IntroductionAtlas is the tallest residential tower in downtown Oakland, CA. Itcomes under the umbrella of Carmel Properties' portfolio of high-endresidential properties. It houses 633 residential units and 17,350square feet of retail space.

ChallengeThe tower is located next to a busy street, and because of this,membranes could not be used. In addition, the structural design ofthe elevator pits and vaults made the use of membranes impossible.The lower level of the parking structure is approximately 6 feet belowthe water table.

SolutionHycrete's warranted System W was used in the elevator pitseliminating the need for membranes. The walls of the elevator pitswere located at the bottom of the multi-story shear walls for thebuilding core. System W was also used in the utility vault as thestructure was located next to the street. Using Hycrete's System Wsimplified design and sped up the construction timeline.

ResultThe structure has been dry and only required minimal warrantyrepair in the elevator pit. The waterproofing problems weresuccessfully mitigated and no further repair has been needed.
