    While there is no doubt that market conditions began changing across the country in the March quarter, Canberra remained relatively unaffected with the region continuing to be the most affordable state or territory in which to own a home with 17.9% of residents average weekly incomes required to service loan repayments, compared to the national average of 32.6%.

    Canberra real estate continues to show signs of strength in the investment market in particular, with our rental market remaining tight. Seasoned and first time investors are continuing to form the majority of buyers purchasing new apartments off-plan, with a view to creating or expanding a property portfolio for long term, relatively hassle-free investment. Rising interest rates over the quarter did little to dampen their enthusiasm to take advantage of these rental market conditions.

    Growth is undoubtably slowing, but this is not unexpected given that the median house price increased 18.7% over the past 12 months, the largest annual increase seen since September 2003. This rate of increase was simply unsustainable and the market has returned to a more balanced level, as most experienced real estate professionals were expecting.

    And while changing market conditions can be seen as a negative, the good news for property sellers is that there is less competition in the market at the moment, so it is more likely that your home will attract more interest than it would in a market saturated with homes for sale.
