Before any staging begins , remove all of the items from the room. This includes furniture,clothes, and any seasonal belongings. I always recommend to start your packing process now. Getting non-essential items packed saves time later and space now.

The goal here is to only bring back items into the space that are needed for basic functions. When you are finished this process you want buyers to see a bedroom and nothing else.

Buyers are looking for a home that is close to perfect. Any imperfections are seen as added costs to any buyer. Your master suite has to look amazing because this is the room where the new home owners will be resting at.

Go around the room and find everything that needs to be repaired or replaced. Walls, flooring, closet shelves, and baseboards are a great place to start. Don’t forget about hardware and switch plates either.

After fixing the all of the imperfections it is time to turn it up a notch and begin the process of staging. Before you start moving all of the necessary furniture pieces back into the space, give the walls, baseboards and ceiling a fresh coat of paint, this will give buyers the feeling that they are getting something new.

Light neutral colors are always recommended when your selling your home. It doesn’t distract the buyer from the space and allows light to reflect off of the walls, this makes the room appear larger.

Furniture placement is very important when your showing off your home. Buyers need space to function. You may love the way your home is arranged, but you may not be utilizing the space in the best functional way.

When you are placing furniture back into the room remember these helpful tips. • Keep enough space between furniture to

function. Bumping into other pieces of furniture or doors is a sign that something is either too big or not in the best place.

• Only use furniture for the basic needs of the room. Bed, dresser, night stands are the most common in a bed room.

• Do not try to fill up the room, buyers need to sell the floor too.

Bringing the space all together through an appealing design is how you will draw attention both online and during open houses. Keep your ideas simple but attractive. Over doing your design could distract buyers from the space itself.

Your goal is to get buyers to want more. This is a great place to use color. Choose a focal point and match your accessories with the colors of your focal point. This gives your designs a reference point and a completed look. Good Luck!
