These works include preparatory site leveling and related infrastructure in accordance with article (17/2) of Executive council Decree No.(6) of 2010 dealing with the Executive Regulations of Law No.(13) of 2008 Regulating the Interim Real Estate register in the Emirate of Dubai.

STATUS OF SCHEDULEAt the time of the Inspection found mobilization, Enabling, foundation, sub structure works substantially completed. Super structure and internal works progressing at very advance stages. Building envelope works progressing at advance stages, internal finishes for hotel progressing at different stages for 8 villas yet not started. External works progressing as well.

1. أصدر ھذا التقرير من أجل الحصول على بیان موجز عن حالة تقدم اإلنجاز اإلنشائي 1للمشروع عند وقت المعاينة. وبناء علیه فأن دقة ھذا التقرير محددة وملزمة لتاريخ المعاينة وال تأخذ بالحسبان أي أعمال قد يتم إنجازھا بعد ھذا الموعد. لذلك نحن

نوصي بالحصول على تقارير تقدم اإلنجاز اإلنشائي بواقع شھري.

إن معاينات الموقع محدد بأماكن المشروع التي يمكن أن تتم معاينتھا بأمان. باإلضافة لذلك فإن معاينتنا مستندة على المناطق الواضحة والتي يمكن رؤيتھا من

على األقدام دون إستعمال سلم عمودي أو منصة ولوج میكانیكیة. إال إذا تم توفیرھا وتھیئتھا من قبل المطور.

22. The site inspections are limited to those areas of the project that we have been able to gain safe access. Additionally our inspection is based upon those areas that were visible on foot without the use of ladders or mechanical access platform unless provided and secures by the developer.

When calculating the percentage of construction we consider only the construction work and material that are on site, fixed and visible at the time of the inspection. All off site material, pre-orders, off site workshop, etc. are not included in the calculation of progress percentage.

3. عند إحتساب نسب اإلنجاز اإلنشائي نأخذ بنظر اإلعتبار العمل المنجز فقط والمواد 3.المستخدمة والمثبتة في مكانھا النھائي عند وقت المعاينة. كل من المواد

المشمولة في الموقع وطلبیات المواد والعملیات خارج الموقع ... إلخ ال تؤخذ بنظر اإلعتبار عند إحتساب نسب اإلنجاز اإلنشائي.

إن النسب المعطاة لألعمال ھي عبارة عن نسب بمعايیر متفاوتة. كل نسبة تعكس وتؤثر على المساھمة في نسبة اإلنجاز الكلي للمشروع. ھذه المعايیر تم إتخاذھا

من قبل دائرة األراضي واألمالك إستنادا إلى مشاريع مشابھة في إمارة دبي ومعتمدة من قبل مؤسسة التنظیم العقاري (RERA). عند الحاجة في حاالت خاصة

فقط يتم تعديل ھذه المعايیر لتعكس الخصوصیة اإلنشائیة والتصمیمیة لبعض المشاريع.

.44. The percentage figures shown are weighted figures to reflect the contribution each work category has on the overall progress of the project. These weighting are undertaken by Dubai Land Department based upon other similar Dubai located projects and by a method approved by rera, where necessary adjustment are made to the weighting to reflect the specific and construction requirement of the subject property.

The reported construction anticipated completion date is based the latest reported to us by the developer. Where these dates are identified as not being realistic or not achievable we report this to the developer and where appropriate obtain a more realistic completion date.

.88 The Start of a project is when the contractor has all the necessary permits and approval to start on site and has initiated on site mobilization works and started enabling works. these works include preparatory site leveling and related infrastructure in accordance with article()17/2) of executive council decree no.(6) of 2010 dealing with the executive regulations of law no.(13) of 2008 regulating the interim real estate register in the emirate of Dubai.

This report has been produced for the purposes of providing a concise statement upon the status of construction progress at the time of the inspection. Accordingly the accuracy of this report is limited to this date carries out after this date. we recommend therefore that update progress reports are obtained on a monthly basis
