, they must fall into all of the following circumstances:

Financial hardship – There is a situation causing you to have trouble affording your mortgage.monthly income shortFall – In

other words: “You have more bills than money.” A lender will need to see that you cannot afford, or soon will not be able to afford your mortgage.insolvency – The lender will want

to see that you do not have significant liquid assets that would allow you to pay down your mortgage.

This seems simple enough, but it is a complicated process that takes the expertise of experienced professionals. Find a Broker in your area that has not only worked short sales successfully in the past, but also finds compassion in the situation you are in and that will work their ass off (can we say that in a write up) to move your financial picture into a

more vibrant chapter of life.

We find that there is so much misconceived about Short Sales that they tend to scare the public.

They aren’t scary. They are just annoying. Ask anyone that’s bought or sold one. But the annoyance is worth the new start for people and we love what we do because of positive effect they have on our clients and the community in

getting though tough spots together.
