How to prepare for your
You have an accepted offer and now the next step is the
Home Inspecon. The home inspector is going to do a
visual inspecon of your home and report the observed
condion to your buyers. Most professional home inspectors
will also point out the posive a ributes of your home and
teach your buyers how the installed systems work, and some
roune maintenance ps. Items found should be reported in a
fair objecve manor. So don’t panic, cooperate for success.
Tips for success
♦ Be prepared for the inspecon to take 3-4 hours!
♦ Provide the inspector with a list of items you are aware of that are in need of repair or
not in operaonal condion, or should not be run. Remove any personal items from
view as you did for showings. Remember cabinet doors, drawers and closets are all
inspected!
♦ Clear items away from areas the inspector will need to access such as the a%c scu&le
inside the house and in the garage, and keep the electrical panel area clear.
♦ Move furniture and items in storage away from walls, furnaces & water heaters etc.
♦ Provide keys for areas that may be locked such as garages or crawl space access.
♦ Make sure all light bulbs are working properly, and replace any missing ones.
♦ Turn off alarms, and remove pets or let inspector know they are there.
♦ Relax! The buyer already loves your house! They made an offer, and hired a Licensed
Home Inspector. If there are issues, they should be handled fairly and professionally.
