EDWARDIAN CONDO-CONVERTIBLE DUPLEX ACROSS FROM GOLDEN
GATE PARK527-529 LINCOLN WY. | 2 BR / 1 BA + 2 BR / 2BA | $2,150,000
Laura Pallin & Michael Soon
Rare and sought after, this Edwardian masterpiece is one of a few condo-convertible 2-unit buildings in San Francisco. For the sophisticated investor who wants a rare chance at an investment in the city, take advantage of Inner Sunset’s competitive rents. An owner-resident may find this home perfect for extended family or gain supplemental income by living in one home and renting the other. 527 Lincoln Way and 529 Lincoln Way are also available for sale as individual TICs if two cooperating parties opt for fractional ownership.
Enter the upper 2 bedroom plus den, 2 bathroom flat and wander down the red oak floors, stained country white with Peruvian walnut inlays. Turn right and find a bright, airy guest bedroom with Golden Gate Park greenery filling the windows, or head straight into the gracious master bedroom where a barn-style door opens to a tiled master bathroom. Both the master bathroom and hall bathroom are adorned with Porcelanosa tile and fixtures.
Continue down the hallway into the oversized great room. To your left is a chef-grade kitchen showcasing a five burner Bertazzoni
oven/stovetop and seamless panelling into a French-door Liebherr refrigerator/freezer combination. A Silhouette wine cooler and a Bosch dishwasher are framed in glossy grey cabinets. Open the French doors from the kitchen to a large bedroom-sized den, perfect for a home office or guest room. A deck off the kitchen overlooks the backyard.
This home has been nicely modernized with recessed LED lighting, a sleek Krion infinity waterfall countertop island/breakfast bar, Cat-6 cable internet, and a Nest learning thermostat. Clearly energy efficiency takes priority, with 96% efficient Bryant furnaces, Takagi high-efficiency tankless water heaters, and choices in highly rated appliances. The house has coffered ceilings and medallion fixtures to preserve the traditional feel.
The lower is a 1 bedroom plus den, 2 bathroom home that essentially mirrors the upper unit.
The building has undergone an extensive rehab, remodeled and raised to supplement the parking and storage. Parking is side-by-side, one space per unit, behind an expansive storage or bonus room.

JUST FOR YOU
Just For You has been feeding Potrero Hill and the Dogpatch for 26 years, serving amazing bread and beignets made in house along with a huge array of local Cajun and Mexican dishes. If you’re craving a San Francisco original, try the Hangtown Fry, a dish first created during San Francisco’s gold rush era.
DOGPATCH BOULDERS
A new addition to the neighborhood, this bouldering gym is the largest of its kind in the US. There’s enough space and variety to interest seasoned climbers or newcomers looking for a new workout challenge. They also offer fitness and yoga classes if you want to mix it up!
THE RAMP
This bait shop-turned-eatery has one of the best views in the neighborhood. Their food is simple and delicious, and they have amazing Latin dance and salsa nights on the weekends. It is great for a lunch on a sunny day or a cold beer after work.
LA FROMAGERIE
Opened in 2012, this adorable cheese shop recently added another location in downtown San Francisco. An impressive and constantly changing selection of cheeses along with scrumptious sandiwches and cured meats make La Fromagerie worth a visit or three!

CLIMB LOVESHere are a few of our favorite things that we know you would enjoy.
EAT
THE MARKER is a highly stylized departure from the standard downtown San Francisco hotel, with anornate main foyer and lobby and colorfully curated suites. The Marker’s restuarant, Tratto, serves small plates of Italian fare at large communal tables, and is open for breakfast, dinner, and weekend brunch.
SLEEP
MT. DIABLO is the highest peak in the Bay Area, and offers incredible views of the Bay to the west and the Sierra Nevada mountain range to the east. The summit, which is accessible by car, bike, or on foot, has a paved viewing area. The peak sits within a larger state park, which is laced with numerous hiking trails, peaks, and forests.
ESCAPE
4505 BURGERS AND BBQ started in 2009 selling chicharrones at San Francisco farmer’s markets and in just a few years grew into a full-sized BBQ joint. They took over longtime San Francisco BBQ restaurant Da Pitt on Divisadero St., converting the parking lot into outdoor seating. The ribs are excellent, as is the spicy posole stew.
VANTAGE MAGAZINE / 19
ALEXANDER HAMILTON is the source material for the uber-popular Broadway musical Hamilton and describes the incredible story of one of American’s founding fathers from his upbringing as an orphan in the Carribean to his ascension as the first Treasury Secretary of the United States.
READ
FINDING DORY is the sequel to the beloved Pixar production Finding Nemo. Gorgeous animation and effortless humor from the all-star cast of voice actors make this one sequel you’ll actually want to see. Ellen DeGeneres returns as Dory, along with Albert Brooks, Eugene Levy, Diane Keaton, and Idris Elba.
WATCH
THE AERIUS DRONE might not be the most practical drone, but it is adorable. Just a bit larger than a quarter, this mini-quadcopter is great for beginners and can do a surprisingly wide range of tricks and stunts. Best of all, it fits right in your pocket!
