Urban Design Rationale Creating a generous and high quality public realm is a clear priority of this project. A central idea is to unite the ground plane for the three towers and the adjacent lane with a common language of materials and design elements. In addition, Tower B has been set back from the neighboring residential tower on the north side to create a new public space between the two buildings in the form of a pedestrian mews. It provides a mid-block connection from Burrard into the rest of the development along the lane and a thoroughfare through One Burrard Place to Hornby Street. The focal point will be a vertical water feature with green walls along the length of the neighbor's blank podium wall. Against this back drop, public art, outdoor patio and public seating activate the space throughout the day. This will also provide an accessible location for bike share. The common ground plane treatment carries around Tower B on the Burrard and Drake Street sides of the site. At street level, the interface between the public plaza and interior rooms is kept visually unobstructed. Extensive glass canopies along the streets provide weather protection for pedestrians and restaurants patrons. The strong visual connection between inside and outside is maintained even on the lane side. At the lane, curbs have been eliminated along the driveway. To balance the needs of pedestrian and vehicles, a flush paving system with no barrier curbs is proposed. Bollards will be used only in strategic locations in the laneways, to ensure the safe separation of vehicles and pedestrians. The custom designed bollard in conjunction with seating and lighting will be defining different activity zones. Custom seating opportunities, typically combined with planters, will be provided throughout the site and will be emphasized at key areas.

Tower B Design Rationale

Tower B is the “front door” of the proposed mixed-use development. Itanchors the critical and highly visible corner of Burrard and DrakeStreet. As the lowest of the three towers in the development with animportant architectural mandate, Tower B unifies the expression of itstwo primary uses as an office building and a car display showroom inone distinctive built-form. This deliberate gesture sets it apart from thepodium/tower expression of the rest of the development. The Toyotashowroom, occupying the lower 3 levels of the building, is highlytransparent visible from Burrard st, Drake and lane. The entrance ofthe Toyota showroom is strategically located at the corner of Burrardand Drake where the Drake Street elevation showcases a 3-storey andhighly transparent street wall acting like a giant display window of carswhich are uniquely arranged on multi- levels of display showroom. Theoffice tower is anchored by a cylindrical volume at the plaza levelunfolds into a fluid glass wall above, fronting on Burrard Street. Threespiral shaped elements revolve down the west façade marking theoffice entrance on Burrard Street. Around the corner on Drake Street,a tapering glass wall exemplifies the vertical dimension of the towergiving it a sculptural and slim profile. For privacy and comfort, the glassskin of the entire building will be articulated with “random” placement ofinsulated spandrels, fritted and vision glass, further animating theappearance of the building. The new centralized core of the office floorplate simplifies the structural system and at the same time provides ahigh level of flexibility for either single or multi-tenant use. Thesculptural building form with its articulated glass skin defines Tower Btruly as a “jewel box” in downtown Vancouver.

The mixed use activities of this tower extend below grade where theToyota Service Centre and office parking are located. To provideseparation and clarity between these two principal uses, a doubletreaded helix parking has been proposed with each tread having adiscrete circulation system that continuously loops down to their spacesbelow grade. The loops are tied together with cross overs that allow forshared exiting and access to services.
