WELCOME TO THE JULY QUARTERLY REPORT

Things sure have cooled down and despite the cold weather and the election, the market has not slowed down at all. According to Allhomes, 48 properties sold in Queanbeyan between 1 April and 30 June 2016. In addition to that 40 properties sold in Jerrabomberra over the last quarter. Average days on market had reduced to 60 for Queanbeyan and 68 for Jerrabomberra in comparison to previous quarters. The highest sale price came in at $2.11million with the lowest sale at $145,000 for Queanbeyan whilst Jerrabomberra’s highest sale was $1.3million and lowest sale at $347,000.

A Googong township update posted on 25 April 2016 stated the township will eventually be home to over 18,000 people in 6,500 homes. Around 1,300 lots have been sold so far and 1,000 people currently reside in Googong. The fast growing town has a lot in-store with the first village centre commencing construction this month and due to be completed by late 2017. The centre will include a supermarket, allied health service, a childcare centre, a gym, specialty retailers, a cafe and bar and 145 parking spaces. Over the last quarter there have been 31 sales in Googong with the highest sale being $1,402,750 and lowest sale at $259,000.

With similar homes on the market and more properties transacting the region is still up on last quarter. We have seen more enquiries and when the property is priced right stock is moving fairly quickly. During the April to June period we had 63% more appraisals and listed 65% more of our stock compared to the previous quarter. We have new stock due to hit the market soon which in turn will increase buyer activity and will hopefully continue momentum through to spring.

COMMUNITY NEWS

Our office has been part of some great community events lately including the Allhomes and Communities at Work clothing appeal. As a registered collection point for the clothing appeal we supported an initiative focussed on providing those in need with suitable clothing for job interviews, a parent teacher meeting, a graduation or to start new employment. We had a number of donations and the overall campaign was a huge success. Thank you for your generosity and support in helping these families rebuild their lives.

Our rural specialist Chris Churchill along with some of our staff attended the Michelago Mayfair which we were involved in. There were a number of fun activities for the kids to enjoy including the fire truck tour and pony riding. We also ran a “Guess the Value” of the property competition which was displayed on our signboard. Our lucky winner was Roger Roy with the closest guess of $840,000.

We are always willing to support our community events, so if your local school or charity needs marquees, mesh banners or auction tear drops we have these materials available for hire. Contact our office for more information on booking these materials.
