Infloor radiant heat is allergen-free and provides even temperature throughout the suite. Quality flooring choices keep transitions to a minimum, reducing the risk of falling. Residents of Hyde Park View will enjoy a variety of amenities sure to enhance their lifestyle and create a sense of community, including a large dining room, fitness area, library, mini-theatre and a huge lobby with a two-storey fireplace and coffee bar. Throughout the sunshine season, the stunning second floor deck with BBQs and a hot tub will be a popular gathering place! “Our age-in-place design extends to the support we provide at Hyde Park View,” says Foley. “When individuals need assisted living support, they will be able to access a menu of services that are provided right to their suite. These services will enable individuals to stay in their home as long as possible.” Foley adds, “If the time comes when an individual can no longer function independently, there are 25 personal care suites on the first floor. Our personal care facility will provide 24-hour support that is both personal and professional. This will not only allow couples to stay together, it helps ease the challenge of one of life’s more difficult transitions.” Foley says that each personal care suite has its own living area, bedroom and a bathroom with a walk-in shower. “Meals are prepared by our Red Seal chef and shared in the beautifully appointed dining area.” The age-in-place design is fully integrated throughout Hyde Park View, including 100 life lease suites, 15 rental apartments and 25 personal care suites. “There are many advantages to life leasing as people age,” says Foley. “Many of our buyers are in their 60s and 70s. Typically, when people are younger, they’re looking for a return on their investment. People at a later stage in life are more concerned about the security of their investment. A life lease comes with a guaranteed buy-back; that money is secure.” There are no legal fees and no real estate commissions associated with Elim Lodge’s life lease agreements, resulting in further savings. “Life lease owners are also spared from the headache of selling their property and the costly expense of repairs and maintenance,” says Foley. “With a life lease, you will never get a surprise bill for major repairs. “There are advantages to life leasing as peopleage. You don’t have to worry about the security ofyour investment. Whatever the price of your unit,you promptly receive that back when you end yourlease. Unlike owning a condo, there will never be asurprise bill to fix the roof or the boiler. A life leaseis peace of mind.”

Life lease suites range in size from 821 to 1297square feet, including one bedroom-plus-den andtwo-bedroom units. Every two-bedroom suite hastwo bathrooms. Life lease suites are priced startingat $256,000. “Our goal is to provide affordablehousing for people 50 and over. That’s why we haveintentionally priced our suites just a little bit belowmarket price,” says Foley.

The innovative residence was designed bySaskatoon architect Charles Olfert of AODBTArchitecture and Interior Design. Olfert employedextensive use of architectural glass in the building’smodern design. Floor-to-ceiling windows capture thestunning views of neighbouring Hyde Park, with its237 acres of lakes, parkland and walking trails.

Olfert has designed a breathtaking 6-foot wideFreshView Window which will function like anindoor balcony, opening the top portion of the floor-to-ceiling window to the outdoors. Many suites willhave balconies with glass panel railings. All of the

‘must-haves’ of today’s condo market are offered atHyde Park View, including open concept floor plans,nine-foot ceilings and kitchens with large islands,quartz countertops and a full stainless steel appliancepackage. Master suites have walk-in closets andensuite bathrooms.

“People will have a choice of colours in theircabinetry, countertops and flooring,” says Foley.Standard flooring options include luxury vinyl andcarpet, with the option to upgrade to hardwood.Ceramic tile is standard in all en suite bathrooms.Olfert says, “The mechanical systems are at a higherstandard than many condos with radiant in-floor heatthroughout and central air systems with integratedcooling for each unit.”

Age-in-place design is apparent throughout thecomplex. “Doorways in suites are 36-inches wide.Every suite will have a seven-foot, barrier-free walk-in tiled shower, enclosed in glass. There are no stepsto negotiate,” says Foley.

Residentswill enjoythe use ofattractiveamenity spaces,including the hotel-style lobby,meeting room, exercise room, library, pool table,workshop,mini theatre, hair salon and a large sharedpatio with BBQ space. Every life lease suite receivesone parking stall in the ground-level heated parkade,along with individual drywalled storage rooms.Getting in early allows you to choose a parkingspace steps away from one of three elevators,located in different areas of the building.

Hyde Park View’s inviting dining room willbe a popular gathering spot. A Red Seal chef willpreside over the delicious meals created in the largecommercial kitchen. Every life lease resident willreceive eight meal tickets per month to be enjoyedin the dining room with their neighbours, family or

friends. Residents can also purchase additional mealtickets.

Hyde Park View will offer 25 personal careunits, in addition to life lease suites. “The rationalefor including the personal care units — sometimescalled intermediate care — in a life lease and rentalbuilding is based on our experience here at ElimLodge,” says Foley.

Elim Lodge, located at 1123 Moss Avenue inWildwood, is an independent living facility with12 assisted living suites. “When a person’s healthdeclines and they need to make that step towardspersonal care, it’s one of the most traumatic shiftsin their life,” says Foley.

“Wewanted to designHyde ParkView to be anage-in-place building.When peoplemove in, they’llbe younger and independent. As they grow older,they’ll be able to purchase the kind of services theyneed to assist them in their suite. When they canno longer function independently, they can moveto a specially designed area in the same buildingthat will provide the 24-hour, personal care thatthey need. That transition will be easier becausethey will be in the same building, with their samefriends surrounding them. If they have a spouse,their spouse can move with them or stay in theirsuite.” Licensed by the provincial government,

the personal care area will provide anintermediate level of care andbe staffed by qualified,trained staff.Elim Lodge is a
