Searching for property

Investorist is on its way to becoming the largest aggregator of off plan property available for business in the UK. To efficiently find the right property for your clients you can search by:

Search results are grouped by development and display the number of units, price and size range available within each development.

Understanding the potential of your favourites

Your favourites are where you can further analyse properties and prepare presentations to share with your clients.

Using favourites you can compare multiple properties by a range of attributes including price, size and price per square foot.

When saving a property to your favourites you will be asked to create a group. This is where you can save specific properties and categorise them by the client or clients they suit.

If you don’t wish to add a property to a group you can just click close and the property will be added to your favourite properties. You can add them to a group or groups at any time.

Reserving property

Reserving property on Investorist is INSTANT, free and direct with the seller. Remember, with Investorist you will always get the best deal. Investorist never charges a commission and offers you the most efficient and transparent way to reserve property.

By clicking reserve and registering your buyer’s name, the seller will instantly receive notification of your registration and the direct number of the right person within the seller’s organisation will be displayed so you can follow up if required.

Projects within Investorist will display the seller’s terms and conditions and applicable agreements, so you can be contractually secure in your transaction.

3. Quick reserve

Instantly reserve a property simply by registering the name of your purchaser.

The seller will instantly receive notification of your registration and the direct number of the right person within the seller’s organisation will be displayed so you can follow up if required.

4. Complete reservation form

Within 24hrs of a quick reservation, the seller requires you to complete a reservation form. This will contain full details of the purchaser. Sellers may require a holding deposit and the signature of your purchaser.

5. Manage your contracts

Your contract management panel shows you the progress of your contracts; from reservation through to settlement. Investorist also helps you keep track of when deposits are due and the commissions you are owed.

If you have employees or associates you can set up user accounts and even restrict what privileges they have. Click on your profile then users list.

Your activity panel helps you keep track of all your reservations and sales; when deposits and commissions are due and settlement dates.

Incomplete Reservations: Click on complete form to finalise reservations made by yourself or your team. Once the reservation form has been completed, the form and any uploaded documents will be sent to the seller.

Managing your business

Investorist provides a range of free tools to help you manage your business.

Authorise: If you have staff working for you, your authorise panel is where you can review and approve any information being sent to the seller.

Reservations: This is where you access your active reservations. The contract management engine will prompt you with each required step right through to settlement.

You can also easily manage messages from other Investorist users and feedback for reservations.

Contract management

Investorist’s contract management engine allows you to keep up to date wih your contracts; from quick reservation to settlement.

Pending: Your reservation is waiting for the seller to approve.

Reserved: The seller has approved your reservation.

Mailed: Both you and the seller can keep track of the status of the contract by sending it via registered post or courier.

Exchanged: The seller will mark the contract as received and exchanged.

Unconditional: The deposit has been received, the contract of sale has been signed and is now unconditional. This also triggers your first commission due date direct from the seller. 30 days after unconditional both you and the seller will be asked to provide feedback on the transaction.

Settled: This triggers the second commission due date direct from the seller. We will also ask you for your feedback at this time.

Customer Direct Debit Request Service Agreement

This is your Direct Debit Service Agreement with Investorist Limited. It explains what your obligations are when undertaking a Direct Debit arrangement with us. It also details what our obligations are to you as your Direct Debit provider.

Please keep this agreement for future reference. It forms part of the terms and conditions of your Direct Debit Request and should be read in conjunction with your Direct Debit Request authorisation.

How to Contact Us

Enquiries You can contact us directly or alternatively contact your financial institution. These should be made at least 7 working days prior to the next scheduled drawing date. You may contact us as follows:

All communication addressed to us should include your username and company name.

Definitions

Account means the account held at your financial institution from which we are authorised to arrange for funds to be debited.

Agreement means this Direct Debit Request Service Agreement between you and us.

Banking day means a day other than a Saturday or a Sunday or a public holiday listed throughout the UK.

Debit day means the day that payment by you is due to us.

Debit payment means a particular transaction where a debit is made.

Direct debit request means the Direct Debit Request between us and you.

Us or we means Investorist Ltd, who you have authorised by requesting a Direct Debit Request.

You means the customer who has signed or authorised by other means the Direct Debit Request.

Your financial institution means the financial institution nominated by you on the Direct Debit Request at which the account is maintained.

Debiting Your Account

By signing a Direct Debit Request or by providing us with a valid instruction, you have authorised us to arrange for funds to be debited from your account. You should refer to the Direct Debit Request and this agreement for the terms of the arrangement between us and you.

We will only arrange for funds to be debited from your account as authorised in the Direct Debit Request.

We will only arrange for funds to be debited from your account if we have sent to the address nominated by you in the Direct Debit Request, a billing advice which specifies the amount payable by you to us and when it is due.

If the debit day falls on a day that is not a banking day, we may direct your financial institution to debit your account on the following banking day. If you are unsure about which day your account has or will be debited you should ask your financial institution.

Amendments By Us

We may vary any details of this agreement or a Direct Debit Request at any time by giving you at least fourteen (14) days written notice.

You may change, stop or defer a debit payment, or terminate this agreement by providing us with at least 7 days notification by writing to:

Arranging it through your financial institution, which is required to act promptly on your instructions.

Dispute

If you believe that there has been an error in debiting your account, you should notify us directly on [email protected] and confirm that notice in writing with us as soon as possible so that we can resolve your query more quickly. Alternatively you can take it up directly with your financial institution.

If we conclude as a result of our investigations that your account has been incorrectly debited we will respond to your query by arranging for your financial institution to adjust your account (including interest and charges) accordingly. We will also notify you in writing of the amount by which your account has been adjusted.

If we conclude as a result of our investigations that your account has not been incorrectly debited we will respond to your query by providing you with reasons and any evidence for this finding in writing.

Accounts

You should check:

• with your financial institution whether direct debiting is available from your account as direct debiting is not available on all accounts offered by financial institutions.

• your account details which you have provided to us are correct by checking them against a recent account statement; and

• with your financial institution before completing the Direct Debit Request if you have any queries about how to complete the Direct Debit Request.

Confidentiality

We will keep any information (including your account details) in your Direct Debit Request confidential. We will make reasonable efforts to keep any such information that we have about you secure and to ensure that any of our employees or agents who have access to information about you do not make any unauthorised use, modification, reproduction or disclosure of that information.

We will only disclose information that we have about you:

• to the extent specifically required by law; or

• for the purposes of this agreement (including disclosing information in connection with any query or claim).

Notice

If you wish to notify us in writing about anything relating to this agreement, you should write to:

We will notify you by sending a notice in the ordinary post to the address you have given us in the Direct Debit Request.

Any notice will be deemed to have been received on the third banking day after posting.
