We had a crazy summer - weather-wise! But the pools were still open and we had over 1000 homes use the pools this summer. The pool parties for the kids were a great time - 120 kids attended the 2 different aged parties. 180 kids took swim lessons from our Red Cross Certified lifeguards and we heard great reports of how much the kids had im-proved in their swimming ability. We’re looking forward to another successful pool season in 2014.

Sunflower clubhouses

The Association rents the Clubhouses to residents for special events and parties. We do not rent to non-residents. If you, as a Sunflower resident, rent the Club-house for a friend who is not a resident, you bear all responsibility for the care and cleaning of the Club-house. The rental contract clearly states that you will be attending the event and will be acting as host or host-ess. Please use caution if you decide to rent for some-one else.

“Dear Neighbor”

Please do not place personal items in the Commons. No structures, tree houses, sheds, swing sets, pools, etc. are to remain on the Sunflower Commons property.

This column addresses items of interest that homeowners raise.

Q: What is the capital reserve?

A. The capital reserve is money that we set aside

from dues each year for future replacement of our assets as they deteriorate. This money that we are allowed to save (and still maintain our not-for-profit status) is based upon a Capital Reserve Study done by a professional engineering firm who specialize in these studies. The firm looks at all of our common elements (the things that the association owns) and determines remaining life and replace-ment cost. Based on this, a budget is created to help balance our needs with the money available. Some years we have larger projects (i.e. remaraciting one of the pools) and some years we have few projects.

The reserve study allows us to “pay as we go.” Money is allo-cated for the replacement of items at the time that they are used. The alternatives to this are dues that vary wildly from year to year based on needed repairs, or worse yet special assessments. The reserve method allows us to budget and spread the costs out, and dis-tributes them fairly to the mem-bers who are here at the time the items are used. Keep in mind that money from the re-serve account cannot be used for operating expenses (i.e. utility bills, lawn mowing, pool operations, snow removal, etc.), but only for the purposes outlined in the reserve study. It is vital that we abide by the rules to keep our not-for-profit status. Loss of that status could mean paying the corporate tax rate on all income, leading to much higher dues for the same amount of services.
