The City of Keller Planning and Zoning Commission will hold a public hearing at 7:00 P.M. on Monday, December 10, 2012 at Keller Town Hall, 1100 Bear Creel< Pml<way to consider a recommendation of a Future Land Use Plan Amendment and a Planned Development Zoning Change for Isaac Cove, a proposed single-fami ly residential development consisting of 71 residential lots and 4 open space lots, located on approximately 26.43 acres of land, being a portion of Tract 3A, Tract 5, a portion of Tract 58, Tract 5B1, Tracts 50, SF, 5J, 5R, a portion of Tract 6, Tract 6C, a po(don of Tract 6C1, Tract 6C'i /-\ , a portion of Tract 6E out of the T Neace Survey, Abstract No. 1162, Lot 1 R, Block A, Anderson Addition, and Lot 3, Block A, Thomas Cole Homes Addition, located on the north side of Florence Road, approximately 1,400 feet west of N. Pearson Lane, at 1733, 1741, 1743, 1745, 1747, 1869, 1879, 1889, 1907, 1907, 1913, 1929 Florence Road and 1204 N. Pearson Lane.
o The Future Land Use Plan Amendment proposes to change the current Land Use designation from LD-SF (Low DensitySingle Family-25,000 square foot lots or greater) to HD-SF (High Density-Single Family-12,000 to 14,999 square foot lots).
o Tile current zoning on the property is SF-LD (Single Family Residential-Low Density-36,000 square foot minimum). The requested zoning is PD-SF-1 0 (Planned Development-Single Family Residential-1 0,000 square foot lots).

You are receiving this written notice of the public hearing because, according to the most recent approved tax roll, your property is within 200 feet of the above-described property_ If you are unable to attend the public hearing, you may express your opinion by mail to the address below. Letters may be in support or in opposition to the proposed land use plan amendment and rezoning_ Letters must be received no later than five calendar days prior to the date of the public hearing to ensure that they are forwarded to Planning and Zoning Commissioners in a timely manner_
The Planning and Zoning Commission is charged with making recommendations on the land use amendment and rezoning applications. The final actions on the applications are made by City Counci l.
Please note that, by state law, if the owners of twenty percent (20%) of the area of the property within 200 feet of the subject property are opposed to the rezoning application, than an affirmative vote of three-fou1ihs of tile City Council is requimd to approve tile rezoning application_ For your opposition to count, it must be written and must be signed. Emails do not count as written opposition. Signatures must be in accordance with the official tax roll for the City of l<eller. For example, because Texas is a community prope1iy state, the tax roll typically lists both husband and wife as the owners of a residence. Therefore, individual original signatures from both the husband and wife must be on the written opposition for the opposition to be valid.

a Planned Developrnent in the City of Keller, Texas
Crestlyn Cove is comprised of +/-26 acres located approximately 300 feet west of Pearson Lane and north of Florence Road. The property is bound on the north edge by the existing Stone bridge community and is a combination of acreage from 11 different property owners along Florence Road.
At present, the property is planned for Low Density-Single Family (LD-·SF) and zoned to Single Family-Low Density (SF-LD 36,000sf min). We are requesting to amend the Future Land Use Plan to High Density-Single Family and rezone the property to a Single Family Planned Development with a base zoning district of SF-10 (10,000 sf min) .
Crestlyn Cove is proposed to have 71 single family lots. 17% of the lots (12) will be larger than 14,000 square feet of which five (5) of those will be larger than 20,000 square feet. 15% of the lots (11) will range from 12,000 square feet to 14,000 square feet, with the remainder of the lots ranging from 10,000 square feet t o 12,000 square fe et. The overall density (based on gross acreage) will be 2.70 units per acre and development will include approximately 6% open space with the majority being contiguous that will provide a beautiful entrance and common area visible from Florence Road.
The proposed minimum house size is 2,600 square feet versus the 1,600 square foot minimum house size which is allowed in the SF-10 zoning district. This represents a 63% increase in the minimum house size for the neighborhood.
