Grand Central Park: Natural Beauty Meets Urban Experience

Encompassing 2,046 acres that hold great significance for many growing up in Southeast Texas, Grand Central Park will pay tribute to its deep-rooted legacy, all while ushering in a new, have-it-all development unlike any in the Conroe area.

Those who hiked the property’s trails and swam in its lakes as children will find much familiar in Grand Central Park, as a significant portion of the development will remain nature areas. More than 10 miles of forested trails already exist in the community, ready for residents to enjoy peaceful nature walks or more vigorous bike rides. The 88-acre Grand Lake is a prominent feature in the community and is just one of several natural waterways. The Lake House — a large covered pavilion stationed among the trees — has already hosted a series of public events.

“From the beginning, we have planned to maintain the integrity of this historic property by preserving the forest and the many natural elements found within its boundaries,” said Virgil Yoakum, general manager of Grand Central Park. “The very features of the land afforded us opportunities not found in other communities.”

Natural Splendor, Urban SensibilitiesWhile the beauty of a wooded, natural environment abounds in Grand Central Park, developers intend to marry the pristine setting with exciting urban features.

“We have a planned Town Center that will be a hub of activity for the region and residents will be right in the center of it,” Yoakum said.

Perched along Deer Lake, the Town Center will offer bistros, boutiques, pubs and more in a walkable setting reminiscent of urban districts. A waterfront plaza will offer lakeside vistas and a nearby park will invite impromptu picnics. Town Center also will feature a public marketplace that will host outdoor art shows and other events, as well as offer water features and tree-lined open spaces.

“The area is still being developed, but our vision for the Town Center is a place where area residents can enjoy a mix of nature and city amenities,” Yoakum said.

Nearby homes will put the Town Center in walking distance for many.

Work Near HomeAnother component of master-planned Grand Central Park is its business districts, giving residents a chance to work where they live and avoid lengthy commutes. An institutional/civic quarter

has been dedicated within the community’s master plan, offering space for an on-site campus, administrative offices and office clusters. A business center along Interstate 45 will provide class A office space.

Already under construction in Grand Central Park is 336 Marketplace, an urban center that offers more than 700,000 square feet of retail. Expected to open in 2017, the center will be home to a mix of global brands and specialty shops that will provide a wealth of everyday conveniences for residents of Grand Central Park and the surrounding area.

“Grand Central Park really will be a place where people can have it all — access to fantastic natural amenities, the excitement of urban living and the time to enjoy it all with family and friends,” Yoakum said.

Grand Central Park Builders: Leaders of the PackJohnson Development has carefully assembled a slate of industry-leading builders to offer homes in Grand Central Park that will complement the surrounding pristine beauty while reflecting its planned urban ambiance. The builder list is a Who’s Who in the residential market: Coventry Homes, Darling Homes, David Weekley Homes, Drees Custom Homes, Perry Homes and Village Builders. Together, they will offer prospective homebuyers traditional, single-family homes, lifestyle townhomes and luxury patio homes that feature many of today’s coveted architectural trends.

San Jacinto River Authority, GRP and Woodlands Division, were recognized as leaders in the industry at the Texas

Section AWWA Water ConferenceSeveral employees from the San Jacinto River Authority (SJRA) recently visited Fort Worth for the Texas Section AWWA Water Conference, the largest regional water conference in the United States. The Texas Section AWWA unites all Water Professionals in Texas to protect public health and all water resources by

advancing technology, education, science, management and government policies by leveraging the collective leadership of the over 50,000 members of the American Water Works Association.

While there, the Authority’s Groundwater Reduction Plan (GRP) Division entered samples of treated drinking water from Lake Conroe in the Best Tasting Drinking Water Contest. This contest brings together entries representing utilities from across Texas. The water was judged on clarity, color, taste and odor. The panel of judges included two local media members, the vice president of the American Water Works Association and two representatives from local Fort Worth breweries.

The Woodlands Division for SJRA, received the Water Environment Association of Texas (WEAT) Municipal Wastewater Treatment Plant of the Year Award.

The WEAT Municipal Wastewater Treatment Plant of the Year Award shall be presented to a municipal wastewater treatment plant in Texas that has consistently exhibited outstanding performance of daily activities beyond the normal call of duty.
